SICBA Gives Back To The Community! • For 2013, 8 scholarships were awarded to local high school students for a total of $5,500! • From 1997 to 2010, $95,705 was given by SICBA members to purchase chicken for the Skagit & Island counties food banks from our Chicken Challenge. • We support Island County Habitat for Humanity! • In 2009, SICBA members took on the Raines Project by building a ground floor medical accessible bedroom for 4-year-old Landon Raines. He has a rare genetic disease called Pompe Disease.
• In 2013, SICBA built the Wounded Warriors in Action cabin for wounded warriors to recover through outdoor activities. • Since 2010, SICBA members have built playhouses that were donated to local charities! In 2010 the playhouses raised over $17,500 for the charities; in 2011 the playhouses raised over $16,000 for the charities; in 2012 the playhouses raised over $17,000 for local charities; and in 2013 the playhouses raised close to $36,000!
• The Camano Island Chapter of SICBA spearheaded the complete refurbishing of the Stanwood/Camano Food Bank Christmas House.

Professional Design – Why Bother?
By Tim Garrison, P.E., The Builder’s Engineer™ Hiring the right design team will force you to think through your project. They know the gotchas, the right questions to ask. They know all the steps and the sequence. They know the permitting process - law requires a permit for virtually any remodel or new construction project. Many a would-be real estate transaction has stalled or failed at the discovery of an addition or remodel done without a permit.
Hiring an architect and / or an engineer costs money,: money that could instead be used for upgraded cabinets or carpets. And who wants to work with a snooty design professional anyway? Seems they’re always advising what you can’t do. While the above is sometimes true, almost always it’s still worthwhile to hire a competent design team. Here’s why.
Mistakes Cost 3X.
Architect vs. Designer
Building without a good plan, or sometimes without a plan at all, is bound to lead to miscues. Every mistake costs big: 1) You build it wrong. 2) You tear it out. 3) You rebuild it. 4) While you were tearing out and rebuilding, you could have been doing something else – lost opportunity; 5) There’s mental and relationship costs in steps 1-4. You can see that it doesn’t take many mistakes to pay for good up-front design.
What is the difference between architects and designers? Strictly speaking, the difference usually comes down to education and licensure. But practically speaking, for most residential projects, a good designer will probably cost a little less in fee, and serve you as well as a good architect. In my book, the difference comes down to experience. Whoever has been through the drill

the most times generally is the best suited, regardless of education or licensure. Certainly some architects are known for their design flair and panache, and if that’s what you’re after that’s who you should hire. If, on the other hand, you know exactly what you want and are more motivated by price, a designer may be more appropriate. Of course there are exceptions in both cases.
Engineers
Do you know the most common construction problem, according to the insurance industry? It’s soil failure: settlement, sliding, erosion, expansion, etc. The irony is that nearly all are avoidable if a geotechnical consultant is brought in during project planning. Yes, it costs a little, but it’s money well spent. A house built on junk will in time become junk itself. I have made a good living designing expensive fixes for houses that have settled, cracked, bulged, or slid.

What about structural engineers – are they different than geotechnical engineers? In a word, yes. I, for example, am a licensed professional engineer who practices structural design and analysis. I don’t do geotechnical or civil engineering. So when the building department requires, or your architect / designer recommends, structural engineering, you could come see me. For engineering of water, sewer, storm drainage, or roads, you’d see a civil engineer.
Make the switch to efficient natural gas
hiring CriteriA
When hiring any professional for your design team, here are the main criteria to consider. • Nice. Is this person someone I’d like to have lunch with? If not, move on. You’ll be spending a lot of time together, you should like one another. • Responsive. Does this person return phone calls and emails in a timely manner? Test this early, before you sign a contract. This is probably the number one complaint about consultants. • Experience With My Type of Project. How many similar projects has this person done? If less than 50, move on. • References. Ask for references and then check them. Yes, actually call 3 or more past clients. This is the only way you’ll know if the sales pitch is real. • Value. Notice I didn’t say “cheapest fee.” With consultants, like most things, you get what you pay for. I, for example, am not the cheapest engineer in town. But I bring the best value because: I won’t nickel and dime you with change orders; my designs are done with your bottom line in mind, i.e. I meet code but I don’t exceed it with a bunch of extra wood, concrete, and steel that you have to pay for; and lastly my service stays with you through construction – I want you to call if something weird comes up. To summarize, a new house or a remodel is far more complex than most people realize. You wouldn’t undergo a medical procedure without a good doctor and support staff. Why, then, build something that you’ll use daily for many years without the aid of a professional design team?

Now in its fifth year, SICBA’s Annual Playhouse Competition again has five playhouses entered. The unique designs and quality construction has garnered over $85,000 for 16 local charities these past 4 years. Having seen the five playhouses entered this year, we can see no reason why the local charities shouldn’t be anticipating great rewards again this year. The playhouses are brought together with our member landscaping companies to display them together to create “The Playhouse Lane”. The landscapers work with the member builders on the theme of their playhouse to design landscaping that enhances the playhouse. Last year, we saw a

Recycling Construction and Demolition Debris By John Yeasting of Lautenbach Recycling Most of us have been recycling our household recyclables for years, and some of us have been recycling cardboard or metals off job-sites, but did you know that most job-site waste is recyclable? And similar to curbside recycling, you can put most of it in a single mixed recycling dumpster. Debris into Resources By bringing construction and demolition (C&D) debris to a material recovery facility (MRF) for processing, the various components can be efficiently separated into new raw materials for end-uses that range from energy recovery to value-added manufacturing. Some materials are processed right at the MRF, such as wood waste that is sorted and ground into clean wood chips for local mills. Other materials, like metals are sent off to other recyclers who further prepare
the material and ship it off to large end users. A leading edge recyclable is asphalt roofing shingles. After much nationwide research by the recycling industry, asphalt pavement companies are now mixing recycled asphalt shingles into paving mixes, where the liquid asphalt can be reactivated as binder, saving costly petroleum resources. The Washington State DOT recently approved a paving specification that includes recycled asphalt shingles. Plan for Recycling Call a local recycler or ask your current service provider for a construction and demolition debris recycling dumpster. Typically ranging from 15 to 45 cubic yards in size, you can order one that fits your needs and job site accessibility. Small jobs can make a mixed debris pile and haul it themselves to a recycler.

Also, anything that looks like household ‘garbage’ such as lunch wastes must be kept out of your recyclables. local recycling facility Built in 2010 and located right next to the Skagit County Transfer Station, the Lautenbach Recycling Park is a full-service MRF for construction and demolition debris. The facility accepts both mixed recyclable debris, and source-separated recyclables such as wood and metals at discounted rates. The facility has a recycling rate of over 85 percent, helping to save landfill space, while saving contractors money and time. Loads can be hauled in by customers or provided with
dumpster pick-up services. They are scaled in and charged on net weight at rates less than disposal fees. If you are not sure if your load is acceptable for recycling, you can always stop in and if the facility cannot accept it, the transfer station is right next door. local MarKets anD Jobs When customers choose local contractors, it benefits the local economy. Choosing to recycle your jobsite debris provides the same benefits by creating jobs in the recovery, recycling and end-use of the materials. The Lautenbach MRF works with local recycler TriCounty Recycling for its cardboard and certain other materials, as well as local metal recyclers and end users. Processed wood waste is sent to local mills like Sierra Pacific and Port Townsend Paper where it replaces virgin wood chips for energy production. DeMolish for recycling Beyond the material handling guidelines for construction debris discussed previously, it’s important that demolition projects are properly surveyed and abated for lead and
asbestos. Once that process is complete and documented, the materials are ready to recycle. Lautenbach, among others, provide demolition services paired with recycling container hauling to make recycling quick, easy, and cost effective. Energy-saving Tips for Your Home Saving energy doesn’t have to be a challenge—you can take simple steps every day to manage your home’s energy use!
Heating
• Set the thermostat to 68°F or lower when you’re at home and awake, and lower 7°F to 10°F when you’re asleep or away. Install and properly set a programmable thermostat to make this happen automatically. • If you have baseboard heaters, turn the thermostat down or off in unoccupied rooms and close the door. Do not do this if you have a furnace or heat pump.

• Replace incandescent lighting with ENERGY STAR® qualified compact fluorescent light (CFL) bulbs and fixtures, particularly in areas you use most. They use up to 75 percent less energy while lasting 10 times longer. • Choose the right bulb for each room. CFL bulbs come in a variety of shapes and sizes to suit nearly every household fixture.

• Avoid over-drying laundry and clean the lint filter every time you use it to decrease drying time. • Think about whether you need that second fridge or freezer in the garage or basement. Older units can cost more than $100 a year to power. • When cooking, match pots and pans to the right-sized burner. Use a microwave oven, rather than your stove, to heat food whenever possible.
• Many electronics draw power even when turned off. Plug items like TVs, DVD players and game consuls into power strips that you can switch off when not in use. Special “smart” power strips do this automatically.
Weatherization
• Use inexpensive weatherstripping and door sweeps to reduce air leaks around entry doors. For a no-cost fix, roll up a bath towel and hold it against the bottom of the door with a weight. • Fill, patch or caulk holes in floors and ceilings connected to unheated spaces. Often, large holes can be found in closets. Weather strip or temporarily seal access doors or hatches leading to

Construction Crash Course

The construction process can be intimidating the first time you decide to hire a contractor. You may not know where to start, or even what the steps are. Understanding the flow of construction helps you control costs and the end result. Each project can be broken into four basic phases: define, design, bid, and build. Following each of these phases in this proper order will help your project become a success!
DEFINE
First, define your project’s scope, budget, and finish level. Consider how much floor space you need and its layout. You should also consider quality of finishes such as floors and cabinets. With this in mind, a general contractor or
architect should be able to give you a rough but realistic budget. Builder’s Tips: Visit the “Directory” section at www. sicba.org to find qualified and licensed architects and general contractors. Budget a contingency of 5-10% of the construction cost to cover unexpected costs or upgrades you may choose to implement. Your lender may require this. Spending adequate time here will save you time and money in subsequent steps.

A well documented design is the best investment you can make in your project. An accurate and detailed set of drawings defines your project scope and ensures that bids you receive

For new construction or projects involving significant structural modifications, you’ll usually need to hire an architect. Builder’s Tips: While architectural drawings will specify generalities, such as hardwood floors, a finish schedule will define the flooring as a “prefinished solid oak,” increasing the accuracy of your budget. Save pictures of projects and details you would like to incorporate into your design for better communication with your architect. Let your architect know your construction budget so that it is considered in the design.
BID
Whether you’re soliciting a proposal from one builder or three, you’ll want them to define their price and scope of work prior to entering into a contract with them. Pricing may take up to a month depending on project scope. Choose contractors who have experience in projects like yours for accurate pricing and smooth construction. Compare the contractors’ stated scope in addition to their pricing, as they may interpret your design different and include or exclude portions of the project.
BUILD
Builder’s Tips: Working with a friend? Then a contract and budget that define the project may save your friendship in case of a misunderstanding. A bid will often exclude sales tax and utility hookups. Don’t forget these while budgeting! To reduce potential problems, only solicit bids from licensed and bonded general contractors.
