All Cash? Question:
We have suddenly and unexpectedly inherited what is for us a large sum of money. Now renters, we have the ability to buy a modest home for cash. Our friends say we would do better financing with a mortgage and using the remaining cash for other purposes, such as stock market investments. What is the best strategy?
Answer:
The case for an all-cash purchase looks like this. First, sellers will love you. If you can make an all-cash payment, there are no worries about lenders, picky loan qualification standards or obscure paperwork. That you were late paying a
$12 video rental bill six years ago will not bother anyone. Second, traditionally you might have a negotiation advantage when purchasing a home, such as the ability to buy for less, to demand seller concessions or both. However, because of the tight inventories seen in most markets, at this time sellers have a lot of leverage. The result is that buyers with all-cash offers today may have little and maybe no leverage in hot markets where homes routinely sell above asking prices and cash buyers are common. Third, what are the tax consequences of buying for cash versus getting a mortgage? Because of tax reform, many homeowners will prefer not to itemize deductions for such costs as mortgage interest and property taxes. This effectively makes the cost of mortgage financing higher. Most mortgage borrowers in 2018 will instead take the larger standard deduction. This sounds like a good trade until taxpayers realize that in exchange for a bigger standard deduction, they have lost both the smaller standard deduction and the personal exemption. Because if they lose their job or their income falls they don’t have to worry about mortgage payments and the loss of their home. However, having cash on hand because you have not put all your money into a home can give you an important advantage if a financial emergency arises. Perhaps a middle-of-the-road approach would work like this: Put down at least 20 percent of the purchase price to avoid the cost of mortgage insurance and get 80 percent financing. This would leave you with both a low-cost mortgage as well as most of your cash.

mericans will be spending more on remodeling again this year, continuing a years-long trend. Although the National Association of Home Builders (NAHB) predicts spending will average $7,893 per home, there’s considerable variation on that average, depending on the locale, with some zip codes averaging more than $18,000. Individually, when an owner receives his own estimate for a job, he should consider his ability to pay more. “While many home improvement projects involving major components – roofing, siding or windows – are most likely going to be fixed-price contracts, which are hard-fast quotes, the majority of remodeling projects tend to July 20, 2018
work off project estimates with contingency lines for unexpected circumstances,” says Joanne Theunissen, NAHB remodeling chairperson. Often, a contract will have clauses that address “things that can’t possibly be identified prior to starting the work, like hidden electrical issues, mold or structural issues,” she adds. “A professional remodeler can help you lay out a reasonable budget for the job and will recommend a percentage contingency fund in the event things arise that were not in the plan.” Firms typically do not charge owners by the hour for labor. Professionals know how long a job will take and provide a fixed price estimate, says Dan Taddei, director of education for the National
