We carefully examine every aspect, including your current dwelling, to find the best way to proceed with your project. During the assessment, we prioritise your vision and requirements.
We will arrange a meeting with you to discuss the findings from our site visit. During this meeting, we will present a comprehensive analysis of the feasibility of a knock down and rebuild project and outline the subsequent steps required to proceed.
Extra step if required: Site Due Diligence Report. To guarantee pricing accuracy and assure our clients, we have incorporated another step in our building process to handle sites that may contain uncertain factors. We conduct a comprehensive site due diligence report and carefully review the findings with you.
In stage two, we embark on a collaborative journey where we work hand-in-hand to design a home that perfectly aligns with your preferences and investment level. We’ll handle the necessary paperwork, including the existing dwelling demolition/removal plan and Council approval. Additionally, we offer you a clear and upfront pricing structure, ensuring complete transparency and peace of mind throughout the process.
It’s time to understand your new home aspirations
Once we’ve gained confirmation that a knock down and rebuild project is possible on your site, we’ll schedule a detailed briefing session.
During this session, we’ll focus on understanding your investment level and vision for your new home. We can then move into the concept design phase with as much clarity as possible.
The first look at your home design and cost estimate
At this point, we have reached an exciting milestone in which we are ready to present you with a design concept and comprehensive cost estimate for your new home, one that is based on facts and aligned with your investment level and brief. With this information in hand, you can confidently make an informed decision and proceed to the next phase.
As part of the Signature Homes’ Knock Down and Rebuild Service, our team of experienced subcontractors will create a demolition/removal plan simultaneously with the design concepts stage (step 5).
In our next meeting, we’ll provide a comprehensive cost estimate for your knock down and rebuild project. We will obtain the necessary permits required for the project. Once the demolition/ removal plan is in place, we will submit it to your local Council for approval.
This is the stage where we present you with a comprehensive design and offer final fixed pricing, supported by our industry-leading Fixed Price and No Hidden Extras guarantees, ensuring transparency and peace of mind.
We’ll also introduce you to our exclusive Greenlight Planning Service, designed to provide a secure and reassuring step before fully committing to building with Signature Homes. Based on the total build-only cost, we only need a 1% deposit to move into the subsequent phases.
Stage three is when your new home’s exciting details come together as a Signature Homes Building Agreement. We understand just how crucial this step is, and we are here to support you every step of the way.
Once you are satisfied with your building agreement, we’ll apply for building consent, handling all the necessary paperwork and formalities. You’ll also meet your talented colour consultant, who will help you bring your vision to life.

Now that you’ve entered into a building agreement, we will take care of arranging building consent with your local Council.
Let the fun begin
You’ll meet with your Signature Homes colour consultant while your local Council reviews your building consent for approval. They will assist you in finalising your interior and exterior colour scheme. In addition, we will review your electrical plan and discuss your kitchen design based on the pricing structure outlined in your building agreement.
During stage four, you will meet your dedicated project management team. Once your building consent is issued, they will work diligently to create a comprehensive production timeline and initiate the construction process. Throughout this stage, you can rely on the expertise of your assigned Signature Homes project manager, who will keep you consistently updated on the progress of your project.

At Signature Homes, we want your home-building journey to be incredibly smooth. That’s why we’ve created our exclusive ‘Signature Homes Transition Briefing’. This service guides you seamlessly from the planning stage to the build stage of your new home.
Here you’ll meet your designated Signature Homes project manager. They will be your go-to person for overseeing the construction of your new home.
Now that we have building consent, our production team will begin developing your production timeline and order the materials needed for your project.
Our team of experts will begin removing or demolishing your existing dwelling with efficiency and care.
We’re laying the foundations
The concrete slab is complete, and your project is starting to take shape. We’re dedicated to keeping you in the loop every step of the way, and your project manager will provide you with regular updates. Once the ground floor is complete, we’ll provide you with your home completion date, as per our Guaranteed Completion Date guarantee.
Your home is beginning to take shape
Our clients often express this is the most exciting phase of their build journey as their homes begin to take shape. Now is a great time to conduct a site visit with your Signature Homes project manager.

Stage five is the final stage, where we add the finishing touches to your home. Our team works diligently to place the last materials, complete the painting process, and install fixtures and fittings. To ensure your home meets all necessary regulations as well as Signature Homes’ standards, we conduct a thorough final check. Once everyone is happy and satisfied, you’ll move into your new Signature Home.

Fixtures and fittings

Once satisfied that your home meets our quality control standards, we invite you to join us for a last inspection. We are committed to your satisfaction and ensuring you are thrilled with your new home. At this point, the Code of Compliance Certificate can be applied for.
