Return of the Real Estate ROI Why investors are hot on housing

T

hey say home is where the heart is. Ask the experts and they’ll tell you that home is where the profit is, too. Indeed, many are bullish today on real estate as an investment. Consider the results of a recent poll of American investors by Better Homes and Gardens Real Estate: 89 percent of those surveyed are interested in adding real estate to their investment strategies, 96 percent who have real estate investments feel this strategy has helped them realize some form of financial success, 82 percent believe investing in real estate is the best approach for diversifying an investment portfolio and 80 percent are convinced that one of the greatest financial legacies they could pass on to their family is a real estate portfolio. Bruce Bronster, partner with Windels Mark, a New York City-based law firm that specializes in real estate, says putting your investment money into housing can be prudent nowadays. “For the past 100 years or more, real estate has been the most stable investment you can have because it is consistent and it historically has appreciated over this time period,” Bronster says. “While real estate is 4

affected by market conditions, it usually only results in the property appreciating at a lower rate – but it still remains a stable, consistent investment.” While it’s true that real estate took a hit for many years after the market collapsed in 2008, conditions are now generally favorable for many folks interested in investing in real estate. “Housing is hot right now because it is cyclical,” says Crystal Stranger, a real estate investor and president of 1st Tax Inc., a Las Cruces, New Mexicoheadquartered tax planning firm. “After the 2008 crash, investor sentiment was bearish about real estate but now it seems everyone has overcome their fears and are ready to dive in. This will fuel market gain that will encourage others to get into the market, too.” Jim Turner, CEO of Pro Agent Solutions in Denver, agrees that interest is high in real estate investing currently due to several factors, including increased home appreciation/values. “Also, there are a lot of foreign buyers in the market driven by the strength of the dollar, including Chinese citizens wanting to get money out of their country into a hard asset,” Turner says.

Also motivating investors are continued low interest rates. “Due to the increasing availability of credit in the stable low rate environment, investors have much more access to attractive financing, which allows them to purchase an investment property with a lower down payment and lower carrying costs,” says Alan Rosenbaum, CEO/founder of Guardhill Financial Corp. in New York City. Interested in adding real estate to your investment portfolio? You can go the conservative route and put your money into a REIT (real estate investment trust), which works like a mutual fund wherein you can invest in diversified portfolios of various properties. Or, you can purchase actual property, like an apartment building, vacation home, condo unit, etc., and hold it for the long- or shortterm, depending on your strategy and tolerance for risk. Many recommend buying a small rental building in which you live in one of the units and rent out the others to tenants. “I’d say the best way to start for most people would be to buy a duplex of some sort, like a house with a granny unit attached or a second cottage on

the same property,” Stranger says. “This way, you are nearby, have control, and financing is still possible at low down payments with FHA or commercial loans.” Turner suggests starting small and making sure you purchase at a favorable price, which can be difficult in the current seller’s market. “You may have to consider buying and fixing up distressed properties,” Turner says. “I recommend being prepared to hold onto anything you buy for at least seven years, which is how long the market was down in the last downturn. You will also need a healthy cash flow that will cover you over that period.” Before dabbling in real estate investing, consult closely with experts like a financial planner, tax professional, attorney, and realtor. “It’s useful to work with real estate agents and brokers in particular neighborhoods that you are interested in,” Bronster adds. “Ask to see rental income properties on the market that can quickly generate revenue, distressed properties you can fix up and flip, or properties right for further development.” January 27, 2017

Dear Mr. President Question:

The election is over and we have a new President. How will the change impact housing?

Answer:

While there has been a lot of speculation, the simple answer is that it’s too early to tell. That said, there are a number of areas that are sure to be debated. 1. What Should Become of Fannie Mae and Freddie Mac? Some experts believe that mortgage costs could increase by 1 percent or more if private companies replace Fannie Mae and Freddie Mac. Fannie Mae and Freddie Mac buy mortgages that meet certain standards. By selling the loans they originate, lenders have new capital to make additional mortgages and the country never runs out of mortgage money.

The government seized these two governmentsponsored enterprises (GSEs) at the height of the 2008 financial crisis. In 2012 the government declared that it was entitled to all Fannie Mae and Freddie Mac profits. The policy questions include such issues as should Fannie Mae and Freddie Mac be combined? Privatized? Downsized and allowed to gradually go out of business? Returned to shareholders? Kept by the government to continue annual payments and hold down the deficit? There is now a major shareholder suit against the government trying to determine if the takeover was necessary in the first place and whether the government has the right to all profits. In the coming year we should have some idea of where Fannie Mae and Freddie Mac are headed. 2. Should FHA insurance fees be reduced? Lower FHA fees mean more mortgage financing and thus more home sales, especially by first-time purchasers because more than 80 percent of FHA-backed mortgages go to first-time buyers. At the start of 2015 the FHA annual mortgage insurance premium was cut from 1.35 percent to .85 percent. The result was that the FHA endorsed more than 300,000 additional loans. Now, with the FHA doing so well, the question

is whether a further premium reduction is appropriate, especially since a .55 percent rate was in use as recently as 2012. 3. Will mortgage rates increase? Higher rates mean steeper monthly costs for new borrowers. Those costs can cause slower home sales and pressure to hold down prices. Neither the president nor any government agency sets mortgage rates. That said, they could be influenced by government actions and economic policies. What will happen with mortgage rates? There are arguments suggesting higher rates, steady rates and perhaps even lower rates, but it’s too early to suggest where rates are headed. Also, a number of factors no one can control, such as oil production worldwide, will surely impact mortgage rates in the US – and perhaps in ways that will surprise us all.

Now could be the time to sell a new home and earn a slice of the real estate pie. Record-low interest rates and record-low housing prices are renewing interest in the floundering housing market for many people. “When sellers are interviewing real estate agents to market their homes, their primary focus is usually on the advertising that the agent will offer them,” says Jessica Goodbody of Weichert Realtors. Why are you a real estate agent? “I would find out what that person’s value system is,” says Kelly Marsh of Atlantabased Keller Williams Realty. “You don’t want to work with someone who’s just doing it because they think they can make a lot of money; you want to hire someone who loves what they do.”

Will you be representing me, the buyer, exclusively? For agents representing both the buyer and the seller, it can be difficult to get the optimal price for both parties. “Always understand who the agent is representing,” recommends Bob Larson, with First Weber Group in Milwaukee.

How many houses did you sell last year? The answer you’re looking for is not necessarily how many houses they sold, but what they say about how many houses they sold,” Marsh says. If their numbers are lower because they’re not a full-time agent, which could mean the buyer won’t get the time and attention he or she wants.

Those houses that you sold, where were they? Especially in bigger cities, buyers will want an agent who is not just local, but hyper-local. They will benefit the most from a professional who has worked and sold homes in the specific area of the city in which the buyer is looking, Marsh says.

How will you keep me updated throughout this process? Does the buyer want to be contacted once or twice a week? By phone or text message? Setting these expectations will keep both parties happy. “The number one thing we know to be important in any service industry is communication,” says Elizabeth Mendenhall of RE/MAX Boone Realty, Columbia, Missouri, and a past regional vice president of the National Association of Realtors. “It’s critical in a complex real estate transaction.”
