Tips In Marketing Turn Of The Century Homes Victoria has a wide range of residential housing styles, ranging from Victorian, federation and art deco homes with intact period features to starkly modernist and cutting-edge contemporary. When selling a home its architectural features can play a role in how it is marketed and to whom. It is important for sellers to let their agent know about the home’s particular characteristics, including period features and whether or not these are original, what is reproduction or has had work done on it. These are questions buyers may ask and agents will need to answer. The selling agent, who plans the marketing campaign in discussion with the owner, will know the local buyer profile and the types of buyers most likely to be seeking a home of the kind being sold. So the agent will be able to determine how important the period features are in attracting buyers. Sometimes, particularly when a home is an excellent and well-preserved example of a particular style, these features will play a key role in the marketing in an effort to attract lovers of that style. Photographs may focus on features such as wrought iron lacework, tiled fireplaces or art deco ceiling mouldings. But every generation modernises homes according to the taste and needs of that generation. So much of the state’s housing stock is actually a composite of styles. Even when a home has been sympathetically renovated, in keeping with its original style, it may have a newer kitchen or bathroom, in line with the latest expectations of buyers.

Also, buyers have individual reasons for purchasing and intact period features may not necessarily rate highly with some. For example, a buyer may want a family home and a large federation home may suit that purpose, with space and layout more important than fully detailed period features. So the family may prefer a modern extension with open plan living, to a turn-of-the-century style at the rear of a home. This is where the agent’s expertise comes into the selling. The agent may determine that buyers are likely to be more influenced by the vendors having spent hundreds of thousands of dollars on a contemporary extension than by the period mouldings and architraves. Also, some period features such a rear bathroom and outside laundry may not suit contemporary living and may actually be a disadvantage to some buyers. The decisions an agent makes in deciding how to market a property are based on many factors. These include: its location, its quality, the marketing budget, demand in the area, recent sales, whether or not the property needs work, whether the market is buoyant. The quality of period features may also be an important factor – but it may be a lesser priority in some cases.
