Heather Teevan CARPENTRY APPRENTICE I joined Shaylor Group in 2015 as a multi-skilled apprentice, however I quickly narrowed my skills to become a carpentry apprentice as I found I loved the work. My days on site never feel like a job as I’m getting to do things I enjoy so much. I was nervous when first working on construction sites, being both female and young, but our site based teams have made me feel really welcome and appreciated. I’ve recently secured a place to study a Level 4 HNC diploma in Construction and the Built Environment at Walsall College which will aid my industry development and I can gain the necessary skills to proceed to managerial level or university.

Frameworks With a continuously growing portfolio of framework placements reflecting our sector specific expertise, we strategically focus on client engagement, repeat business and programmes of work. We are mandated to almost 30 framework agreements throughout the UK for clients including the Ministry of Justice, City of London Corporation, Mapeley Estates and Virgin Trains. Frameworks form a critical platform for stability, particularly with regard to visibility, transparency and our ability to iron-out seasonal based downturns within the industry. HMP Wandsworth was originally constructed in 1851. Because of its age and constraints to its aesthetical appearance, a sympathetic and thoughtful approach was undertaken during the Rotunda’s re-roofing and refurbishment works. Works involved the complete re-roofing of the Rotunda and Lantern Light Roofs including structural timber repairs. The old slate roof was replaced by composite insulation boards with a Terne Coated Stainless Steel sheet covering giving a thermally efficient, maintenance free roof with an expected 50 year life span. Shaylor Group’s design team brainstormed a unique solution which entailed the installation of a working platform with integral waterproof barrier fixed to the internal brickwork upstands to the roof lantern. External access scaffold was installed to provide safe and uninterrupted access to the roof areas. A Sarnafil roof membrane was installed over the scaffold platform to allow works above to proceed, and an internal and external access walkway was installed for future maintenance.

The project included the remodelling of Sutton Coldfield’s former Council House to create 18 new luxury apartments including external works and car park. The locally listed building, formerly The Royal Hotel built in 1865, has seen each apartment sympathetically renovated to retain many original features and a high standard of specification. Shaylor Group’s dedicated Heritage Specialist worked alongside the delivery team to ensure each residence enhanced the existing traditional elements, whilst introducing modern technologies and styling. Designer fittings comprise luxury Spanish bathrooms and Italian kitchens, whilst historic features including timber framed sash windows and fireplaces were painstakingly restored. Following on from the success of the project, Shaylor Group has also been appointed

The project consisted of the detailed refurbishment of the ground, first and second floors of Finsbury Dials to create a new headquarters for the Post Office Ltd. The works included the construction of new internal divisions, new floors, walls and ceilings as well as full decorations and bespoke joinery throughout. The works were undertaken in the busy London city centre environment with restricted access and egress, whilst also ensuring that noisy and dusty works did not disrupt offices on the upper floors of the building. The client and Architect’s high expectations were fully met and the modern and improved facilities were delivered by ensuring stringent quality control procedures were followed throughout the programme of works.

Leisure We enjoy delivering a varied and exciting range of projects in the leisure sector. Working alongside a diverse client base, our portfolio ranges from theatres and conference centres to hotels and restaurants. In the hotel arena we have built an enviable reputation for carrying out fast paced and complex projects to exacting high standards, many within live hotel environments. We work with some of the largest names in the hospitality industry to refurbish and remodel existing hotels in addition to forming new hotels in prominent locations. Our quality of work on The Belfry Hotel was such that we received a ‘Highly Commended’ award in the Refurbishment of the Year category at the National Federation of Builders 2014 Awards in addition to Project Manager Paul Fairholm taking home the Silver Medal at the Construction Manager of the Year Awards.

The Green Zone project involved a series of fast track refurbishments and remodelling exercises to a number of areas including the restaurant, kitchens, bar, main lobby and external entrance. With a programme of just 20 weeks and a tight budget, it required a great deal of planning, professionalism and supply chain collaboration to achieve this demanding task. Every phase was completed exactly to programme, regardless of additional orders and variations from the client. The key to success on this project was in the planning, and having the ability to constantly tweak programming and cascade new information to all relevant parties quickly.

Retail The design, construction and furnishing of retail premises requires a thorough understanding of the client’s needs for both their target market and consumer offering. With the escalating growth of e-commerce presenting huge challenges for the traditional retail channels, we work closely with our clients to provide a welcoming, efficient and ambient shopping experience. In addition to working with multinational companies such as Starbucks, we provide dedicated in-house teams to cover our framework agreements with the Post Office, Royal Bank of Scotland and The Co-Op Food stores, giving a continuity to support brand identities and preferred suppliers. A high proportion of our projects involve working within live and sensitive environments. We are well-practiced in maintaining ‘business as usual’ during programmes for major works, upgrades and refurbishments and take pride in delivering premises that offer a highly effective brand experience for both customers and employees.

As part of the Crown Transformation Programme, the Post Office instructed Shaylor Group to deliver the full refurbishment of their flagship Post Office at the famous Mount Pleasant site in Central London. The project was divided into two parts. The first part of the project was to deliver the enabling works which comprised of creating a temporary mobile Post Office on another part of the Mount Pleasant site, removing the existing railings and creating temporary access. We then erected an enclosed hoarding to accommodate temporary welfare facilities at the back of the mobile Post Office. The second part of the programme was the Crown Office Refit which was completed after all the asbestos had been removed. The short seven week programme entailed a complete M&E overhaul which

included the installation of a new mains supply back to the board. Once the Crown Office Refit was completed, all the temporary facilities were removed, including the mobile Post Office.

Industrial In the industrial sector, our continued success has led to the delivery of a number of notable projects for the UK’s leading companies. Often working on live sites, we are able to deliver projects within exacting time constraints and through successful planning work within active and busy environments without disrupting tenants or business operations. Having a large and diverse portfolio that spans utilities, aero engineering, automotive and engineering industries has enabled us to develop a keen understanding of the operational challenges of working in such environments. Our skill and experience working on fast paced projects and live operational sites continues to win recognition including a Construction Manager of the Year Awards 2016 Finalist place for Contracts Manager Phil Steele’s seamless installation of infrastructure modifications to Rolls Royce’s iconic Goodwood plant.

The works undertaken at Rolls Royce were commissioned to increase the existing production line at their flagship Goodwood factory in Chichester. The project comprised the installation of three new production tracks and two turntables including associated high level services consisting of new lighting, data, ventilation and compressed air. A new air handling unit was installed to the pits as well as associated duct work. Shaylor Group prepared the pits ready for the installation of equipment by specialist pit installers based in Germany. The production lines remained dust free throughout the works by erecting purpose fitted tents equipped with fresh air plus dust and fume extraction, to achieve a negative pressure environment.

Education Our proficiency in the education sector spans all levels of schooling including both further and higher education as well as a proven track record in delivering sports, performance and specialist research centres. Shaylor Group feels at home in this arena, with over £20 million worth of projects completed in 2015 alone and vast experience in both the public and private sectors. We understand the considerations that need to be made when working within an educational environment, some of which may extend far beyond the project brief. Wherever possible, we involve our clients in their projects through an integration of both the construction and learning processes with the aim of adding value to our client’s investment rather than be an unwelcoming disruption to daily activities. The BIFoR project is a 10 year

experiment to simulate the atmospheric conditions expected in 2070, investigating the effects of climate change on existing woodlands by building a Free-Air Carbon Dioxide Enrichment (FACE) experiment site set in mature, unmanaged woodland. This is the first and only deciduous research facility in the world. Delivery of the project included the design, supply and installation of six CO2 FACE ring structures with canopy access incorporating 1,000m of pipework throughout the forest to distribute the CO2 through a network of 102, 25m high masts located in 30m diameter rings. The 52 acre site required unique logistical solutions. We delighted the client with cost and programme savings, conducted all activity within strict environmental and contamination restrictions, found exceptional solutions to impossible challenges and along the way made lasting and meaningful relationships across the project team. 39

We returned to the George Eliot Hospital
Awarded CCS Performance Beyond Compliance certificate
site to build a new bereavement centre, The Warren, for the Mary Ann Evans Hospice. The name was chosen to reflect the intention of being a warm safe place; a refuge to turn to when needed. This new two-storey building overlooks the wonderful gardens and was designed to be a place of belonging and acceptance. The building has allowed the Hospice to expand its present service and can now offer one to one sessions and monthly Sanctuary Communion groups.The works were carried out within an operational hospital complex, adjacent to an existing operational hospice and nursery buildings. The two storey steel frame was aesthetically finished externally with Western Red Cedar Shingle cladding along with environmental features including solar panels to the roof space.

Justice and Custodial The majority of our secure environment projects are appointed through our placements on framework agreements with the Ministry of Justice. We are the only SME in the UK to be appointed to two separate regional frameworks under their six year agreement launched in 2012, building on our successful relationship developed for over a decade. Shaylor Group has vast experience working in secure, restricted access environments and our portfolio includes projects within some of the UK’s largest prisons through to historic listed criminal court buildings. Our work with the Ministry of Justice clearly demonstrates our capability of delivering to tight programmes despite logistical challenges caused by high security and regimented daily schedules. Our performance in this sector gained a Finalist place in the Commitment to Collaborative Working category of the National Federation of Builders Awards 2015 for our HMP Stocken Demolition project. The project was managed very effectively by the Shaylor Group team. The relationship developed between HMCTS and the delivery team helped ensure the transition to a modern Justice Centre providing facilities for all jurisdictions. Work on Nottingham Magistrates’ Court included the design and construction of additional court facilities and the refurbishment of existing offices. Procured through the Ministry of Justice Strategic Alliance Agreement, the existing facility operates as a Magistrates’ Court alongside the former parcel office. The works included the strategic phasing of the project to suit the client’s requirement to keep the surrounding courts in use. The project team had to overcome a number of complications linked to the requirement to remove an existing structural wall which led to the re-programming of all 4 phases of the works. Throughout the project close liason was kept with the Ministry of Justice representatives to ensure smooth closing down and re-opening of the court facilities and all works were undertaken from ‘back of house’ facilities with restricted access and egress. 49

Shakespeare Memorial Theatre which burnt down in 1926, and is a Grade II Listed Building.The works comprised comprehensive conservation repairs of the external and internal historic fabric, a refurbishment and alteration of the internal finishes and fit-out of the interior as an exhibition space. External conservation works included an initial Joss clean of the whole façade and then careful Torc to selected areas, mirco air abrasion to finer detail works including terracotta panels and poultice to detailed stonework. Internally all stonework was cleaned by conservators with some minor repairs and complete redecorations throughout. Working hours were restricted due to theatre performances, rehearsals and ‘quiet’ periods as required by the RSC.

Student Accommodation We have considerable experience in the student accommodation sector, covering more than a decade of working with high profile public and private sector clients. From refurbishment and redevelopment to new construction projects, we are able to fulfil our client’s needs beyond handover through our in-house Customer Service resource. Our relationships with the UK’s largest private accommodation providers are continually growing, with eleven sites completed nationwide for The Mansion Group and a framework agreement in place with Greystar Student Living. We have an enviable track record in this market and understand the pressures clients face in achieving tight programmes with immovable deadlines, often with tenants still in residence. Our sympathetic approach involves close communications with both tenants and clients to successfully programme works in close down periods and during term times, limiting risk in the re-letting process. During the tender process I found the Shaylor Group team to be very honest, and I also liked the fact they challenged the other consultants I had employed, which reduced the contract sum. This high profile project is located on Hagley Road in Birmingham and was set to bring an important building back into active use. The scheme involved the provision of 136 studio bedrooms, seven common rooms, basement bike parking and a 6000 sq ft ground floor retail unit. A new steel frame was installed extending the building in height by two floors with the new top floor running about two thirds of the length from Hagley Road in order to reduce the impact on the adjacent listed building. The fast track student accommodation project was delivered on time for the 2016 intake and provides self catering facilities for all students, en-suite bathrooms, mini fitted kitchens and lounge areas. The project was delivered in a busy part of the city centre so Shaylor Group maintained close liaison with Birmingham City Council in order to obtain relevant road closures and permits. 57

Engagement with our supply chain also allows us to deliver local employment opportunities and select partners for our projects based on locality, experience, performance and specialism. our environment Protecting the environment now, for the wellbeing of future generations, is of prime importance to our business. We acknowledge that construction can be a destructive activity so to avoid this environmental considerations have been incorporated into all areas of business decision making via our Integrated Management System. To eliminate the risk of our activities and prevent pollution of the environment, we implement enforceable control measures on our sites that include environmental, archaeological and geological considerations. A notable example of our goal to deliver sustainable and environmentally sound projects, saw us complete delivery of a world-first climate change research facility for the University of Birmingham, set in mature unmanaged woodland. Our approach to this project was truly collaborative enabling a 35% reduction in cost and 30% reduction in time for our client.
