OUR SERVICES: An Anatomy of a Staging

STAGING CAN BE AS SIMPLE as clearing away clutter and rearranging some furniture, or it may include projects such as painting or updating the decor to show the home in its best possible light. Our staging consultation includes handson help for all our sellers and is a key benefit of working with The Burhop Group.

Staging a home does not have to be complicated, or expensive, and any investment made should be on areas that will bring the highest payback. We understand sellers have different comfort levels and abilities when it comes to staging, so we always provide options and recommendations based on your goals and can advise about the potential value gains with each option.

Our goal is to make staging as easy as possible while helping you achieve top dollar. But what does it really involve? See the “after” photo below for a breakdown of a client’s recent staging in Arlington Heights, where we repositioned some furniture and swapped out art and accessories:

1 / REPURPOSE AND MAXIMIZE FLEXIBILITY.

The old leather sofa was replaced with a lighter one from another room, while an odd adjoining space became a new office and study area.

2 / UPDATE THE DECOR. We have tons of wall art and accessories such as lamps, pillows, and decor we provide to our sellers at no cost. Here a black metal wall sculpture was perfect for the fireplace.

3 / HIGHLIGHT THE IMPROVEMENTS. Our seller had remodeled the fireplace and we wanted to show it off. We simplified the mantle decor and added a faux fire to the fireplace in photo editing.

4 / ANCHOR THE SPACE WITH BLACK ACCENTS. We exchanged the glass coffee and end tables with black tables from our staging inventory, which balanced the look and brought more focus to the fireplace. n — S.B.
