Everybody loves to talk real estate, especially in South Florida. Which properties are newly available (or unavailable)? Who recently bought what, where? The idea for ONE Life came to me about two years ago, as I considered the relationship between real estate, art and luxury, and the creative talents and vibrant personalities that make this world tick. There are endless stories to tell. Miami and Fort Lauderdale have become sexy, interesting cities that appeal to a global audience: We’re seeing more buyers from Moscow and throughout Asia, in addition to the strong Latin American and European clientele we’ve catered to for years. These days, everyone seems bullish on our market, realizing that—compared to other American cities—Miami and Fort Lauderdale are still undervalued. We’ve clearly only just begun to scratch the surface: The funds on the sidelines for new projects and infrastructure are impressive. We’re now attracting world-class architects like Enrique Norten and Zaha Hadid (ONE Sotheby’s represents her latest beautiful project, One Thousand Museum), proof the entire urban landscape is changing, and at a rapid pace. There are dozens of lifestyle magazines in South Florida, but I’m glad you’re reading ours. Real estate goes so far beyond purchasing or selling a home. It’s about forging connections and creating community. Of course, there are so many spectacular homes and condominiums to pore over, and so many deals to be done, but—at the end of the day—the business of real estate is all about imagined futures. It’s exhilarating. I hope my enthusiasm for the region’s electric residential market shows through on the pages of our inaugural publication.

ONE TO WATCH The Art Nouveau movement celebrates a modern rebirth.

A NATURAL RETURN

The ornate, nature-inspired creations of the Art Nouveau movement were popular in the late 19th century, seen on Paris Metro signage, theater posters, sculptures and even architectural forms. This spring, demand for the turn-of-the-century art form blossomed anew, with Sotheby’s Paris netting a worldrecord $9.6 million for works by some of the most important decorative artists of the early 20th century. Among the notable sales: nearly $1 million for a René Lalique pocketwatch made of enamel, moonstone and gold (shown); $454,750 for a Louis Majorelle that features bronze-mounted glass orchids; and $265,000 for a slender, cameo vase with layers of intricately carved glass. Total sales were $2 million above estimate, prompting Cécile Verdier, Sotheby’s European head of 20th century decorative arts, to say, “The sale counted as a market test: The challenge was met brilliantly.”

On April 17, Sotheby’s in New York will auction off one of the most glittering rooms necklace by Van Cleef & Arpels worth an estimated $450,000-$650,000, a 75-carat pear-shaped diamond worth between $9 million and $12 million, and a pair of delicate pink diamond pendant earclips that could fetch as much as $4.5 million.

There is renewed vigor in the contemporary art market, according to Alex Branczik, Sotheby’s senior director of contemporary art. At a midFebruary sale in London, graffiti artist Banksy’s 2003 painting, Think Tank, sold for $598,009.18 (more than four times its worth in 2007), while Jean-Michel Basquiat’s Orange Sports Figure sold slightly above estimates at $6,157,128.85. Works by Keith Haring, Damien Hirst and Gerhard Richter all sold at prices above their estimates; one Richter print expected to sell at $22,587 moved for $124,753. Blogging about the brisk auction on sothebys.com, Branczik believes these trends indicate the time is right to invest in modern masterpieces as well as works by younger artists. A Slice of EL BULLI One of the world’s best restaurants has served its last dish, but Sotheby’s offers the chance to continue the meal.

For 27 years, Ferran Adrià crafted culinary dreams from his kitchen in Spain’s famous el Bulli, considered by many to be the greatest restaurant in the world. More than two million people a year vied for the chance to be one of the 8,000 diners seated each season. The lucky few would savor an evening-long symphony of innovative dishes such as crystallized Parmesan, cockles with yuzu and dinosaur-sized eggs made from coconut milk and dusted with curry powder. When el Bulli closed its doors in July 2011 (it will reopen in 2014 as a center for innovation and creativity), it was a devastating blow to foodies around the world who had been unable to score a coveted reservation. But perhaps there is now one small consolation prize: a chance to own some of the wines from its prized cellar. On April 26 in New York, Sotheby’s will auction off a portion of the famed restaurant’s remaining 8,807 bottles. The auction is expected to net as much as $1.6 million for Adrià’s center. “Those of us lucky enough to have dined at el Bulli will never forget the extraordinary sensations laid before us,” says Serena Sutcliffe, head of Sotheby’s International Wine Department. “The extra ingredient in these meals was the intuitive pairing of these creations with the enticing, and phenomenally interesting, wine list. We are delighted to bring these wines to auction so collectors all over the world can share the enchantment of el Bulli.” Highlights from the collection include: More than 2,000 bottles of Spanish wine, including nearly 100 bottles and six vintages of Vega Sicilia “Unico.” Some 400 bottles of varieties of Château de Beaucastel. Nearly a half-million dollars’ worth of red Burgundy, including three bottles of 1990 Romanée Conti worth an estimated $47,500. Multiple types of rare Oloroso and Solera Sherry that date back to 1830. Twenty-eight bottles of Montrachet from 1987-2004.

Other auction lots include a wide range of restaurant memorabilia (knives, signed chefs’ jackets, official stationery) and the once-in-alifetime chance to have dinner with Adrià himself (the opening bid is $5,000), a seating destined to make the annual run on el Bulli reservations pale in comparison. BY KATHERINE LANDE Kelly Wearstler made her theatrical, glamorous, old-Hollywood contemporary design voice heard in 1999 when she gave the Avalon Hotel Beverly Hills—owned by her husband, real estate developer Brad Korzen—a swanky yet sophisticated mid-century makeover. Since then, she’s parlayed her bold, colorful aesthetic into myriad hospitality and residential interiors projects, collections of jewelry, furniture and home accessories, textile and dinnerware collaborations, and multiple glossy coffee table books. The creative force behind Miami’s Viceroy and The Tides hotels—whose clothing collections are sold locally at Neiman Marcus Coral Gables and Kristine Michael—talks to OL about the local style scene and her trendsetting personal taste. What do you love about Miami? I am drawn in by the vibe, art and the insane architecture—and completely inspired by the bold color, vintage shopping and the graffiti in the Wynwood arts district. How do you keep yourself energized here? I make a stop at Mandolin Aegean Bistro in the Design District—they have the most incredible Greek food. I try to sneak in a bit of surfing and some beach time with my boys near 4th and Ocean. And for pampering? On the off-chance I have some down time, I grab my weekly massage at the Soho Beach House’s Cowshed Spa. If you could make over any public space what would it be? Anything in South Beach—any of the Art Deco buildings. What should every woman own? A brightly colored leather jacket; a statement piece of jewelry—my cuffs with the giant keyholes are super-cool; and anything with a print. You love to entertain. How do you set the stage? Fresh flowers are a quick way to pull it all together. Having a full bar at all times is also key—everyone ends up happy.

Each time I visit Miami, I find a fresh selection of outstanding contemporary furniture and vintage fashions. My must-haves while there? Sunscreen and a parasol.

The ONE | CIFO PROJECT

Two years ago, two visionaries based in Miami, ONE Sotheby’s International Realty CEO Mayi de la Vega and CIFO’s founder, Ella Fontanals-Cisneros, combined forces to create the ONE | CIFO PROJECT, a rotating exhibition program designed to garner more exposure for contemporary Latin American artists. This collaborative fundraising initiative, located at the ONE Sotheby’s International Realty South Beach office, features a sampling of works by artists who have been nominated for a grant by CIFO’s Honorary Advisory Committee of internationally recognized curators, artists and art professionals. All proceeds from the sale of the art displayed at the ONE | CIFO PROJECT benefit the artists as well as CIFO’s endowment fund, which was created to ensure the perpetuity and continuity of the foundation’s mission and accompanying programs. CIFO fosters cultural understanding and educational exchange through three primary initiatives: CIFO Grants and Commissions Pro-

Her collection comprises more than 2,000 works in three main areas: geometric abstract works from Latin America, contemporary art with an emphasis on video and contemporary photography with a focus on architecture. Every year CIFO provides more than $100,000 to as many as 10 artists from Latin America to produce new work and exhibits the specially commissioned works at the CIFO Art Space in Miami; the organization invests approximately $80,000 to produce each annual exhibition. Scenes the world pictures when thinking of Miami: gently swaying palm trees, vast expanses of water, oceanfront art deco buildings in pastel hues, countless celebrities and well-toned locals soaking up the warm weather and Latininfused nightlife. Beyond these television and magazine-fueled perceptions, however, lies a cosmopolitan boomtown full of sophisticated young residents who seek to lay down roots in homes full of substance and super-sleek style. “Right now in Miami, there’s a generation of well-traveled, well-educated people who want to create or discover their identities in a contemporary world,” says Enrique Norten, principal of the Mexico City-based firm TEN Arquitectos, which handles many residential projects in the Miami area.

“This trend informs what is happening in the city’s architecture, which is why modern designs are coming back with enormous power. This architecture raises the bar of what we’re used to seeing in the city. There aren’t a lot of cities that are going through this sort of rebirth.” It’s a rebirth that honors both local realities (balmy weather, ocean views, humidity and hurricanes) and an old aesthetic (the mid-century modern-style homes full of glass—and free of walls— one associates with Palm Springs, California). “We’re blessed with so much great natural light and views of water,” says Max Strang, president of Max Strang Architecture. “What better than to have a wall of glass that allows you to bring the outside in and the inside out?” KZ Architecture principal Jaya Kader Zebede expressed this sentiment with a Leadership in Energy and Environmental Design (LEED)-certified house in Bay Harbor Islands. Situated on a narrow waterfront site, the two-story home features an open floor plan full of modern furniture and art with a sculptural staircase that adds visual interest to the home’s clean, spare lines. The rear wall of the home is glass, and its panels can be opened to let in inlet breezes. “You really can celebrate the view with this home,” Zebede says, adding that modern design techniques make such a celebration possible. In South Florida, glass can be problematic, especially during hurricane season. Strang says architects overcome that design challenge by lowering the size of glass panels to a maximum of five feet wide

by 10 feet tall to meet local building codes. Adjustments like these make contemporary homes more durable than they were in the past. Building materials add to that strength. Strang says architects are making many modern residences out of concrete, which is cheaper and more practical in a humid climate than all-over wood. Wood accents, local stones such as Florida keystone and oolite, and lush landscaping add warmth and character. Environmental context also plays a role in these glass-driven designs. Strang is designing four homes in the Venetian Islands with dazzling waterfront views. But he’s also designing homes in Coconut Grove to synergize with the lush, tropical surroundings. “Part of what [architects] have to think about is how a client will live within a given landscape,” Strang says. “Miami is a lot about outdoor living and outdoor rooms, which are the most important rooms in the

house. So we always try to create an outdoor place where you can be in the environment, because most of the year the weather is spectacular.” The second floor of Strang’s former Balinese-inspired home in Coconut Grove is a 4,500-square-foot covered terrace with woven banana-leaf seating, an outdoor kitchen and sweeping views of coconut palms. Zebede’s Bay Harbor Islands design creates a contemplative space with a lily pond flanked by a row of vertical greenery planted in pebbles. Another home she is working on includes an indoor/outdoor barbecue terrace for an Argentine couple with a passion for grilling. “Louis Sullivan once said that you need great clients to create great buildings,” Zebede says. “I like to work with clients who are design-savvy and understand good architecture from generic architecture. If they come to me and say they want a barbecue area to be the heart of the house, then that becomes the idea of the house. At the end of the day, our designs are about them.” Chad Oppenheim of Oppenheim Architecture and Design is working on a $25 million spec home in Bal Harbour that includes indoor-outdoor living spaces, luxe building materials and sensual interior and exterior gardens. “There are a lot of people moving from New York and Los Angeles who are looking to enhance their lifestyle and decrease their taxes, so they’re either purchasing homes or commissioning us to do them,”

Oppenheim says. “Once they understand the design possibilities, they’re really very excited.” These sleek boxes are not small; many of them span more than 14,000 square feet, a challenging size for architects who strive to maintain an intimate residential feel. And they’re not limited to single-family homes; Norten has built apartments into his blade-shaped Brickell Plaza Residential Building, which includes retail and office space as well as a rooftop pool terrace. He has another mixed-use building—Lincoln Road Lofts—which looks like a collection of neatly arranged floating glass blocks. “There’s a lot more to Miami than art deco and beach views,” Strang says. “The more you peel back the layers, the more you’ll find interesting landscapes and interesting architecture.”

made a name for himself as a developer with an impeccable eye for detail. Known as the mastermind behind luxury South Florida properties such as Grove Isle, Bellini Bal Harbour, Grand Bay Towers Key Biscayne and the soon-to-be completed Bellini Williams Island, Margulies is involved with everything from architectural design and landscaping to onsite amenities. Three decades ago, Margulies channeled this storied vision into a pursuit—art collecting—that would make him internationally renowned. His collection, worth an estimated $800 million, includes masterpieces by Andy Warhol, Roy Lichtenstein, Willem de Kooning, Pablo Picasso, Mark Rothko, Cy Twombly, Jackson Pollock and Frank Stella, as well as vintage photography, contemporary sculptures and various installations.

It all began with a print. “At the time, I wasn’t looking for anything in particular,” he says. “But I went to New York a couple of times and started talking to people. Then I went to an auction, and all of these people knew what was going on, and it seemed like an interesting activity.” For the unassuming Margulies, collecting provided the dual adventure of learning something new and purchasing something he liked. “The people in these galleries were so knowledgeable, spoke so well and knew how to talk in a way that made a blank canvas sound like a Michelangelo,” he jokes. “Plus, for me, it was sort of about this thrill of the hunt, this sense of going after something that someone else wants and then getting it.” As Margulies’ collection grew over the years, he says it became a body of work with a certain rhythm, where things just fit together like puzzle pieces. “There was no particular artist I was looking at,” he says. “It’s about what I responded to aesthetically, based on what I had learned about from the artists, curators and so on, whom I had met.” 34

Family portraits Margulies’ children share their father’s passion for art. Michael Margulies, 32—He grew up climbing his father’s de Kooning sculptures at Grove Isle and learned who Robert Motherwell was before he could even do his multiplication tables. In 2008, he launched Michael Margulies Artist Agency, which represents and markets contemporary artists and artist estates. Currently, he’s trying to convince art patrons to support local artists so they won’t leave Miami for New York or Los Angeles. Elizabeth Margulies, 26—A student at the School of Visual Arts in Manhattan, she studies graphic design. But in 2012, she gained a bit of notoriety as the tell-it-like-it-is character on Bravo TV’s Gallery Girls, which followed her as she juggled a full course load and a demanding internship with a desire to make her way in the art world without her father’s connections. Her website, lizmargulies.com, documents her great sense of personal style and lively Twitter feed. Joseph Margulies, 25—In his youth, he created street art. Now he’s a graphic designer, creating his own works of typography, once telling a reporter, “Typography is letters, and letters are language, and language is communication, and communication is what changes things and molds society today.”

After amassing finds such as a Joan Miró constellation painting from 1940 (what he calls “an exciting acquisition” that comes from a series of 23) and assorted monumental sculptures, Margulies branched out into collecting photography a little more than a decade ago, as part of his ongoing arts education. When viewed as a whole, his collection is a wide-ranging assembly of some of the most prominent works of the 20th and 21st centuries, spanning from abstract expressionism to pop, minimalism and other contemporary genres. Margulies owns, by some estimates, at least 4,500 works. He eventually ran out of room to display his art at home, so he looked for a space where he could show parts of his growing collection to the public. The Wynwood Arts District wound up being the perfect spot, and The Margulies Collection at the Warehouse opened its doors in 1999. Since then, the Warehouse has ex36

What he’s buying Artists on Margulies’ radar Tam Van Tran—A Vietnamese abstract artist based in Los Angeles whose works include unconventional elements such as aluminum foil, Cool Whip, beets or chlorophyll. Anselm Keifer—A German-born artist whose powerful works depict his generation’s doubts about German nationalism’s impact on history. “We have some new paintings by him that we’re going to be showing, and we’re pretty excited about that,” Margulies says.

panded to 45,000 square feet of exhibition space. Where his home collection is private and serious, Margulies says his public collection is “serious fun.” “We show photography, primarily as an educational adjunct for people who come [to Wynwood] from all over the world,” he says. “But we realized that some of these young kids weren’t as attentive with blackand-white historical photographs. So we expanded into color photography, videos, installation work, sculpture and some paintings by younger artists.” It’s a passion that has become a second job. “I’m employed by my collection,” he says. “I go to New York and see my children. On those trips, I’ll go to 50 or 60 galleries. If I get enthused about something, fine. If not, then I enjoy seeing everything. That’s what I do. I keep looking at art and if it fits into my collection, I buy it.” 38

THE 86’ DAUNTLESS, A MERRITT MASTERPIECE, RUNNING ACROSS THE OCEAN AT 30-PLUS KNOTS.

Almost 90 years ago, a Virginia farmer was lured to South Florida by the promise of turquoise waters teeming with fish. What happened next was an epic tale of starting over, of reinventing oneself by connecting with an age-old craft that could be passed down to sons and grandsons. The farmer, Roy Merritt Sr., loved boats. He learned to build them in the Navy during World War I and used that knowledge to craft charter boats that became the backbone of his brand new life as a fishing captain in Fort Lauderdale. Merritt set up a boat yard in Pompano Beach to maintain his fleet in 1948, but word of his quality work spread so quickly that boats replaced fish as the family business by the mid-1950s. Now Merritt’s Boats and Engine Works is widely known as the premier builder of highly coveted custom sportfishing boats, known for their sleek lines, superb craftsmanship and superior handling in open ONELIFE

water. Likened to Rolls Royces and vintage Ferraris, the multimilliondollar vessels are owned by celebrities such as country singers Alan Jackson and George Strait and NASCAR team owner Rick Hendrick. Merritt makes only two custom boats a year, many of them elaborate and as large as 86 feet. Avid anglers often wait up to three years for a chance to captain their floating masterpieces. But the wait is well worth it, as Alan Jackson’s video “It’s Five O’Clock Somewhere” seems to suggest. Jackson’s Merritt “Hullbilly” slices through the ocean as he sits on the well-polished wooden deck, strumming a guitar and singing about drinking a Hurricane at half past twelve. Two fishing lines drift in the boat’s wake as the sun beats down on the singer’s face. It’s not just an anthem for good times; it’s a testament for the ideal way to spend an afternoon, forever linked with the Merritt family’s work. What started with simple fishing boats in the 1950s has evolved into a business that builds what Roy Merritt Jr. describes as “floating condos.” “These boats can carry a lot of fuel and have every luxury on them,” he says. “Anything you can dream up, that’s what we do.” For sportfishing enthusiasts of certain means, that translates into maximum comfort and function. “For one of our customers, we built a mezzanine on the aft deck of his boat that was more like a lounge,” he says. “Not only was it functional, but comfortable too.” Larry Acheson, founder of Fort Lauderdale-based TowBoat U.S., came to Merritt Boats and Engine Works in 1998 when he needed a well-built, seaworthy boat perfect for cruising with family and friends. As someone who has motored his boats around the Bahamas, throughout the Caribbean and up the Intracoastal Waterway all the way to Newfoundland, Acheson needed something that was also livable for up to five months out of the year. “I was looking for a 58-footer that was wider than other boats, so it would be more stable and not roll as badly,” Acheson says, referring to the side-to-side rotation that can often cause seasickness. “I wanted something so well-made that if you ran the boat at 30 knots, you wouldn’t hear a creak, rattle or groan.” With three staterooms on board, Acheson’s boat sleeps two couples and two staff members. The interior features custom-designed storage space, with flourishes such as televisions and tables that can be lowered and raised. “If you spend a week on board, you’ll be blown away by the things that are built in for our lifestyle,” he says. “It’s a versatile boat that can be casual, warm and family-oriented—or very formal. It’s not just a showpiece and it’s not just great in the sea. It’s my home.” Many Merritt clients are involved with every little detail of the building process. Where Roy Merritt’s grandfather turned out basic boats in the 1950s, the family business now creates boats with elaborate stonework that’s “often nicer than what you might find in your house,” built-in bars and other refinements. “The little things are important,” Merritt says of his boats, which cost an average of $10 million. “It’s our job to pay a lot of attention to what people want.” 42
