Severnside has a legal responsibility to carry out an annual gas inspection at every one of our homes with a gas supply. It’s really important that you let our contractor PH Jones in to do the gas service. So, if we call you to arrange a gas safety check, please make sure you are in for the appointment and remember, everyone who lets our gas contractors have first time access to their home will be entered into a monthly prize draw to win £50.

Refuse collection Below are some helpful tips about your refuse collection:
Construction underway to build new homes A sod cutting ceremony took place in June at Curlew Meadows, Baschurch to celebrate construction work commencing to build 40 new homes.
The development, which will take approximately 18 months to build, will offer two, three and four bed homes for sale, two bed flats for market rent and two bed houses and one bed flats for affordable rent. The site in Baschurch is Severnside’s second venture into building homes for sale on the open market. The homes will be sold and let by Severn Homes.

The homes to be sold on the open market will help to subsidise the affordable homes that will also be built on this site. Your bin/containers need to be placed at your collection point by 7am on the morning that your refuse is collected. You can put them out the night before, if more convenient. You bin lid must be closed, with no extra waste left next to the bin. Please retrieve your bin as soon after collection as possible and place within the curtilage of your property or in the storage area provided. Electrical safety week is 21–27 November 2016
We all use electricity everyday but it can be dangerous. Electricity is one of the five main causes of fire in the home, so we need to treat it with respect. This year, as usual, we expect electrical gadgets to be amongst the “must have” Christmas gifts, with drones anticipated to be at the top of the list for a lot of shoppers. As we have seen with hoverboards and other popular trends, these and other bargain gadget gifts may well be too good to be true and it can be tempting to buy counterfeit electrical products to try and save a bit of money. However this can present a fire risk from substandard parts and put your family at risk. By following these handy hints and tips, you can keep yourself and those around you safe from electrical fires: aa Reputable retailer — make sure you purchase from a reputable retailer
you know and trust, that way if something goes wrong you can contact them to deal with any problems. Do not purchase through unknown sellers on online sites, social media or from a market stall.
aa Beware of overloading sockets — extension leads or cube adapters can be handy, but remember it’s still only plugged into one socket. The total amps should still add up to 13amps or less. aa Register new electrical products — The average success rate of an electrical product recall in the UK is just 10–20%. This means that there are potentially millions of recalled electrical items still in UK homes. You can check if a product you own has been recalled by contacting the manufacturer or retailer of the product.
Queen’s birthday celebrations
Residents at our Sheltered Scheme in Seabury Close celebrated the Queen’s 90th Birthday in style. Guests enjoyed a cuppa and catch-up with their neighbours and a beautiful celebratory cake was made by resident, Carol Coffey, which was thoroughly enjoyed by all! 4 Pillar | Issue Two 2016
aa Electric blankets — if these are over 10 years old, we would recommend replacing them as the wiring is unlikely to be of a safe standard. Shropshire Fire & Rescue Service ran a testing event earlier this year and 20% of those tested failed. aa Don’t leave appliances on whilst you are out or have gone to bed — like washing machines, tumble driers or phone chargers. aa Look out for warning signs — loose wiring, scorch marks, hot plugs and sockets, fuses that keep blowing, circuit breakers that trip for no obvious reason or lights flickering could be signs that there is an electrical fault.

Benefit Cap
More than 100 Severnside customers are likely to be subject to the benefit cap that comes into force in November 2016. If you are going to be affected, you should have received a letter from the Department for Work and Pensions (DWP) outlining the changes and what it will mean to you. The new cap rate, from 7 November 2016, is £20,000 for families and £13,400 for single adults with no children. If you have received a letter from the DWP notifying you that the cap will reduce your housing benefit payments it is important for you to think about how your full rent, or the gap made by the reduction in housing benefit, will be paid, as you are responsible for ensuring the rent for your property is paid in full. Severnside staff will also be making contact with customers who are affected by the forthcoming cap to ensure that you are aware of the changes and understand the impact this will have on how much rent you will need to pay and when. Universal Credit and 18–21 year olds From April 2017, changes may be made to the housing element of your Universal Credit benefit with a chance that single, 18–21 year olds will have the housing benefit element completely removed. Whilst we still wait to hear from the government about the final list of potential exemptions, that may enable the housing element to be continued, it’s important to think about how you will pay your rent if and when these changes are made. Please remember that you could lose your home if you do not keep up with your rent payments.

Do you have the Right to Buy your home? If you have been a public sector tenant for at least 3 years you may have the right to buy your home at a discounted price. Your property is valued at its open market value and how much discount you get depends on: HH The number of years you have been a tenant. HH Whether the property is a house or flat. HH Where you live. HH Whether you are claiming the Right to Buy or Right to Acquire.
Right to Acquire If your home was built or bought by Severnside Housing or transferred from Shrewsbury & Atcham Borough Council after 31 March 1997, then you may qualify for Right to Acquire. Discounts vary depending on where you live. HH Rural exemptions – if your home is in a designated rural area (for example a village with under 3000 people) you cannot buy your home under the Right to Acquire scheme. Right to Buy If your home used to be owned by Shrewsbury & Atcham Borough Council, transferred to Severnside Housing while you were living in it and you have remained a tenant of Severnside without any breaks, you may qualify for the preserved Right to Buy. Currently the maximum Right to Buy discount limit
across England is ÂŁ77,900. The discount increases every April in line with Consumer Price Index (CPI). Voluntary Right to Buy
The government plans to change the rules around buying your rented home by extending the Right to Buy to more housing association tenants. Voluntary Right to Buy has not yet been launched and we are awaiting details of the scheme to be announced by the government. At the moment the scheme is being tested through five housing associations in various locations around the country. The government will, in due course, finalise the tenant eligibility criteria and when the scheme will commence. Mayor’s Award for local residents group The Grange Urban Safety Group, based in Harlescott Grange, is delighted to have been awarded a Mayor of Shrewsbury Community Award; an award that recognises the work of community groups and individuals who have contributed to the social wellbeing of Shrewsbury. The Mayor’s Awards recognise those unsung heroes who go about their lives, helping others and don’t seek any form of acknowledgement. The Grange Urban Safety Group, who meet on the second Tuesday of every month, was established over 20 years’ ago. Local residents can raise any concerns they may have and offer suggestions on how their community can be improved. The group have successfully applied for grant funding to carry out improvements and provide new services in Harlescott Grange.
Severnside, along with the Police, Shropshire Council, Shrewsbury Town Council, Shropshire Fire Service and local churches work with the group and help in any way they can. Councillor Vernon Bushell who is Chair of the Grange Urban Safety Group told us “We are absolutely delighted that the work of the Grange Urban Safety Group has been acknowledged with a Mayor’s Community Award. We are
a friendly group, who really want to make a difference in our local community, so would encourage anyone who is interested in having a say on what happens in Harlescott Grange to join us on the second Tuesday of every month. Brave the Shave One of our brave colleagues recently had his beard and hair shaved off to raise money for MacMillan Cancer Support. Floating Support Worker, Adam Pugh raised over £140 for this great cause. The MacMillan ‘Brave the Shave’ campaign has raised a staggering £3.8m this year, with over 23,064 people
braving the shave. MacMillan’s ambition is to reach and improve the lives of everyone living with cancer and to inspire millions of others to do the same.

Stronger together a new housing provider for Shropshire and Staffordshire We sent you a newsletter in May 2016 letting you know that Severnside’s Board, pending appropriate approvals, had approved the merger of Severnside Housing and the Housing Plus Group.

Stronger together Improving services for you As a merged, larger housing group, we will be able to make sure that some of the services that you receive get even better.

A great example of that is in our customer services team. Soon, colleagues in South Staffordshire Housing Association’s call centre will be able to help you when all our advisors are taking other calls. We will be able to do the same thing for customers in the Staffordshire area.
When someone new joins the team they spend at least two weeks familiarising themselves with that huge amount of information before they take any calls – it’s a bit like ‘The Knowledge’ famously studied by London taxi drivers.
First, our teams need to learn all about each other. When you call Customer Services, you expect the advisor to be able to answer your query straight away. They know

The Smile+ Youth Group is run by volunteers and offers 17–25 year olds, with a range of learning difficulties and disabilities, the chance to regularly meet up and take part in fun learning activities.

Stay Well This Winter The Stay Well This Winter campaign is a joint initiative from NHS England and Public Health England, to help people with long-term health conditions and those over 65 prepare for winter and ward off common winter illnesses. Winter can be seriously bad for the health of these people, increasing the risk of blood pressure, heart attacks and strokes. There are a number of things you can do to prepare against the cold weather: • At the first sign of a cough or cold, get immediate advice from your pharmacist before it gets more serious. • Speak to your pharmacist about medicines you should have in stock over winter. • Pick up prescription medications before the Christmas holidays start as many GPs and pharmacies will close over the holidays. • It is important to keep warm in winter, so heat
your home to at least 18°C (65°F). You may prefer your living room to be slightly warmer. • Make sure you get your flu jab. If you need help over the holiday period when your GP surgery or pharmacy is closed, please call NHS 111 or visit www.nhs.uk. Counting the cost of missed appointments In 2015/16, we were unable to gain access to carry out pre-arranged repairs an incredible 743 times. That’s more than 60 appointment wasted every month. These missed appointments add up to a staggering loss of £37,000 from our repairs budget during the year. This money wasted could have been spent carrying out further repair and maintenance work. With your help we would like to cut the cost of missed appointments. If you have an appointment and can no longer be there to let us into your home, please let us know. If you have a mobile phone and your number is registered with us we can send you confirmation of your repair appointment, a reminder the day before and again on the morning of your appointment. It is also really important to remember that you may be charged a call out fee if you fail to give access to your home, for a confirmed appointment. Together, we can CUT waste, improve the service you receive and invest in our homes.

Justice Corner
Severnside takes anti-social behaviour (ASB) seriously. If we receive reports of ASB we will act on them. The actions we take will be dependent on the seriousness of the incident reported. Initially, if we think we can resolve the matter by working with the customer to help them modify their behaviour we will contact them and often we will work with any other relevant agencies (such as the Police or Social Services). In some circumstances we will agree a behaviour contract with the customer. This document clearly sets out the behaviours that are alleged, and what the customer should not do going forward. If the problems continue, or the behaviour is so serious that there is a risk of harm to others, then legal action will be considered.
When deciding what actions are appropriate, we are reliant on information from people who are witnessing the behaviour. In a recent court case, local residents had been subjected to serious antisocial behaviour with frequent comings and goings from a property, rubbish being dumped from the living room window, drugs being used at the property and two incidents of assault. Local residents provided us with anonymous reports which described the problems they were experiencing. These reports were used as part of the court case and the Judge ordered that on the basis of all the information it was appropriate to evict the tenant from the property. To present a case to the Judge the evidence needs to be clear and accurate. The best way to ensure this is if the details of incidents are written at the time of (or as

Development Update Middleton Road, Oswestry
Due for completion in November 2016, Middleton Road in Oswestry will provide 12 new two bed flats for affordable rent. The homes have been part funded by Social Housing Grant from the Homes & Communities Agency.
Brook Close, Condover Due for completion in February 2017, Brook Close in Condover will provide 10 new homes. The development consists of two new 1 bed bungalows, five new 2 bed houses, two new 3 bed houses and one new 4 bed house. The homes have been delivered in partnership with Condover Parish Council, with all the new homes being prioritised for people with a strong local connection to the Condover area. The homes have been part funded by Social Housing Grant from the Homes & Communities Agency and Shropshire Council’s Community Led Grant Funding.

Severnside will no longer be automatically issuing quarterly rent statements, but will continue to post out a year end statement to all customers. You can however, request a rent statement by contacting our Customer Services Team. They can send you a copy by email, through the post, or print one off while you wait, if you call into our office. Renting a garage
If you, or someone living at your address, are renting a garage from Severnside, please be aware that all accounts must be kept clear of arrears. If there are arrears on your home rent account, action may be taken to end the garage tenancy. If the garage you rent from Severnside is not attached to your home it must only be used to store vehicles. The storage of other items, which may be flammable and present a danger, are prohibited.
