s. Lank: We are looking to buy our first home, and we have a good agent, but I thought I would double-check with you. She says we will be expected to give her a substantial check when we make an offer on a house. She says that’s standard practice, but both of us are nervous about it. Is this the way it’s really done? What if our offer isn’t accepted? What if something goes wrong and we don’t end up buying the house? We need some information. — P. I. Answer: Yes, an offer is EDITH usually accompanied by a LANK substantial deposit, variously known as a binder or earnest money. It proves to the sellers that you mean business. After all, when your offer is accepted, they are going to take the place off the market on your behalf. The deposit also serves as a source of damages should you back out for no good reason. If your offer is accepted, the check is not given to the seller. It’s usually placed with an attorney or a broker, and it will be deposited in a separate escrow (trust) account. You may be told that 6 percent or 10 percent of the purchase price is usual. If this is inconvenient, you could come up with a smaller amount. The contract could even be legal without any cash. Remember, though, that the sellers are weighing your offer to see if it will result in a successful sale. Without much earnest money, it may not look convincing. The contract will contain provisions that clearly state under what circumstances the deposit would be returned. If all goes well, it counts toward the sum you’d need at closing, credited toward the down payment or other settlement costs.
Answer: You’re wise not to consider becoming landlords — it’s easy to make amateur mistakes. Your home sounds great. The buying public, though, simply compares it with what else is offered in the neighborhood. Buyers aren’t concerned with how much you’ll have to spend in your next location. After 80 days with no offers, you probably need to bite the bullet and lower your asking price. If you were to offer the place for $2, it’d sell in five minutes. Somewhere between $2 and what you’re asking is a figure that will bring offers. Is your agent suggesting a price reduction? If not, you’re not getting good service.

Our initial thought was to buy a next home in the new location first. We would know exactly how much room we’d have and could better decide what furniture to move. Why you might encounter more wildlife after fires
T
wenty years ago, a single wildfire burned away 10,000 acres on the west slope of the Sierra Nevada. The animals, reptiles and insects incinerated cannot be calculated. Those fast enough such as the fox could outrun the flames to safer ground. MAUREEN Even when they survive GILMER the fire, that is only the first part of the disaster. The second half of the equation is what happens after widespread habitat destruction. My ridge already had a healthy population of native gray foxes that climb trees and a red species introduced from fur farms a century ago. Folks thought it was cute to feed them leftovers or cat food. They reproduced prodigiously. This resulted in an abnormally high population before the fire. Because the fire burned straight toward our ridge, it chased the foxes from the 10,000 acres into our already well-established, albeit burgeoning local population. The result was a sudden explosion of foxes within unburned zones of our immediate area. The animals were starving. We knew this because there were other unusual signs. Quail and rabbits, common on the property, suddenly vanished altogether. Then the barn cats disappeared. Finally the repeated attempts to enter a well-fortified chicken coop succeeded with widespread loss of eggs and layers. When all the easy prey runs out, they get more desperate. They do things they don’t ordinarily do, such as eating pet food from bowls and climbing over high fences. Whenever there is an abnormal gathering of animals that live otherwise isolated lives, they are at risk. Ordinarily, natural separation keeps them and their entire population safe from disease. When numbers build up artificially due to fire or private communities closed to hunting, deer are exposed to every other animal’s problem. In one case, parvovirus, common to dogs, quickly spread through a herd, reducing the numbers to a more sustainable level. Another catalyst is rabies, which thrives in close quarters. This culling process is nature’s way of maintaining the balance of animals in wildlands. Everywhere that burned during this
year’s horrendous fire season will see unusual patterns increase as summer heat and drought place survival stress upon displaced species. Animals that did survive must find new territory elsewhere, and it can be very difficult, particularly for predators to adapt. Until they do, the population balance will be destroyed, leading to further changes to flora and fauna. Coyotes will go further and work harder to get your pets, small children and farm animals. Do not feed them. This only compounds the problem by encouraging them to be dependent. Provide only water, as they are not yet well aware of water sources in the new zone and may be suffering dehydration. Place it far from the house and fill daily for migrants passing through to refresh and move on. It is easy to see how cataclysmic events result in great migrations. California’s massive wildfires are causing big changes in plant life that feeds them. The ground is not full of wildflowers or grasses. It is ash and char. Every homeowner outside the city should be aware of these changes, even if they were not impacted directly. The whole area is shifting, as wildlife finds new resources. There will be more encounters with hikers. We’ll see deer in city yards. Skunks may multiply to exploit the carnage. Just beware of this at sunset and in the early morning. This is when the predators range far and wide, hunting nocturnal rodents. It’s important for you and your pets to remain aware on wildland hikes and walks, too. It’s a lifesaver, because fire refugees encountered will be hungry, lost and afraid, carrying with them all the defensive aggressiveness they can muster. The art of downsizing your home
I
f there is anyone who can share some wisdom on the art of downsizing, it’s my friend Marsee. In the 41 years she and Mike have been married, they have moved a whopping 18 times. A few years ago, MARY they decided it was CAROL time to downsize. GARRITY So they sold their lovely 100-yearold Tudor home (featured in my book “Rooms We Love”) and bought a townhome just off of Kansas City’s historic Country Club Plaza. Marsee is thrilled with so many facets of their smaller home. With no yard to care for and a lot less house to keep up with, they have more time to explore all the city has to offer, from art exhibits to entertainment. Their neighborhood is in the center of it all, and they can walk to shopping, the gym, the library and area parks. While the outcome is usually satisfying, the process of downsizing can be painful. I asked Marsee to share some of her secrets. Here’s her advice:

place mantel for years, you can’t imagine it anywhere else. When she downsized, Marsee moved a lot of furnishings and accents to new places. The chairs and table that once filled her kitchen’s breakfast nook are now library furniture in their home office.
When you have a lot less space to live in, you have to make some tough decisions about what will follow you to your new home. Marsee didn’t want the rooms in her new home to be packed full, so she made some tough choices early on, determined to only keep the furniture, artwork and accents she absolutely could not live without.
Live in the space for a while before you make final decorating decisions
Give your extra treasures to those you love When Marsee and Mike started out as newlyweds, she remembers how family members helped them outfit their first homes, giving them furniture and other pieces that had been passed down through the generations. She wanted to do the same for her son and daughter-in-law, and other family members.
Once Todd and Brooke picked the family pieces they wanted for their own home, Marsee and Mike loaded them up in a 17-foot Penske truck they nicknamed Big Al and drove the furniture to Arizona. As Marsee shared the story of each piece, Brooke recorded it in a notebook. Now, Marsee says,

If you select ceramic tile or smaller pieces of natural material to lower the cost and create a very decorative appearance, you must create a solid base for it. This is particularly true in cold-winter climates where there are repeated freeze/thaw cycles. Water expands when it freezes and it can quickly destroy a poorly planned outdoor countertop. Use pressure-treated lumber for the base of the countertop. When finished, it will be covered by several layers of materials so the preservative chemicals are not an issue. If you already have standard plywood you would like to use to reduce the cost, saturate it with a borate solution. This will make it almost as durable as pressure-treated lumber. As a precaution to minimize the amount of water coming in contact with the plywood, cover it with standard roofing felt. It is inexpensive and you can fold it under the edges and staple it in place to the plywood. When the top is completed, the edge will be covered with a trim strip. Next, place a sheet of cement backerboard over the plywood and felt. It is just used as a flat, stable base for the tile, so the thickness is not important for strength. Use thinset cement to bond the tile to the cement board. Don’t mix too much thinset at one time. Mix only enough which can be used in 25 minutes or less. Never mix extra water with thinset, or any cement material, to use it after it begins to set up. This greatly reduces the strength and the adhesive properties of the thinset. ometimes the most important design aspect of a room is just one small detail. One area is easy to consider in depth. It doesn’t take months of waiting, and it doesn’t cost CHRISTINE a fortune. How can you identify details that are worthwhile candidates for some extra love and attention in your home? Begin by noticing an architectural detail that stands out, such as an indentation in a hallway or a soffit overhead. Maybe it is a window seat or support columns that stand in the middle of your room. Study the woodwork to learn if there is a creative way to paint it that is different from the current scheme. Look at wainscoting or decorative panels below a rail. If you lack any distinguishing architectural details, consider adding them to your interior. Know that you do not necessarily have to treat the entire house with the same finishing details. For example, you might take a guest bedroom and install a chair rail and crown molding. A paint scheme might find you using an accent color on the wall above the chair rail only with a neutral for the woodwork and the lower wall. Wallcoverings might be installed below the chair rail or on all walls for needed pizzazz. Alternatively, your focus might be one accent wall, such as the headboard wall of a bedroom. By considering the entire wall as a unit, you are able to create more drama. For example, the wall might be papered in a texture and then painted or stained strips of wood nailed over the paper to form a floor to ceiling headboard. hether it’s in nature, pages of a magazine, a friend’s home, hotel or designer show house, design inspiration is wherever you find it. Recently, more than 60 top designers met at the Metropolitan Pavilion in New York to create one-ofCATHY HOBBS a-kind vignettes to benefit charity. The annual event is called Design On A Dime and is sponsored through Housing Works. All items are for sale and proceeds benefit those affected by homelessness, HIV and AIDS. Show houses are held in various forms throughout the country and are a wonderful way to be inspired for ideas for your own home. Other sources of inspiration include retail stores, restaurants, magazines, showrooms and even nature.
