A joint study from researchers at the University of Alabama and the University of Texas at Arlington found that curb appeal can have a significant impact when selling a home. That study, which examined Google Street View photos and sales data from more than 88,000 properties, found that homes with high curb appeal sold for an average of 7 percent more than similar homes with less invit-

ing exteriors. The study also revealed that, in slow markets with greater housing inventory, homes with high curb appeal sold for as much as 14 percent more than homes with uninviting exteriors. Homes defined as having high curb appeal for the study included those with features including well-maintained lawns and professional landscaping.

While this will vary depending on your home’s age, size and condition, rest assured that most homes require regular care to help prevent long-term (and potentially expensive) damage.

So, how much maintenance is required when you purchase a home? In the survey, homeowners’ top expenses during their first year as a homeowner were appliance replacements (56%), exterior repairs such as windows (53%) and major repairs like roofing (52%). Furthermore, when prioritizing maintenance, homeowners mainly focused

on their home’s exterior, such as patios (42%) and their yard or lawn (39%).

Ensuring you have the means to handle unanticipated repairs and routine maintenance before you buy will help prevent financial stress down the road.

2. INVESTING IN YOUR PROPERTY TO CREATE A HOME

When you first move into your new house, don’t get discouraged if you don’t initially feel like you’re really “home.” The homeowners surveyed spent an average of two and a half years upgrading their homes before they were pleased with it. Vinyl siding is not something that many homeowners may consider painting, but it can be done. However, some contractors may not recommend it as the best option to overhaul a home. Painting siding means it will only be as durable as the paint used. It’s also essential to determine if painting vinyl will void any warranties. Wood or engineered wood or fiber cement siding tend to be better options than vinyl should you want to switch colors down the line. But vinyl siding can be painted if it is done right, and it can be an affordable way to change the look of a home without investing in new siding. oughly, including the removal of any mildew, chalk or dirt, to enhance paint adhesion. Pitted or porous vinyl siding always must be primed, but others may not require priming.
