Devastatingly effective wire fraud scams are becoming more and more common in real estate transactions. Sophisticated hackers are monitoring client and/or broker email accounts and waiting for a window to steal monies from clients. The scammers convincingly impersonate the broker or escrow agent, and then send messages urging the clients to wire funds to fake accounts set up by the scammers. The clients are left with no recourse to recover the stolen funds.

ities range in size from a few thousand people to many millions. For instance, the Isle of Palms in South Carolina calls itself a city. The coastal locale has 4,395 residents, making it about 2,000 times smaller than New York City. All told, about 80 percent of the U.S. population lives in an urban area, according to WalletHub personal finance web site. Media groups and information providers typically have population cutoffs for municipalities or bypass city definitions altogether by drawing on lists of the largest metro areas. Now recent surveys are focusing on an even more finite group, the best “big cities.” WalletHub says it took a look at the 62 largest American cities, determining attributes based on 56 key indicators including quality of the public school system, job opportunities and median annual property taxes. According to those findings, Seattle ranked first out of 20 cities recognized. Virginia Beach, Virginia, placed second. Among other results, Omaha, Nebraska, was the only big city in the top group from the Midwest. 6
California lead all states with three cities: San Francisco, San Diego and San Jose. Gamblers take note: Las Vegas made the list, at 13th. New York finished 10th best. And even with the large metro population cutoff, Phoenix suburb Mesa, Arizona, has a large enough population to land among the 62 largest cities. It ranked 15th best on the list. Also making the top 20 were two cities apiece from North Carolina (Charlotte and Raleigh) and from Colorado (Denver and Colorado Springs). Austin, Honolulu, Portland, Minneapolis, Tampa, Pittsburgh and Washington, D.C., round out the list. WalletHub included all 62 big cities in a comparison of “best versus worst.” Virginia Beach has the highest home ownership rate, 63.18 percent, more than double the rate of bottom-dwelling Miami at 30.53 percent. Virginia Beach also shows the tiniest share of residents living in poverty, 8.2 percent. That’s nearly five times lower than in Detroit, the highest at 39.4 percent. San Francisco counts the lowest median debt rate per earnings at 14.7
percent, which is barely one-sixth the rate in Colorado Springs, Colorado, the peak city at 83.32 percent. Wichita, Kansas, posts the shortest average commute time, 18.2 minutes, or half as long as New York’s 40.3-minute average commute. Virginia Beach, again, logged the fewest violent crimes per 1,000 residents at 1.55, 13 times less than in Detroit, with the most at 20.47. A more abbreviated best big cities list came from Money magazine two years ago and named top locales as communities with a 300,000-plus population by region. The metro areas were judged on various categories. Boston ranked as the best big city in the Northeast; Raleigh placed tops in the Southeast; Columbus, Ohio won out in the Midwest; Arlington, Texas, was best in the South; Colorado Springs, was highest in the mountains; and Portland, was first in the West. Denver, population 2,651,392, ranked first. It boasted a $53,060 median annual salary and high scores for quality of life and overall value. Following the Colorado capital were in order: Seattle, Washington, D.C., San Francisco, Minneapolis-St. Paul, San Diego, Houston, Dallas-Fort Worth, Boston, Tampa, Phoenix and Atlanta. The magazine summed up Denver’s perks: “While Denver sits at the base of the Rocky Mountains, it’s not considered a mountain town since it takes at least an hour to get to the Rockies for snowboarding and ski activities, a local expert explained.” “At 5,279 feet (above sea level), the Mile High City lives up to its name in more ways than one. In 2012, Colorado legalized recreational marijuana, paving the way for a flourishing and lucrative cannabis industry.”

How to Get the Most From the MLS Sellers and buyers can benefit from knowing a few tips about the listings service
L
ike a restaurant’s special sauce, the Multiple Listing Service is a real estate agent’s secret weapon. Existing as long as home-selling has been a profession, there are some 600 MLS listings around the country, owned by local realtor associations or realty firms. Only professionals associated with these ownership entities can upload sale listings to the system. Other national and local websites with sale postings get information from the MLS, but not as quickly. It “should be available on a portal within 24 hours,” says David Charron, chair of the Council of MLS. Here are some MLS tips for sellers for buyers:
Buyers: Look to Get First Word
Typically, buyers can have their agent specify criteria — like a August 24, 2018
home priced from $200,000 to $300,000 in a certain ZIP code or defined area — and then email or text alert them as soon as listings with their specifications pop up. “In a competitive market, timing is key,” says Julie Park, an agent with Level Group in New York City.
Sellers: Track current competition
Sellers should set up similar alerts to the one described above for buyers, says Mike Ferrante of Century21 HomeStar in Solon, Ohio. Consider a seller whose home has been lingering on the
market. With alerts of comparable properties coming onto the MLS, the seller can better discuss a new price or strategies with his agent.
Sellers: Refine Your Numbers Strategy
Two theories on maximizing pricing on the MLS exist. One is to list a home at a price that’s a round number: $250,000, say, or $300,000. The other is to price with the lowest left digit possible, such as $199,990 rather than $200,000. The advantage to the first theory, says Ferrante, is that the listing is likely to be picked up more often in searches. For instance, a $200,000 home appears in both the $200,000 to $300,000 and $150,000 to $200,000 searches. But some studies show consumers are seduced by the “left most digit effect,” thinking it’s more of a value.
