Demolition Process Permissions, Approval and Completion Initiate service disconnections. This typically takes 6-8 weeks.

Party Wall Survey may be needed if the property adjoins another. The survey will be needed to gain a party wall agreement. Usually hand demolition and segregation works will need to be done.

Obtain Surveys

Submit demolition notice to your local authority. This can take up to 6 weeks.

Ecology Survey. This will determine what is needed to comply with legal duties in regard to environmental works (i.e. bat protection works & tree protection works are usual in most projects).

Refurbishment & Demolition Asbestos Survey. This is a legal requirement. (Dependent on size of project this can take 1-3 weeks). Shorts Demolition can offer you a quote to have the survey undertaken.

Mobilization including pre-start meeting and site set up (to include welfare, site safety fencing, delivery of tools and equipment).

If tree/root protection zones are needed then ecologist will supply drawings and spec, from this Shorts Demolition can supply you with a quote to install.

If bats are detected then a bat licence (obtained through Natural England) will be necessary to remove them. Shorts can quote to do this under the ecologist guidance.

If no Asbestos is detected then no action is necessary.

If asbestos is detected then Shorts can offer a quote to remove this. Licenced asbestos removal requires a 2 week notification period before it can be removed.

If needed and once complete. Strip out, hand demolition, segregation and isolation works. Mechanical demolition, using excavator with demolition attachments.

Meet with client on completion of job. Check we’ve met client’s needs. Client then signs-off job on completion certificate

Demobilization – remove all equipment from site (welfare units, site safety fencing (although Shorts Demolition can quote for it to be left behind if client requires it).

Demolition Process From Quote to Completion You enquire about our demolition services.

We will arrange a convenient time for our demolition estimator to meet you at the property so we can look at the job and speak to you face-to-face. At this stage, we would like to fully understand your needs and offer advice (if needed) on the processes, surveys, notices and legalities pre-demolition. From our assessment, we are able to send you a quotation for the demolition works. We then like to discuss the quotation with you to clear up any points within the quote that the you maybe unsure of, or want clarified. Demolition companies quotes differ significantly and this maybe that one company has not been fully comprehensive or is not pricing to the same spec/has not fully met your requirements. So it is always good to clarify all quotes to make sure you are receiving like for like quotes. You accept our quote and we send you written confirmation of your demolition booking. We send out a set of questions to you to identify what stage you’re at with your project. Along with a few other questions needed for the administration and accounts teams. Our Demolition Contracts Manager will contact you to discuss potential or confirmed start dates in order to plan logistics, and getting paperwork and permits in order. Pre start meeting – this is held up a week before demolition is due to start. Our contracts manager will attend the site and hand over the site folders and have a pre start meeting with the site supervisor who will be managing your job day-to-day. Demolition start day! The exciting part. Our team will erect safety fencing to your site boundary, setting up parking and welfare areas, speaking to local residents, and taking delivery of tools and equipment. Dependent upon the needs there could be scaffold being erected, asbestos removals started, bat removal works, tree protection works etc. Once security, asbestos removal, bat works, tree protection work (if needed) are completed, we start and finish - strip out works / hand demolition /mechanical demolition.

On completion of works, you will be asked to attend a post demolition meeting where we check to make sure you’re happy with our work and then you’ll be asked to sign a completion job certificate .
