ike many of his customers during the past few years of ultra-low mortgage rates, Charles Chedester of Iowa-based Midwest Family Lending refinanced his 30-year mortgage into a fifteen-year loan so he’d be mortgage-free by retirement. Mortgages with shorter terms usually cost more per month than a 30-year mortgage since more principal is added to the bill. But with low rate charges, the monthly cost on shorter terms is more affordable. The Iowans Chedester serves weren’t alone. “Since 2011, in refinance transactions, the share of 15-year fixed rate mortgages has been as high as 41 percent,” notes Keith Gumbinger of mortgage data firm, HSH Associates. Now, however, with the new tax reform boosting the standard deduction to $12,000 for individuals, and $24,000 for married couples filing jointly, Chedester says he will save more by simply filing with the standard deduction, and no longer itemize with a mortgage interest deduction. Though his mortgage has a rate in the three percent range, losing the deductibility effectively
means he’s paying the full interest charges. In today’s investment climate, he believes he can’t earn three percent without risk, “so I’m thinking of just paying it off,” Chedester shares. And, he’s hearing from clients who’ve planned to ditch their mortgage by retirement wondering if they should accelerate the process with a complete payoff. Only those with enough in emergency savings and for upcoming expenses, like a child’s tuition, and who are also funding their 401k and other retirement accounts, even have the luxury of pondering a mortgage burning party, explains William Norwalk, a CPA with Sensiba San Filippo. For any extra available dollars, “You have to ask, ‘What are the alternative options that would beat using the money to pay off the mortgage,’” Norwalk says. The answer is somewhat subjective. Chedester, for example, says, “I’ve seen a couple of stock market crashes,” and also believes he can lose principal invested in bonds if interest rates rise (bond prices drop when yields rise).

Buyer Offers Question:
Our daughter and her husband just bought a home and within days received offers for a number of real estate services. Do they really need a copy of their deed, mortgage life insurance or a biweekly mortgage plan?
Answer:
It is extremely important that you receive and preserve transaction documents such as the final closing disclosure, title insurance agreement, termite inspection guarantee, home warranty contract and the original deed. You will need this paperwork for taxes, estates and if you have service claims. You don’t need an extra copy of your deed because you will automatically get the original. Take a look at your closing document and under
“other costs” there will be a charge showing that the deed has been recorded. If you do not receive it, contact the closing agent. There should be no additional change. Next up we have biweekly mortgage proposals and other ways to cut your loan costs. In basic terms, a third-party – not your lender – is willing to help you pay down your mortgage faster. Example, with a $200,000 mortgage at 4 percent your cost for principal and interest over 30 years will be $954.83. With a biweekly mortgage you will have 26 biweekly payments of $477.42. With a biweekly loan you will save over the long term by paying a higher annual cost. To understand why do a little math: $954.83 x 12 = $11,457.96. And $477.42 x 26 = $12,412.92. With a higher annual payment you will be able to pay off the loan about four years early and that’s where the savings show up – at the end of the mortgage term. Take a look at your mortgage payment form. It will have a line for “extra principal.” To get the results of a biweekly loan without paying extra fees or charges to a third party simply make bigger monthly payments, in this case

The qualities buyers value: agents who are responsive, knowledgeable and have a flexible schedule. “An agent should be able to answer their phone and get back to clients in less than an hour,” says Mark Ferguson, agent with The Ferguson Team, Greeley, Colorado. “Knowledge of great lenders, inspectors and title companies is important.” Sellers want agents who do more than the traditional 3 Ps, says Riccardo Ravasini, Keller Williams, New York: put a listing into the MLS database, put up a sign and pray. “Sellers want someone who will creatively market their unit, including
