If you’ve never bought or sold a home before, chances are you have a preconceived notion of what real estate agents are all about. Unfortunately, you may also have the wrong idea or be misinformed about just what these professionals can do for you. Your relationship with your real estate agent goes way beyond buying or selling a home. A professional real estate agent will be your connection to a myriad of resources you will need before, during and after the transaction, such as mortgage, title and insurance professionals, home improvement and repair services, home stagers, interior designers, painters and landscapers, cleaning services, etc. Many real estate agents are part of a brokerage that ���some of these services within the �� or that has partner relationships with such ���They are also well entrenched within the community and can ���great referrals on a whole host of sources that you might need.

Good real estate agents are not just after a deal at all costs. They’re looking after your best interests because their ultimate goal is to make you happy and create a client for life. Therefore, you can expect your agent to advise you on making the best possible decision, not selling you a bill of goods just to earn a quick commission. For example, if you’re looking at homes in a neighborhood that’s going to put you in a ����� bind, a good agent will steer you toward an area that suits your preferences, but also your budget. A good agent is not a money-hungry shark, but a trusted guide.

A professional real estate agent is a �����analyst of the local market and will know how to price your home correctly for sale, or will help you make the best ���when bidding on a home to buy. These pricing decisions are based on an in-depth knowledge of knowing what has sold for what price in which neighborhood over the course of the last month, quarter, year, etc. They are also based on granular details of the home, such as a recent remodel that warrants a higher price or a needed repair that requires a price drop. So expect your agent to have a strong opinion when it comes to advising you on how to price your home for sale or put in a bid on the home you want to buy. Know that there’s a lot of research and knowledge that goes into arriving at those numbers.

Instead, strategically use a few objects you already have, suggests design entrepreneur Kate Arends. She recommends using one of two strategies: • Follow the “rule of three.” Pull together any three objects of different shapes and sizes (such as a tall tchotchke, a short dish and a sculptural vase) and arrange them with some breathing room around them. • Group by color. Gather items in one hue–like a bunch of blue vases, bowls and books–for a monochromatic display. “It makes a space feel more colorful and more organized,” says Arends. EMBRACE THE BIN. hen it comes to maintenance and repairs, professional labor can be one of the more costly portions of a homeowner’s budget. While many people opt to save cash by doing work themselves, not everyone possesses the skills necessary to fix their own homes (even with the help of online instructional videos). Attempting a DIY project without careful preparation and a complete knowledge of the task could result in expenses that far exceed the cost of a contractor. Even if you have the experience and know-how, it’s important to consider the time, materials, tools and permits required for your home improvement project. Here’s how to know which projects you can tackle yourself, and which you should probably leave to the experts.

Fixing a leaky pipe in the kitchen or bathroom. One DIY fix for a drain pipe may be to simply tighten a slip-nut near the P-trap. If the leak is coming directly from a hole in the drain pipe, you could try a flexible coupling with hose clamps. Consider calling in a professional if the leak is from a drain pipe inside the wall.

Fixing a clogged garbage disposal. A clogged disposal may be cleared by using a small specialty wrench that fits into a hexagonal opening on the underside of the disposal while the disposal is turned off.

Replacing a faucet. Installing a centerset type faucet is something you may be able to do yourself–just follow the faucet manufacturer’s instructions. If it’s a more complicated faucet with several hose connections, you might want to hire a professional.

Fixing a running toilet. A running toilet can be comfortably fixed by a DIY-er with a toilet rebuild kit from any hardware store. These kits typically contain straightforward and easy-to-follow instructions. On the other hand, one-piece or specialty toilets can be tricky and might need the professional touch.

Patching a hole in drywall. Nearly any homeowner can patch nail holes. Using a spackle knife, fill in each hole with lightweight putty and scrape the excess off the walls. Wait for the putty to dry and sand down the spot until it’s smooth. Then, paint the repaired spots with primer. Larger holes in drywall require more steps to repair and may be best left to the professionals.

How To Select Exterior House Paint Colors

A

s the weather warms up, winter’s effects can sometimes show their toll on a home’s paint. Giving your home a new coat of paint can make it look refreshed and renewed, but the problem is never deciding to paint, it’s usually around trying to decide which colors to go with. Following a few guidelines will help you select an exterior paint color that looks terrific for your home. COORDINATED When selecting colors, it’s always best to try to find colors that will work well with your home using the home as your guide. Starting points will include colors that are already in the house, such as from the brick or stone if you have any on your house, or from the roof. A home’s roof color, especially if it’s a composite type roof, it will have a variety of colors that make it read like one solid color, such as taupe, but you may be able to draw off of the variations in the roofing to help you define your color palette. HOUSE STYLE Yet another option for selecting colors is to choose based on the style of home. There are certain color standards for various styles of homes, such as a Colonial or Craftsman. Victorian and modern homes also have their own color styles, so looking online at homes that are similar to your home’s style is a helpful way for choosing a paint palette. You may also want to select your house color using regional influences. If your home is located near the shore or the coast, colors that reflect a seaside feel will look appropriate. A house in the desert Southwest will always look better with a color palette that looks right for the region versus the palette for a house on Cape Cod. Most paint manufacturers have paint color palettes that can be used by region or by style of home that help with your color selection.

WHICH COLORS? Start your color search by determining your main house color, which is called the field color. If you want your home to draw you in, or if you feel the house sits too close to the street, try a field color that is darker so that the house recedes. If the house feels too far away or it’s surrounded by trees, a lighter shade will help brighten it up and keeping it from fading into the background. By the same token, small houses will look smaller with dark colors and will seem larger and have more presence with a lighter shade. A large home can handle dark colors more easily than a small one. Once the field color is chosen, then the trim and accent colors come next. COLOR COMMITMENT Before making your color selections, be sure to check color palettes from your local paint dealer. They often have a variety of options, and some have smartphone apps that will let you see how your house would look with various colors. If you can’t leave your home, check your local store’s website for paint samples and supplies. Places such as Lowe’s and Home Depot even have painting tutorial videos for novice painters. Once you’ve done all the research and narrowed down your choices, it’s still a good idea to order those samples and paint a small section of your home first to ensure that the colors are exactly right before making the investment in paint. DON’T GIVE UP HOPE If you’ve been denied a mortgage, find out why the lender turned you down and take action to address the issue. You’ll have a better chance of qualifying if you work on improving your financial circumstances. You can also submit another application to a different lender that has more lenient terms or that offers mortgages for people in circumstances like yours.

APPEAL TO BUYERS It’s not hard to think of things that buyers want. Usually, it’s a reasonably attractive house that’s in good repair; one they can see themselves in. For most home buyers, that means a move-in ready house they don’t need to work on. One of the first areas home buyers look at is paint. A fresh, neutral color is a big sales help. Take down dated wallpaper and bright kid colors to make the house as move-in ready as possible. This also helps to highlight your house instead of your belongings. MAKE SPACE It’s essential that your home has space and that closets and rooms aren’t stuffed to the rafters. Aim to pare down at least 25% of your closets and cabinets of their

belongings, because home buyers open closet and cabinet doors. Even if your rooms are neat and clutterfree, if one look in a closet shows it stuffed to the brim, the buyers will feel cramped for space. Think of making space in cabinets and closets as “prepacking.” It’s OK if you put boxes in the garage that hold cabinet and closet belongings. What matters most is that potential home buyers can see the closets and cabinets, rather than all the stuff in them. REFRESH, DON’T RENOVATE Give each room a thorough cleaning; have the carpets steam cleaned. Be sure to touch up any scuffed wall paint and wipe down doors and woodwork. Consider swapping out light fixtures or plumbing fixtures if they look dated. Next, add some updated accessories from your local decor store. It doesn’t have to be a big change. But stagers will tell you that a few updated and well-placed accessories can help make your space look more updated and refreshed. A good starting point is the front door. A fresh coat of paint and updated porch light can give your entry a lift. Add a new rug inside the foyer and a stylish new arrangement on the foyer table.

There’s a lot to love about small houses: less upkeep, lower utility costs, manageable floor plans. If you already live in a small house or are thinking of buying one, you’ll probably spend lots of time on the interior. But key exterior design and landscaping tips can do much to play up all that’s wonderful about your small home. Here are six ideas, as well as some key considerations, for small houses. Do: Reveal your home’s footprint. Don’t: Try to hide its size. One adjective that’s often used to describe small-house exteriors is charming. That’s because the combination of color, size and landscape creates an approachable, welcoming facade for streetside viewers. Instead of hiding your home’s compact footprint, play it up using proportional containers, window boxes and added decor items – like a hanging birdhouse and retro metal chairs – that fit both the scale and style of your home. Do: Minimize visual clutter. Don’t: Add, add, add. Many of us act on the urge to add more – more landscaping, more trim, more details. Those can quickly overwhelm a small house and detract from its appeal. For example, instead of a dressed-up portico and overwrought trim, focus on simple supports, stylish yet restrained shutters and a conservative mailbox. Do: Streamline the landscaping. ������������������������� Small, clean-lined homes rely on just a few details for visual interest. To emphasize restrained beauty, pare down the landscaping to just a color or two and a few plants. A lowclipped hedge offers definition for the home’s edge (and can hide an unattractive foundation line too). To add variety without clutter, consider breaking up the sidewalk with an unusual material or a minimalist pattern. Do: Accentuate or add to architectural details. Don’t: Mask features that shine on your house. Look closely and you’ll probably see subtle extras on your home that add character; when enhanced in a style-appropriate way, those small pieces help to create a cohesive exterior design. Narrow vertical trim pieces can break up the otherwise unadorned expanse of a street-facing roofline, while simple trim and moldings bump up the aesthetic of the columns and windows. Below, top-ranked national real estate expert and consumer advocate Rhonda Duffy shares five benefits of buying a home. “If you’re caught in a renting rut or uncertain about joining the ranks of homeowners, you should consider the benefits of buying a home,” says Duffy. “Although home prices are slowly inching upward, now is still an excellent time to buy. This is especially true if you’re a first-time homebuyer. Here are five benefits of homeownership:” Tax advantages: “When tax time rolls around, homeowners are entitled to deduct certain expenses related to their mortgage payments and owning a home. Mortgage interest is typically deductible. In the early years of your loan, this is a sizable amount because a large portion of your mortgage payment is interest. You can deduct mortgage points, which are fees you pay to receive a lower interest rate. You can also deduct your property tax, and you might be eligible to deduct your private mortgage insurance.” Appreciation: “When you rent, your money goes to someone else. There’s no benefit to you other than a roof over your head. When you buy, you earn appreciation as the value of your home goes up. Instead of paying rent, you’ll pay a mortgage and invest in future returns.
