We both recently retired at 65 and are ready to downsize. We want to find our new home first and then sell our current residence. Figuring on the low side, our home should sell for around $225,000. We hope to buy for that same amount and pay off the loan on the new property as soon as our current home sells. We have no mortgage or debt except a car loan and excellent credit scores. We are delaying Social Security for now, so we appear to have no income. We have some savings plus retirement accounts. What options do we have for financing the new home until the old one sells?

This is a debatable matter. On one side is the buy-and-sell team while on the other is sell-and-buy. The problem is a “no-income” barrier because lenders need to know at the time of origination how a mortgage will be repaid. Purchasing before retirement would have been easier they could see you had an income. One option is a reverse mortgage. You can use it to buy real estate if over age 62 but it requires a lot of cash. The National Reverse Mortgage Association says a 67-year-old buyer purchasing a $200,000 property with a reverse mortgage might need $127,507 for the down payment. Closing costs are extra. This is also not a good solution because of significant up-front financing costs you expect to pay off quickly. Perhaps, look into a bridge loan on the first property. However, if the property sells for $225,000 your closing check is likely to be smaller. Think of such reductions as selling fees, closing expenses, etc. Also, we don’t know the final sale price or the closing check

ow, more renters can act like eco-conscious or thrifty homeowners and turn the thermostat down in winter an up in summer. “Increasingly, property managers are billing residents for utilities directly, through sub-metering or through an allocation system,” says Joe Greenblatt of Sunrise Management, San Diego. A recent survey sponsored by the National Multifamily Housing Council {NMHC} of one-quarter million renters, only 19 percent have their electricity bill included in their monthly rental charge, and 25 percent report their gas bill is included. Apartment managers also sometimes offer a choice on whether renters purchase Internet and cable along with a choice of providers — but it’s a limited choice, “maybe between two,” says Rick Haughey of the NMFC. Á la carte utility bills, especially those based on the exact usage of each unit, should appeal to renters, speculates Haughey, because it offers them control of their expenses. He notes property managers factor in probable utility

charges when considering if a rental applicant’s income will support rental costs. Still, for renters on a tight fixed income, there’s also comfort in a set all-in-one leasing fee. Renters who pay for their own utilities but worry about fluctuating charges should investigate if their provider offers a “budget” billing plan that charges a pro-rated portion each month based on annual estimated usage, suggests Vanessa Bright, a financial counselor with BeeHavin’LLC, Odenton, MD. “It is possible for a person to have a surplus at the end of the year or a deficit, but it makes it easier to plan from month to month,” she adds. Having a choice is “positive,” except that many people aren’t experts at “navigating the energy, cable and Internet markets,” says Jim Chilsen of the Citizens Utility Board, Chicago. However, it’s usually the case “your local, regulated gas and electric utilities are your best bet, compared with any offer [from non-regulator competitors] peddled door-to-door,” concludes Chilsen.
