A firm with an emphasis on Large Scale Developer Driven Residential Architecture Project: 4 - 8 E 94th Street, Upper East, Conversion of 21,000 SF Institutional Building into a 21,000 SF Apartment Complex for 2 Clients

Existing: Building is composed of 3 row houses. On top is a mock-up of our proposed penthouse addition which went under review with the NYC Historical Committee, Landmarks.

4 - 8 E 94th Street was originally an adoption center. Our Client purchased the entire building and chose a contractor who recommended BKSK to do the work. 4-8 East 94th Street was a complex project in that there were many approvals required for it to go ahead. Firstly the project is in a Landmark region (preservationist district) which required a mock-up as well as lengthy presentation for our design to be approved. There were 2 clients for this project. There were also 2 architecture firms involved as well, BKSK and Leroy Street Studio. One client occupied the basement - 4th floor. While the other client occupied 5th - 6th Floor. Our firm was involved with designing the exterior shell and doing the space for the client occupying the upper floors. With 2 architects involved on one project made the filing process with building department (DOB) very complicated. 53

However Landmarks approved this design under zoning resolution 74-711 which states that a design may be granted a variance in a historic region so long as the new design contributes to the neighborhood.. Our firm in this case would be removing the ugly modern portion (far right in elevation) with a continuous penthouse that is more contextual.

4 - 8 East 94th Street, New York NY Construction Type Overview Understanding the Construction of the building was critical in doing our design intervention. The building needed to be reframed on all floors. What was most critical was how our space (Floor 5, 6 and Roof) were structurally arranged because the rest of the floors would have to carry the loads and resolve down to the foundation level. New Design would remove 1st Floor portion to create a large backyard. (See Proposed Elevation on next page) EXISTING ELEVATOR SYSTEM TO BE REMOVED. SHAFT TO REMAIN. 3. Before commencing work, the Contractor shall file all required Certificates of Insurance with the Department of Buildings, obtain all required permits, and pay all fees required by governing New York City Agencies.

4. The Contractor shall verify all existing conditions in the field prior to commencing work, and shall report any discrepancies between drawings and field conditions to the Architect. 5. Minor details not usually shown or specified, but necessary for proper construction of any part of the work shall be included as if they were indicated on the drawings. 6. The Contractor shall coordinate all work procedures with requirements of local authorities and building management. 7. The Contractor shall be responsible for the protection of all conditions and materials within the proposed construction area. The Contractor shall design and install adequate shoring and bracing for all structural or removal tasks. The Contractor shall have sole responsibility for any damages or injuries caused by or during the execution of the work. 8. The Contractor shall lay out his own work, and shall provide all dimensions for other trades (plumbing, electrical, etc.) 9. Plumbing and electrical work shall be performed by persons licensed in their trades, who shall arrange for and obtain inspections and required sign-offs. 10. The Contractor shall do all cutting, patching, repairing as required to perform all of the work indicated on the drawings, and all other work that may be required to complete the job. 11. All piping and wiring shall be removed to a point of concealment and shall be properly capped or plugged.

3. No debris shall be allowed to accumulate on the site. Debris shall be removed by the contractor as the job proceeds. The site shall be left broom clean at the completion of the demolition.

4. No structural elements shall be removed unless portions affected are adequately supported by either temporary shoring or new structural elements as requirecd to protect the stability and integrity of the existing structure.

3. Fire Safety: All building materials stored at construction area, and/or in any area of the building are to be secured in a locked area. Access to such areas to be controlled by Owner and/or General Contractor.

4. Dust Control: Debris, dirt, and dust to be kept to a minimum, and be confined to the immediate construction area; and be cleaned up and cleared from building periodically to avoid any excessive accumulation.

7. The Contractor shall provide, erect and maintain all temporary barrier and guards, and all temporary shoring and bracing as required by Department of Building rules and regulations.

5. Construction operations will arrange for temporary power.

6. Remove or relocate all wiring, plumbing, and mechanical equipment affected by removal of partitions. Removed pipes and/or lines shall be cut to a point of concealment behind or below finish surfaces, and shall be properly capped or plugged

8. The Contractor shall provide adequate weather protection for the building and its contents during the course of the work. All openings in any wall or roof shall be protected from all forms of weather or water penetration.

Dormer Detail: While the building’s framing is steel, the dormers would be assembled with light gauge steel construction.

The design adheres to the zoning setback of 30’-0� and we created a steel framed addition with a masonry cavity wall that has wide windows which would allow occupants to overlook the backyard.
