I began my practice in 2007 after two decades in the restaurant industry, where I found that service was in my blood. Through mentoring relationships in management, I found that real estate was the natural next step in my career. While I enjoy guiding first time home buyers, I have had the privilege of working with a diverse group of buyers and sellers from all over the Portland Metro area. Focusing on the individual needs and priorities of my clients allows me to tailor a real estate strategy with the highest possible outcome of success. As an M Realty agent, I collaborate with an entire team of inhouse marketing professionals to capture the emotion of every home I list. This innovative experience is called TrueView, and it is the most beautiful and authentic way to market real estate. TrueView is just one of many innovative tools I use to make sure I am giving my clients the best service possible. While I am not at the office or in the field with clients, you can find me skiing, hiking, wine tasting or venturing out to try new restaurants and pubs. I also co-founded a professional women’s network group called S.E.L.E.C.T. (Sharing, Empowering, Leadership, Execution & Collaborative Teamwork). We meet monthly to support women in businesses. I currently reside in Hillsboro with my husband Jim of ten years who is my biggest fan and a huge supporter of my business. He also has two girls with his late wife, Morgan, 21 and Jordan, 23 who are absolutely wonderful–I have loved cultivating a relationship with them and I am truly blessed to be a part of their lives.

As Jill’s assistant, I am able to work with a diverse group of buyers and sellers, as well as work on new listings and marketing. Focusing on the individual needs and priorities of our clients allows me to tailor a real estate strategy with the highest possible outcome of success. I have been working with Jill Hill for over two years and we have combined our strengths to better serve our clients. I work behind the scenes which frees up time for Jill to be able to connect with past, present and future clients. I graduated from Oregon State with a marketing degree, and I’m a huge Beavers, Seahawks and Blazer fan. You will find me at some sort of sports event when I am not working. Love, love, love baking! I owned a small bakery in Bend for a few years. I also love trying new Portland restaurants, and going to movies. I enjoy traveling… especially somewhere warm :). I currently reside in NW Portland - Bethany Area with my two boys Ethan, who is 13 and Austin, who is 9, my husband, Rob, and a French Bulldog puppy named Jett. While I'm not at the office or out with clients, you can find me with my boys who keep me on my toes with all of their sports and activities: youth football and lacrosse. I’m on the Board of Directors for Westview Youth Football, and I volunteer at my sons’ school. I also take some time to volunteer at the Oregon Food Bank and Girls, Inc. Mortgage Do's & Don'ts Several things can affect your loan request, before, during, and after the loan is approved. Here are a few tips and tricks to read through as you jump into the loan process.

Do’s!

Don’ts!

‣ Make sure all of your accounts are up-to-date. These include your car loans, credit cards, and other mortgages—being on time on all of your payments is critical.

‣ Avoid doing anything that may affect your credit that can impact your loan request. These can also have an effect on your Sales Contract, disrupt your Escrow deposit, or even put you at risk of being sued.

‣ When you have questions, get in touch with your real estate agent or lender. They will be an infinite source of knowledge for you during the process.

‣ Don’t quit or change jobs. If you do plan on making changes in this regard, get in touch with me and your loan officer.

‣ Be timely when dealing with lender-required money as well as necessary paperwork and information. Having those ready and on time will make the process easier.

‣ Avoid undergoing a credit check unless it’s through your lender.

‣ Keep your phone with you at all times so you’re ready to receive and return phone calls from your agent, loan officer or others involved in your transaction.

‣ Abstain from switching banks, opening up new accounts, and moving money between your existing accounts. ‣ Refrain from co-signing on leases, loans, etc. for anyone. ‣ Withhold from making huge or abnormal purchases on credit, such as when buying furniture, a car, etc. ‣ Never pay for bills late and incur late fees.

How does a Mortgage Pre-Approval Hurt My Credit Score? It doesn’t! Instead, it gives you the peace of mind to write smart offers. Credit bureaus are aware of the complexities of getting a mortgage. As such, pre-approval inquiries are not reflected on credit reports.

Inspecting the Property Often the Seller is required by law to provide you with a disclosure statement detailing any problems or maintenance issues the Seller is aware of with the house. At this point it is advisable to arrange your own inspection of the home. Inspection fees vary and are paid directly to the inspector at the time of the appointment. You will want to be present at the inspection, although it may not be necessary to be there for the entire appointment, which will often take several hours. Once the house has been inspected, you will be given a report detailing the inspectors findings.

Find your home

Build a plan for buying your new home. I’ll help you find the right lender.

When all documents are signed, escrow will record the transaction with the county. I will contact you to hand you the keys to your new home.

The bank will send an appraiser to ensure the value of the home is sufficient given the size of the loan.

Every house has repairs that are needed. I’ll work with you to evaluate the home and negotiate repairs. All repairs must be negotiated within an “inspection contingency period” (usually 10 business days after your offer is accepted). You may rescind your offer if you don’t approve of the property condition. Your earnest money will be refunded if you do so within the inspection contingency period.

Welcome to your new home!

Contact a lender to get preapproved for a loan amount that is in the price range you want.

Work with me to find your perfect home. I’ll make all the arrangements to start looking at houses.

Your accepted offer is submitted to your lender to start the loan approval process. An escrow account is opened and earnest money is deposited with the escrow company. The earnest money will be applied toward your down payment at time of closing.

Make an offer

When you find the house that you’re interested in, I’ll evaluate the variables and write an offer that makes sense. At the time of the offer, you’ll write an earnest money check for about 1%-3% of purchase price.
