Credit Worthiness Question:

I share a condominium with my daughter and (almost) college-age granddaughter. My daughter would like to refinance the property to get cash out. She will use the cash to pay off debts and help with college-tuition bills. Because of rising property prices the loan-to-value ratio will be 65 percent to 75 percent. The problem is my daughter’s credit score is around 580. She has sufficient income to cover payments and an excellent repayment record with her mortgage lender. Can she refinance? Can she refinance if I co-sign? I have a credit score above 700 and receive Social Security and veteran’s disability.

Given this background several strategies stand out: First, speak with local lenders who offer FHA mortgages. Tell them your daughter will not refinance until her score is above 580. As a condition of the loan have the lender pay off some or all of her debts at closing to ensure they go away, thus making her debt-to-income ratio more attractive. Second, your daughter must never rack-up debt again. Have her stop spending and start saving. Otherwise, serious financial problems loom ahead. If she can refinance, she can convert highcost credit debt to lower cost mortgage debt. First, check your credit. Your daughter can get a free credit report at AnnualCreditReport.com, a federally authorized site. If you might co-sign, get yours, too. Is there anything incorrect or out-of-date? If there is, contact the reporting agency. Removing outdated or incorrect items can result in higher scores. Second, where does your daughter’s credit score—and yours—stand? Sites such as CreditKarma.com, WalletHub or Discover.com provide free credit scores. Beware of offers of “free” credit scores but only if you buy another service or requires your credit card number. Remember, online credit scores may differ from those used by mortgage lenders. They can, however, give you an idea of your credit profile. Third, your daughter needs to improve her credit standing. It will take months to show results. Can she pay off any current debts? Can you help her make larger payments or pay off a debt? You both need to sit down, see what she owes and what the required minimum payments are. The FHA will insure loans for borrowers with credit scores as low as 500 but this is not common. In its

Renters Get More Sleep

I

f drowsiness sets in reading this story, chances are you live in a house not an apartment home. That’s an oversimplification, and there are other reasons for dozing off mid-sentence such as tedious writing. But according to San Francisco-based online rental tracker Apartment List, renters grab 14 extra minutes of sleep per night on average or 84 hours a year than householders due to the volume of chores that homeowners tackle compared with tenants who rely on their landlords. Put another way, tenants are racking up an extra week of sleep—based on 12 hour nights—compared with homeowners. “Time is our most valuable resource, and how we spend our hours adds up to how we spend our lives,” says Chris Salviati, housing economist for Apartment List. “Homeowners,” he says, “bear a greater responsibility for maintaining their homes.” In its findings, Apartment List catalogued the difference in how homeowners and renters spend a typical day including: Tenants spend an average of 23 fewer minutes per day on household activities, including yard work, housework and maintenance.
