f you want to be a homeowner, you’ll need a mortgage, you’ll need insurance, and you may even need mortgage insurance – often called PMI, or “private mortgage insurance.” If you need it, you’ll be responsible for paying for it, despite the fact that this type of insurance isn’t in place to protect you; it exists to safeguard your lender. PMI coverage is typically required on a mortgage loan when your down payment is less than 20 percent. It serves as a safety measure for the bank/lender in the event you can’t pay for your mortgage, says Mike Mirshahzadeh, chief revenue officer for The Money Source, Melville, New York. “Lenders require PMI on loans because it reduces the risk of loss in the event the loan ends up defaulting,” Mirshahzadeh says. “In the event of a foreclosure on your home, the mortgage insurance company would pay the lender part of their losses.” For example, say you take out a loan for $180,000 on a $200,000 home – which equates to a 10 percent down payment, triggering the need for PMI. If you default on the loan a few years later and the home sells for $165,000, the PMI insurer will need to reimburse the lender the $15,000 difference between the loan amount and the sales price. With a conventional loan, your lender will set up PMI with a private company, which you will pay monthly premiums to, with little to no initial payment needed at closing; with an FHA loan, you’ll pay mortgage insurance premiums directly to the Federal Housing 4

PMI fees/premiums are usually calculated based on the amount of coverage the lender requires, which is determined by risk factors associated with the mortgage
– including your credit history, down payment amount, mortgage loan type (fixed-rate or adjustable-rate), and type of loan documentation. David Hosterman, branch manager with Castle & Cooke Mortgage LLC in Greenwood Village, Colorado, says PMI costs on conventional loans currently range from 0.21 percent to 1.48 percent of the

loan amount. “You may be able to opt for a single-premium mortgage insurance to avoid having monthly PMI. This is typically an upfront charge by the borrower which allows you to buy out of the mortgage insurance for the life of the loan,” Hosterman says. To cancel PMI, you have to earn a minimum of 20 percent
equity in your home. You can request that your lender discontinue PMI after you’ve decreased your mortgage balance to 80 percent of your property’s original appraised value. You may be able to eliminate PMI sooner if you refinance, prepay your mortgage (make accelerated payments that pay down your balance sooner) or request a new appraisal of your home. To avoid PMI from the start, aim to save up for the minimum 20 percent down payment. One strategy is to ask a friend or relative for financial help in the form of a gift (not a private loan) that the lender will need to verify. “Also, consider applying for a piggyback loan, also called an 80/10 loan, in which you get a first and second mortgage at the same time. The first loan covers 80 percent, and the second loan covers 10 percent, thereby covering 90 percent of your purchase price and allowing you to put down 10 percent,” says Robert Flower, vice president of sales for Associated Mortgage Bankers, Inc. in Floral Park, New York. Alternatively, consider other low-down payment loans that don’t require mortgage insurance. “VA loans require zero down payment and no mortgage insurance, although the approval process can take longer,” says Mark Ferguson, Denver-based Realtor and creator of Invest Four More. “Additionally, some local down payment assistance programs, which vary by state, have no mortgage insurance requirements. Check with a knowledgeable lender in your area to see if you qualify.”

We went to a lender – as you often suggest – and were pre-approved for a mortgage before looking for a house. The lender said we qualified for as much as $175,000 in financing. We then went looking for a property, made an offer, the offer was accepted and now the lender says we only qualify for $160,000. What happened?
Answer:
There’s a big difference between a pre-approval and a pre-qualification, but one thing they both have in common is that neither is a loan commitment. In general terms a “pre-qualification” letter can be seen as an estimate of your financial capacity while a “pre-approval” letter reflects a more rigorous look at your credit, income, debts and assets where you actually have to show some basic documentation to the lender. However, there is no set definition for either term so what seems
like a “pre-qualification” letter from Lender Smith may be called a “pre-approval” letter by Lender Jones. According to the Consumer Financial Protection Bureau (CFPB), “This letter helps you to make an offer on a home, because it gives the seller confidence that you will be able to get financing to buy their home. It is not a guaranteed loan offer.” So why did your lender’s mortgage change? Any number of reasons can arise that causes a lender to change their assessment of your finances. Here are a few that stick out. First, your car died so you went and got a new one. Fair enough. However, the old car had been paid off while the new one is being financed. That means you have a new monthly expense and therefore less ability to finance a mortgage. Example: You have a household income of $8,000 per month. Up to 43 percent of your monthly income – $3,440 in this example – may be used for recurring debts such as credit cards, student loans, auto payments and housing costs. If the auto financing costs $485 – about the average new car payment in 2015 according to Experian – you now have 485 fewer dollars that can be used

for housing costs. Second, a week after you were pre-approved your employer cuts overtime. When the lender again checks your income there is less of it so your ability to qualify is smaller. Third, the lender said the qualification letter is good for 90 days. More than three months have passed since you spoke with the lender. Fourth, your credit score falls as a result of the new car loan and a late credit card payment. Fifth, mortgage rates go up. So, unfortunately, a pre-approval or prequalification letter is not a loan commitment, it’s not a promise to lend a certain amount. It’s merely a way to suggest how much financing might be in the ballpark subject to various terms and conditions. If those terms and conditions change then all bets are off.
Now could be the time to sell a new home and earn a slice of the real estate pie. Record-low interest rates and record-low housing prices are renewing interest in the floundering housing market for many people. “When sellers are interviewing real estate agents to market their homes, their primary focus is usually on the advertising that the agent will offer them,” says Jessica Goodbody of Weichert Realtors. Trends for 2017 New real estate study outlines how the market will change in the next 12 months
T
he Urban Land Institute and professional services firm PricewaterhouseCoopers have released their 2017 study Emerging Trends in Real Estate. The study takes a look at upcoming trends in the U.S. real estate market and is the result of interviews with more than 500 developers, lenders, builders and other insiders conducted by the two groups. For the past seven decades, the U.S. real estate market has operated in cycles that averaged 58 months in length. By August 2016, the market’s current cycle has lasted 85 months, length unique in recent history. The market doesn’t seem to be cooling, either. That doesn’t mean that prices are headed for a crash, however. Because building overall has been lower, the report offers hope that the current cycle will not end in a recession. The report describes several markets around the country as particularly volatile, and predicts that many investors will turn to “optionality” as November 18, 2016
a strategy for ensuring or maximizing investment return. (Optionality, the report explains, means finding multiple values in a single investment. A multifamily tenant, for example, could use their investment as a living space, workspace or both.) Another unique feature of this real estate market is a tight credit market. As a result, the report finds that smaller developers have found new ways to fit into the market. Among them are providing affordable housing, infilling older neighborhoods and building in smaller markets that the big builders overlook. The construction labor market continues to face a serious labor shortage, and the report finds no reason that things will change anytime soon. The authors predict that the real estate industry will find ways to market construction industry jobs

Cities like Chicago and Atlanta have used the zoning process encourage developers to develop below-market-rate housing in exchange for approval of more up-market projects. The study expects this trend to continue in the future. Finally, the continued growth of internetconnected street lights, HVAC systems, parking meters and other infrastructure means that city planning organizations have more data than ever before on how cities are used.
