COUNTRY HOMES REVIEW AUTUMN 2018 The country homes market experienced a delayed start to the year due to severe weather conditions witnessed across the country with the result that it didn’t have the opportunity to get into full swing until May. However, since that period has passed, several very fine homes have come to the market, including the historic property Seafield House in Donabate, Co. Dublin on approx. 80 acres. There is no doubt that the market is certainly quieter this year as our traditional UK buyers currently lack confidence due to the uncertainties associated around the impact of Brexit. The UK market has also felt this cooling off period for properties at the higher end, which we believe will continue to impact our market for the next few months until we find ourselves in the routine of Brexit and Ireland’s new norm. The US buyers who played a prominent role last year, have now stepped back a little and aren’t as plentiful in the middle level market although they will come forward with expressed interest on the trophy estates. China is an emerging market for our country homes. The Chinese buyers adore the idea of owning so much space, house and land, which is at such a premium in their home country and so we see these buyers as a very welcome addition to this specialist market. The Irish buyer is active and seems plentiful in the middle level country homes market. The Dublin market is still thriving and so some buyers are looking for alternatives. The country homes market offers great value in comparison and we are seeing an increasing number of Irish buyers looking for second homes outside of Dublin. The ex-pat market is quite strong as we witness many returning from the US, UAE and Asia. These buyers are looking for quality country estates, with large amounts of land, water frontage, fishing and shooting facilities. Location is key for any international buyers, preferring to be within a relatively short commute of an international airport. Country home buyers are looking for period residences, land, privacy, water frontage along with easy access to motorways and airports. We believe that international buyers will now start looking at Ireland favourably, due to Brexit. Many of the larger banks and businesses are looking to relocate to either Ireland or France. With English being our first language, many companies will look to move their companies here. Our stamp duty rates are also advantageous against the UK and range from 1% to 2% in comparison to 12% and 15% in the UK. Many of our US and international buyers are also pleasantly surprised to find our level of local property tax is attractive in comparison to their own levels which gives another good incentive to explore a purchase in Ireland!

ROBERT GANLY JOINS SHERRY FITZGERALD “We are delighted to welcome Robert into the company. He has been a key player in the residential market for over 30 years and his appointment reflects the strength of the country homes sector and our clients will benefit greatly from his broad experience. Robert will work closely with our Country Homes team, our Dublin branch offices and our network of franchised offices across the country”, says Michael Grehan, Managing Director of Sherry FitzGerald. Formerly of Ganly Walters, Robert has joined Sherry FitzGerald in a business development role focusing on country homes and Dublin residential sales. Ganly Walters, which can trace its origin back to 1847, has been one of Ireland’s most respected estate agency brands and is probably best known for its leading position in the Irish Country Homes market over many years. Robert was the driving force behind this part of the business. Robert began his career in the property industry in 1973 and has a wide range of experience in all aspects of estate agency from residential to commercial. His particular expertise is in the country homes and Dublin residential markets is reflected in some recent notable sales. These include Danes Hollow in Howth which sold in late 2017 for in excess of €8 million and Westport House in County Mayo, the largest country sale of the year last year which came on the market quoting €10 million. He is a former President of the IAVI (Irish Auctioneers & Valuer’s institute) now operating as SCSI (Society of Chartered Surveyors Ireland).
