Signature Homes offers guarantees for every stage of your building journey - before, during, and post-build. Our pre-build guarantees give you confidence before signing your contract, such as our Fixed Price Guarantee, so there are no unexpected costs. For added peace of mind, our construction and post-build guarantees are independently backed by Residential Indemnity Ltd (RIL), an independent company that enables Signature Homes to provide the highest levels of protection.

Fixed Price Guarantee

Our Fixed Price Guarantee means that any price increases to the cost of materials and services that are detailed in your signed Signature Homes Building Agreement, are not passed on to our clients.

How do I get a Signature Homes fixed price?

There are two scenarios to obtaining a Signature Homes fixed price contract. Each scenario is designed to provide our client’s with a fixed price once all design elements and decisions have been made.

Scenario one:

An unconditional contract

A contract without any conditions such as PC Sums allowing our clients to go unconditional and straight into a Signature Homes fixed price contract.

Scenario two:

A contract with allowances

A contract that includes some allowances for elements that are not yet confirmed at the time of signing your Signature Homes Building Agreement. These allowances cover items that depend on client selections or require further investigative work, as agreed upon between our clients and our build team.

SIGNATURE HOMES CONSTRUCTION AND POST-BUILD GUARANTEES

Here’s what you can expect from New Zealand’s best building guarantees during your build and into the future.

Introducing Residential Indemnity Ltd (RIL)

Since 2007, our home construction and post-build guarantees have been backed by Residential Indemnity Ltd (RIL), an independent company established by Signature Homes to safeguard our clients and deliver on our guarantees programme. This makes us the only building company in New Zealand offering the most comprehensive coverage, designed entirely with our clients in mind.

Operating separately from the Signature Homes franchises, RIL ensures the highest levels of financial and home protection during your build and well into the future.

Home Completion Guarantee

In the unlikely event that your Signature Homes franchise cannot complete your home, our Home Completion Guarantee ensures your home will be finished 100% as per your Signature Homes Building Agreement, and at no extra cost to you.

How does it compare?

Other building guarantees impose limitations on the total pay-out for non-completion. Consequently, clients may find themselves responsible for covering the difference between the set limit and the actual cost of completing their home.

In contrast, RIL’s Home Completion Guarantee covers 100% of the costs required to complete your home in accordance with your Signature Homes Building Agreement.

Interesting fact:

Since Signature Homes inception in 1983 we have never not completed a home.

Two-Year Service Guarantee

Although non-structural defects are rare in our builds, our TwoYear Service guarantee gives our clients further peace of mind, where we promptly address any non-structural defects that may arise in your home within two years of its completion.

How does it compare?

Many other building guarantees impose limitations on coverage for non-structural defects, which can lead to homeowners having to cover some of the repair costs. Please refer to the detailed terms and conditions of our RIL guarantees.

Guaranteed Completion Date

Once your concrete slab has been poured (in the case of multiple floors, the ground floor), we will inform you in writing about the completion date of your new home. In the event that your home is not finished by the specified date we provided, and there were no unforeseen circumstances beyond our control that contributed to the delay, Signature Homes will assume responsibility for covering your expenses. This includes reasonable accommodation expenses, and other reasonable expenses that are a direct result from you being unable to move into your new home.

Ten-Year Weathertightness Guarantee

Our Ten-Year Weathertightness Guarantee provides clients with the reassurance that their home will be built to the highest industry standards, fully compliant with the current New Zealand building code.

We offer comprehensive coverage for any weathertightness issues, ensuring peace of mind for a period of ten-years.

How does it compare?

Other building guarantees will often only provide cover up to a set dollar limit. This means that the difference in the dollar limit and the actual costs to repair the home will then need to be paid by the homeowner.

Often the cover will only apply if a CCC (Code Compliance Certificate) has been issued. Also, in some cases the cover provided by other building guarantees does not automatically apply to all homes - it will only apply if the materials used and the design of the home are deemed to be of an acceptable standard by the guarantee provider.

Ten-Year Structural Guarantee

Our Ten-Year Structural Guarantee assures our clients that their home will be constructed according to the highest industry standards and in compliance with the current New Zealand building code.

We offer complete coverage for the structural elements that ensure stability in your home for a period of ten-years.

How does it compare?

Other building guarantees will often only provide cover up to a set dollar limit. This means that the difference in the dollar limit and the actual costs to repair the home will then need to be paid by the homeowner.

Often, the cover will only apply if a CCC (Code Compliance Certificate) has been issued, whereas RIL does not have a limit, nor is RILs Guarantee conditional upon the home having a CCC.

Once your concrete slab is down, you’ll get a guaranteed completion date.

TWO-YEAR SERVICE GUARANTEE*

Our quality assurance programme means it’s unlikely you’ll find any nonstructural defects in your new home. If you do spot any in the first two years, we’ll resolve them promptly.

TEN-YEAR STRUCTURAL AND WEATHERTIGHTNESS GUARANTEES*
