t is so discreetly located, so totally private, you may not even know it’s there. But, so legendary is the history of The Edie Goetz Estate, a Georgian Revival mansion in the heart of Los Angeles’ Holmby Hills, so big is the part it played during Hollywood’s Golden Age, it could command its own star on the Hollywood Walk of Fame. Completed in 1938, the Goetz Estate was designed by Gordon B Kaufmann, who had built Greystone Mansion in Beverly Hills, now frequently used as a filming location, a decade earlier. But it was after Edie, the daughter of movie mogul Louis B Mayer, and her husband William Goetz bought the Delfern Drive property in 1947 that it became the place to be. Edie enlisted actor-turned-interior-designer William Haines to turn the mansion into the perfect setting for the glitziest, most fashionable parties of the era. Cary Grant, James Stewart, and composer Irving Berlin were regulars; Elizabeth Taylor retreated here after her break-up from Richard Burton (reconciling with him here, too); and Frank Sinatra and Mia Farrow’s wedding reception was held at the estate. Edie was a Hollywood princess and a peerless hostess. “The highest accolade … was to be invited to the Goetzes,” filmmaker Billy Wilder said. “They had the best food, the best people, and the best things on the walls.” Edie and William had an art collection to rival that of any gallery. Guests would

dine with these masterpieces, then marvel as a van Gogh or Picasso was obscured by a screen rolling down to show pre-release movies after the meal. Cary Grant said, “Edie Goetz had the best tables because she had the best guests.” Classical style is evident in the wonderful soaring ceilings, and the herringbone and wood-beamed flooring in the grand rooms of the mansion. After the current owners purchased an adjoining lot, the sprawling estate now stands at over four-and-a-half acres, with three guesthouses, two swimming pools, a tennis court, a bridle trail, and a funicular on what, says Jeff Hyland, president of Hilton & Hyland Real Estate, an affiliate of Christie’s International Real Estate, is considered the finest street in Los Angeles. And so spectacular are the manicured grounds, planted with rare specimen trees, Japanese maple, Mediterranean palms, and Arizona cypress – many of them older than the house – they have been likened to a cross between San Marino’s Huntington Botanical Gardens and New York’s Central Park. “To have this in LA is unique,” says Hyland. “You can always improve a house, but you can’t just plant 50-foot, 100-year-old trees. This estate has it all.”

ew words have the power to invoke such address envy as Eaton Square, Belgravia, in the City of Westminster. Among the top five most-desired locations in London, it was laid out between the 1820s and 1850s by master builder Thomas Cubitt, and named after Eaton Hall in Cheshire, the principal seat of the Grosvenor family, who still own most of Westminster, and much else besides. The noble Grade II-listed, white-stucco terraces along the square – in reality an elongated oblong constructed around six immaculately maintained residents’ gardens – were originally built as townhouses. Comprising four or five stories,

plus an attic and a basement, their proximity to Buckingham Palace made them instantly desirable. Later, they attracted British prime ministers (Stanley Baldwin and Neville Chamberlain), foreign royalty (Queen Wilhelmina of the Netherlands and Princess Katherine of Greece and Denmark), and actors (Vivien Leigh, Sean Connery, and Rex Harrison). By 1950, most of the houses had been converted into lateral apartments. No. 80F, on the prized north side of the square, is just such a gem, and is on the market with Strutt & Parker, an affiliate of Christie’s International Real Estate. Flanked by Knightsbridge, Buckingham Palace, and Sloane Street, the enclave, right in the heart of Westminster, is within easy spending distance of chic boutiques such as Hermès, Chanel, Philip Treacy, and Gucci. One of London’s most beautiful churches, St Peter’s, by Henry Hakewill, sits on the east end of the square.

Eaton Square gardens, the home is a harmonious fusion of 19th-century architecture and 21st-century art. With soaring ceilings, its gracious drawing room is perfect for exhibiting contemporary paintings. “When we took the property on three years ago, we gutted it,” says Anthony Collett of architectural practice Collett-Zarzycki. “We kept some original plasterwork and coving, but otherwise we started from scratch, rationalizing the space and giving every inch purpose. There are no redundant spaces – even the hall can double up as a dining room, so although the home is not vast, it is spacious.” Collett’s clients wanted natural sunlight to flow through the apartment, so bespoke sliding 28

glass doors were used to separate one living area from the next. The main thing, he says, is that the reconfiguration had to create an airy, balanced dwelling that had an ordered layout. “The layout had to make sense, and the apartment had to have room to breathe.” The best materials in the world have been used, and the best craftsmen, too. All the work has been beautifully executed, says Collett, to create an impeccable home in the heart of the capital’s most lavish districts.

And though this British Overseas Territory might be ringed by treacherous reefs, with infrequent storms breaking an otherwise ever-present blue sky, Shell Point, with its two glorious acres of lushly planted grounds in the community of Tucker’s Town, creates a sense of seclusion and safety that is stronger. he home that entrepreneur Katherine McConvey has built for herself pulls off an impressive balancing act. Its size makes it ideal for large gatherings of family and friends, and, at the same time, there is a choice of living spaces that offer a feeling of intimacy and retreat. This flexibility – and the extraordinary ocean panorama – makes this a very special spot. “The view is outrageous, the light always makes you happy, and the oceanside pool is better than at any hotel I’ve been to,” says McConvey. “We wanted a large compound to provide space for when we entertain and have family to stay. But we knew that most of the time it would just be two of us, so we also wanted the house to be warm and comfortable.” This project was partly inspired by the qualities of the beachfront site itself, which sits within walking distance of the shores and stores of Vero Beach, Florida. The other impetus was McConvey’s creative partnership with architect Jared Della Valle at developer Alloy. The pair have collaborated for a decade, working on design-driven residential projects in New York and Florida. “But when we make houses for ourselves they are opportunities to do something really special,” says Della Valle. “This was designed to be Katherine’s dream home.” The two-story house, on the market with Premier Estate Properties, Inc., an affiliate of Christie’s

International Real Estate, runs parallel to the ocean to make the most of the dramatic open vista afforded by its 200 feet of beach frontage. The double-height living room with a wall of glass facing the beach, stone fireplace, and eye-catching light installations by designer Sharon Marston, is a big moment. But the spacious kitchen is a fully fledged retreat in itself, with a breakfast island, relaxed dining area – as an alternative to the formal dining room – and free-flowing circulation to the outside space. Here, a wide choice of outdoor “rooms” include the pool terrace, the tiki hut by the beach, and the lanai – a generous verandah with an outdoor kitchen, a dining area, and a fireside seating zone. For those days when the breeze comes in from the sea, an alternative pool and terrace nestle between the main home and the guesthouse, providing serene shelter. “It wasn’t Katherine’s plan to sell it; she loves the house,” says Della Valle. “But the reception the house has received since we completed it in 2014 has been wonderful. his is a story about light and space, about precision and passion. It’s a story that will make you forget everything you think you know about developers. For the Bath brothers are different. “The architect, John Allan of Avanti, and I didn’t start out on the best terms,” Tejit Bath says wryly. “He suspected we were going to do crude things to this wonderful place. Now we’re the best of friends; he’s so proud of what we’ve achieved.” When the brothers bought Grade II-listed Cherry Hill 10 years ago it was a rundown family home, albeit one at the heart of the prestigious Wentworth Estate, a glorious setting around an hour’s drive southwest of central London. Completed in 1935,

it was a shining example of the interwar modernist movement, a revolutionary home built to optimize space and light. It was designed by Oliver Hill, who wrote that we must “discard the shackles of sentimentality ... the merely pretty surroundings of our grandmothers.” Bath says: “It was a very brave house. At the time this architecture was still experimental. How shocking it must have been for guests as they came up the drive.” This curb appeal was one of the reasons behind the brothers’ decision to restore the property, alongside the potential to grow the house, adding the luxurious amenities that would make it outstanding. But for the Baths, whose philosophy is one of total design,


“When you have a certain aesthetic in mind, you must be prepared to agonize over every detail.” Tejit Bath there has to “be integrity behind everything we do.” As such, they became stuck. “The geometry of the house is brilliant, and the interior details would be of utmost importance, but we didn’t know how to realize them.” Then came a turning point. The architects suggested a book as inspiration: the Man Booker Prize-nominated The Glass Room by Simon Mawer, about the power of place, as ethereal as the effect of sunlight on the golden wall of onyx around which his characters dance. “Suddenly a light shone on the project for me. That wall framed everything.” The book is about a real house, Villa Tugendhat, a rectilinear structure of concrete, steel, and glass designed by Ludwig Mies van der Rohe. “I had to

visit,” says Bath, “and that’s when it all began.” It was a journey that stretched from London to the Czech Republic, Brazil, and Tanzania, the source of the onyx. Hand-selected on arrival in the Italian port of Carrara, the stone was cut and finished under Bath’s supervision. Evidence, as with many of the details of this property, of his staunch commitment to exceptional craftsmanship. “When you have a certain aesthetic in mind, you must be prepared to agonize over every detail.” This is a story indeed.

estled on the rocky cliffs of the Massif de l’Esterel in the French Riviera, the interconnecting terracotta spheres that make up Palais Bulles embody Antti Lovag’s unconventional architectural philosophy, in which straight lines are viewed as “an aggression against nature.” Everything from the porthole windows and sinuous walkways to the luxurious beds are round, spherical, curved. “As you move through the property from bubble to bubble, you experience a wonderful interplay of volume, from cozy and intimate to space on a grand scale,” says Angie Delattre, head of the Prestige department at Michaël Zingraf Real Estate, an affiliate of Christie’s International Real Estate. “It’s impossible not to have a strong emotional reaction to Palais Bulles. rom the beginning, Del Dios Ranch was destined to be different. In 1969, a local family bought 50 acres in the exclusive Covenant of Rancho Santa Fe and set about building their dream home. Eschewing the typical Spanish stucco Southern Californian style of the region, they hired Laguna Beach-based Fred Briggs. onaco may be small – the world’s second smallest country, in fact – and, at just under a square mile, more petite than New York’s Central Park, but it has a big personality. Synonymous with glitz and glamour, it has long attracted a global jet set bound for its gilded Belle Epoque casino, golden Riviera, and prestigious Grand Prix. Yet not a mile from the glitz of Monte Carlo, life in la vieille ville – the Old Town – couldn’t be more different. illa Paradiso wasn’t always the incomparable residence it is today. “It was a somewhat tired old property with heavenly views, which we thought would make a getaway home,” says owner Robynn Sussman. “Our escape from the stresses of New York.” But such were its charms that the more they visited, the less they wanted to leave, and when the adjacent lots became available to buy, that sealed the deal for a permanent move from the city to the desert. “We bought those, too, and started building and building until in 2005 we had our oasis: our paradise villa, which we almost can’t bear to sell.” The Sussmans hired world-renowned architects, including Vernon Swaback, who trained under Frank Lloyd Wright, and acclaimed designers such as David Scott to create a residence that reflects their passions: art, film, nature, and travel. They sought inspiration from French Riviera mansions, Palladian villas of the Veneto, and graceful classical buildings in Palm Beach and New York. To exhibit their art collection, the Sussmans added a temperature- and humidity-regulated gallery with a hanging system that enables them to rotate the display of paintings without drilling walls. “The design brief was for something unique and spectacular, contemporary and classic,” says Scott. “First and foremost it had to be a warm family home,

but it also needed to be elegant and grand – the perfect venue for fundraisers and entertaining.” Considered by many to be the finest home built in Arizona, and now on the market with Walt Danley Realty, an affiliate of Christie’s International Real Estate, once inside you’re embraced by a double staircase in the light-filled rotunda – one side leading to the south wing, the other to the north. The main entrance is through a nine-foot-high glass doorway that drops down and away as you enter, first hiding the view but following with a stop-you-in-your-tracks moment as the peaks and valleys come into focus. The force of nature outside the house is echoed inside – an exquisite blend of natural limestone walls and floors, stone and marble tiles, walnut cabinets, Douglas fir-planked ceilings, and floating staircases. The Bulthaup kitchen flows seamlessly into the open-plan living room, and sheer solar drapes run floor to ceiling to reduce excess heat and glare, with

no disturbance to the panorama. In winter, it’s geothermally heated. A master wing is connected to the rest of the house by an internal glass bridge that spans a landscaped stream, and the lower floor offers exercise rooms and a spa, plus entertainment spaces including a game room, bar, and theater, as well as several guest rooms and en suites. South-facing lawns are surrounded by and dotted with indigenous planting, and a pond reflecting the glorious peaks is fed by a cascading stream. At its edge lie a firepit and barbecue area. All this is just a short hop from Telluride, rated the “most scenic” resort by Ski Magazine. “Sunset Ridge stands apart, having captured the entire Telluride landscape from its private perch above,” says Smith.
