PROJECT SUMMARY The project belongs to Hotels Group International, Inc (HGI) which focuses on hotel development in major cities throughout the world. The project is located at 1540 Broadway, a property in the center of downtown Oakland, California. The property currently has a small two-story retail structure, and HGI plans to demolish the existing structure and develop plans for a new downtown boutique hotel. This hotel primarily serves business guests, tourists, and some family group. The hotel will have eight stories, plus a rooftop sky bar, and two basement levels for parking. The ground floor and second floor are the hotel public spaces and back-of-house, which includes a lobby, restaurant, cocktail lounge, a grand ballroom, a banquet room, meeting room, a health club, and the executive offices. The third through eighth floors will offer 60 guest rooms, 10 on each floor, and because the client plans to make the hotel an extended-stay type, the guestrooms have been designed as second - home condominium units. Because HGI has hired an architectural team to complete the guest rooms and parking, this project is only focused on the design of the public spaces (first floor, second floor, and the rooftop). The building will follow the California Building Codes, using the pre-existing concrete structure and cannot be changed.

CONCEPT The concept is derived from Neoplasticism, a style of abstract painting which using vertical and horizontal lines and rectangular shapes in black, white, gray, and primary colors. These kinds of paintings look like geometric colors and shapes arranged together, similar to blocks or zoning diagrams. The style of the hotel is minimalist, using natural and green materials such as green wall painting, bamboo flooring, recycled carpet, and eco-friendly rubber. Three primary colors (red, yellow and blue), plus black, white, and gray are used to communicate between people and space, such as private and public space, or some indicating things. Geometric shapes are used in hotel wayfinding, furniture, lighting, and also the relationship between ceiling and floor in each level.

Level 2 comprises different dining areas and social spaces all sharing the same kitchen. An outdoor cocktail lounge is next to a restaurant overlooking the street. A ballroom and a banquet room are both on the other side of the courtyard, because these two spaces are for more private use.

Guest can access the roof by elevator to enjoy the sunlight or have a party. There is a rooftop garden with some places to barbeque, and locally grown plants such as air plants and succulents are planted in the garden to provide a pleasant environment for relaxation. Other spaces on the roof are mechanical, electrical, and plumbing (MEP) equipment rooms.

REFLECTED CEILING PLAN The lighting selected for the interior of the hotel is following the minimalist style of using different kinds of geometric shapes. Level 1 has a double ceiling height. Therefore, in the lobby cove light and pendant light is used to make the space become more atmospheric. On both level 1 and level 2, LED strips are installed to create directional pathways in the hallways leading from one room to the other.

This area is used for guests to wait for their friends or to have a rest, so it is a community center. The main floor finishing is white marble tiles with some circle patterns on them which emphasizes the minimalist style. Some geometric tiles are decorated on the wall. Also, some famous Neoplasticism paintings are hung on the wall for guests to look at and enjoy.

PROJECT SUMMARY The project is a retail store selling sports goods from 20 brands, and it is located in San Francisco downtown which is a busy zone with convenient transportation. This retail store belongs to Decathlon Company which is one of the world’s largest sporting goods retailers from France. The company has 1,176 stores in 28 countries around the world, and this San Francisco store is the first store in the United State. Just as their slogan, “Sports for all, all for sports”, Decathlon is making sports for everyone whether professional or novice, and they believe in the benefits of sports. Their purpose is designing the best products and selling it the best prices, which means everyone can afford to enjoy the happiness from sports. Moreover, Decathlon hopes that their products can encourage everyone to join sports and enjoy them, because sports can improve health and lives. Back to this first store, it includes level 1 and a loft, and the company hopes it will become an attractive and landmark store. First, a unique window display can catch customers’ attention. Passerby can see through a large clear window from outside of the store. Second, the brand history and iconic products of Decathlon must be easier to look at and customers can understand who they are and what they sell as soon as possible. Third, the store needs community space for both customer and staff, such as a workshop or co-working area. Thus, this store is a very important step for Decathlon, because they hope that this store will help them grow their business in the North American market.

FRESH & MOVEMENT
CONCEPT The concept of this store is really following the purpose and main idea of Decathlon company, so it is summarized in two words: “fresh” and “movement”. “Fresh” is based on their color palette and main material use. They decided Decathlon icon colors are yellow-green and lake blue which creates a fresh and healthy feeling, and they chose wood to be the main material because it stands for natural and sustainable. “Movement” is symbolized as their website heading: “Making sports accessible for all.” They are trying hard to advertise the benefit of sports. The company is not only paying attention to the health and requirements of customers, but also caring about their staff, which means they are focused a lot on communication. The store is separated into three main parts, the product display area for selling different sports products, a small cafe used for relaxing, and staff area for working and communicating.

The entrance to the store is the iconic product display area. The left wall has a brand history introduction and best selling products, and there are some touch screens for customer checking more information about the product. The right side wall has a large advertisement LED screen which can change different posters.

W I N D O W D I S P L AY The brand name and slogan use white neon light with a dark grey background. The window display is their seasonal iconic products which can change in different seasons or months. Right now it is swimming and hiking products and in both side windows are connected together, which means they stand for the hill to the sea and products are following these two environments. The window display is very important to catch people’s eyes when they pass by the store, and it tells people: we sell everything you need, just come on in.

There are three poster racks in this area and used for showing Decathlon’s seasonal advertisement. This area has a blue wall with some geometric patterns to stand for the movement of water, and it has a swimming slogan with the neon light on the wall.

This area is for selling different kinds of shoes, and all the shoes are displayed on the curved wood shelf. Between each shelf, there are some soft yellow-green benches for customers to have a rest or try their shoes. Because is important to know what to wear when customer picking their shoes, near the shoe display shelf is a sports product display shelf on the wall which includes different kinds of sports goods.

CAFE This Cafe is almost in the center of the store, and is next to the shoes and swimming display area. This area is like a communication space for customers to have a rest or talk, and the wood and plants used are good for customers to feel relaxed.

The co-working area is behind the checkout area which is used for staff to answer customers questions or take personal customization. Next to the checkout area is the workshop, and customers can repair their Decathlon products here or ask store technician.

HIKING PRODUCT DISPLAY AREA
The hiking products area is in the loft, and has a glass wall with graphic mountain pattern in blue color. This area has different types of hiking products such as bicycles, tents, sleeping bags, and clothes. The loft uses stairs to connect to level 1, taking the stairs is similar to climbing the hill and that is why the hiking products are in the loft. For ADA requirements, the store also has a lift for the wheelchairs, and this lift is also can used for staff carrying packages to the loft.

PROJECT SUMMARY The clients of this project are to Mr. and Mrs. Zhang. They are both successful modern artists. In their future schedule, they do not plan for marriage or kids over the next few years, and they intend to live in this house for at least two years. The project site in Berkeley Hills was destroyed by a fire in 1991, and was never redeveloped after this conflagration. There is an existing rigid steel frame which has been kept behind on the site, which was built to withstand earthquakes and without additional bracing. Moreover, it has been covered with concrete fireproofing and this structure conforms with the seminal Le Corbusier drawing of the Domino Frame. The site has very nice views in different directions which are hill views in Southern and Eastern, and ocean views in Northern and Western direction. Mr. and Mrs. Zhang hope their house is welcoming for their friends.

TOY BRICK
CONCEPT The concept of this project is toy bricks. Each level interwoven together which is like playing with the bricks and getting creative shapes. The house has three stories. There is a lounge next to the entry in level 1 which is used for client’s friends who are invited to the house. The outdoor is used for car parking and has a swimming pool in the backyard. Level 2 is the most used space and is more public space, which includes kitchen, dining room and living room. Also, this level has an opening with skylight on the top which can bring more natural light. Level 3 is a more private space which it includes bedroom, bathroom and a balcony on the outside. The color use in this house creates a soft, comfortable and warm feeling, which is shown on the mood board.

The exterior of this house is simple and modern, and the interior will be a warmer and soft feeling, because the impression of “home� is comfortable and relaxing. The modern style and warmer feeling are contrasted with each other but they could work together well.

west EXTERIOR
The main exterior materials used are glass, wood, brass, and concrete. Glass has a nice transmittance that can bring more natural light, and concrete is easy to maintain and durable. Moreover, the wood and brass are used for decoration and partitions because their color is much warmer and have contrast with concrete. The location has very nice sunlight during the daytime, so there are solar panels on the rooftop which can collect solar energy and supply it for the house. The main finish for the exterior pool deck and house entry area is concrete.

HOUSE ENTRY & LOUNGE
LEVEL 1 Mr. and Mrs. Zhang like to invite their friends to come to their house during the weekend or holiday, so a pleasing lounge area is very important. This area has soft and comfortable sofa coved with leather, and the whole space is using light grey carpet matching with the furniture. The ceiling is using wood finish, and all the lights are LED which can save more energy.

DINING AREA & KITCHEN
LEVEL 2 The roof has a rectangular skylight which can bring natural light into the house during the daytime. The main flooring for this level is bamboo and carpet, and they are used to separate different areas. They are all sustainable materials which are environment-friendly and can be recycled, and both of these materials are flexible and easy to maintain. Moreover, these materials can reduce back pain when people need to stand for a long time, or if someone falls down, they will not be easily hurt.
