The Female Home Financing Advantage

M

en may earn higher wages than women, on average, but they’re not as good at managing that money – at least when it comes to mortgages, new research shows. A new report from Washington, D.C.-based Urban Institute indicates that single female borrowers perform better than single male borrowers on the issue of making punctual mortgage payments. A single female borrower had a 5.8 percent probability of loan default compared to 6 percent for a single male borrower. Yet, despite being better at paying their mortgages, females tend to pay higher mortgage interest rates than their male counterparts: 5.48 percent versus 5.41 percent, respectively. J. Keith Baker, program coordinator for Mortgage Banking & Financial Services and faculty member at North Lake College in Irving, Texas, says other studies shine a positive light on females and their home financing behaviors. “Studies by Experian have shown as recently as this year that women have a slight edge in credit scores, but have been 4

Women are better than men at paying for mortgages, research shows 8.1 percent less likely to be 60 days or more delinquent on their home mortgage as men are,” Baker says. “Additionally, on average, women have a mortgage balance that is 7.9 percent less than men.” Baker’s own ongoing studies of millennials indicate that the older cohort of single millennial women are now choosing to buy their own homes, “and there is a statistically significant higher number doing so who have been married before and are now single,” Baker says. Consider that 15 percent of homebuyers in 2016 were single women, per the National Association of Realtors. “Of the hundreds of homes I’ve sold most recently, more

than 30 percent were to single women of all ages,” says Liz Jones, Realtor with Jones Realty Group in Temecula, Calif. “And four of every 10 homes I’ve ever sold have been to single women over the age of 50. They have good jobs and larger down payments.” Joslyn Ewart, author of Balancing Act: Wealth Management Straight Talk for Women, says she’s surprised that lenders continue to get away with charging women borrowers a higher interest rate – despite their superior mortgage repayment record. “Women tend to be more comfortable with longer-term investing than men, and the purchase of a home is a longterm investment, so women’s

increasing interest in owning this type of asset makes sense,” Ewart says. “A home is a tangible asset that represents security and taking care of a family, which are important feminine values. Consequently, her mortgage is likely the first bill she will pay monthly.” Additionally, “women are much better at contemplating the repercussions of their actions,” says Gillian Kindel, advisor with Mosaic Financial Partners, Inc. in San Francisco. “Women are more exposed to everyday stories and personal experiences of how a female friend or family member had to pull it all together and optimize limited resources. They know that ‘happily ever after’ is a myth perpetuated by a culture

that wants to benefit from this fantasy.” Experts say single women need to consider several things carefully before applying for a mortgage and purchasing a home. “Carefully establish a realistic spending plan so you can determine how much you can afford to spend on a home and how much you need for a down payment,” Ewart says. “Also, be sure you have a high credit score to guarantee eligibility for the best mortgage interest rates, and shop around for a mortgage lender.” In addition, work with a financial professional to plan best scenarios based on your unique circumstances, Kindel says. “Also, don’t rely solely on what the bank is willing to loan you – the fact is that what they’re willing to offer you may be in excess of what is prudent,” Kindel says. Ewart agrees. “Never, ever overspend on the purchase of a home. No matter how perfect a home might seem, there’s always another out there equally perfect,” she says. November 25, 2016

Modern Costs Question:

We have been looking at a home that is being modernized and fixed-up. We very much like the property and the upgrades added by the builder. The sticking point is price. The developer set a price and we think the right number is about $30,000 less. With misgivings we made an offer on the property through a broker midway between what the builder wanted and what we wanted. The offer was instantly rejected and the builder said another buyer was interested in the property. Several months have gone by and still no sale. Should we re-submit our bid?

Answer:

If the builder had been able to get a quickie sale, you would then know that his or her estimate of value was on-target. The inability of the developer to quickly sell the property suggests that your instincts were right.

The builder now faces several costs. First, the loss of a sure sale with you. Second, the cost of continuing to own the property. Third, potentially another cost, a sale price lower than your first offer. Houses have a particular allure. They are about more than money, they also reflect ego, status and personal preferences. Once a purchase offer is rejected you have to wonder if some of the attraction has been lost. From your experience several questions emerge: First, why hasn’t the home sold? Do you have any feedback from your broker? Second, are you still interested in the property? If yes, are you prepared to re-submit your bid or do you now think a lower offer is in order? Third, since time has gone by what has happened to the local market? Did the house not sell because of a particular concern such as price or condition or are sales simply slow in the neighborhood? If sales are slow, then maybe the builder will want to reconsider the price. Fourth, have you since looked at other houses? How do they compare? Is there a different property, which now seems more appealing? If you do elect to go back with a second offer, be careful how you express your interest. Don’t gloat

over the builder’s inability to re-sell the property, a deal could have fallen through for any number of reasons. For instance, maybe the purchasers’ financial situation changed, something that’s not the builder’s fault. If you want to make another offer, your broker can say to the builder, “my clients continue to like the property but they just can’t get to the original asking price. Some time has now passed and everyone has had a chance reconsider the whole matter. Would you look at a second offer from the buyers? Maybe there’s something we could work out so that you can finish up this project and get on with a new one….” In other words, offer the builder a benefit that will come from your offer in addition to money, in this case the ability to close the deal and move forward to a new project that hopefully can produce a better financial result.

Buyers Keep Options Open, Consider Renting Instead

Average buyer spends 17 weeks finding a home, while renters take 10 weeks

ost people that have moved recently considered both renting and buying when they were looking for a new place to live, according to the 2016 Zillow Group Report on Consumer Housing Trends. The report surveyed more than 13,000 renters, homeowners, buyers and sellers. Respondents were asked about their home search experience, aspirations and preferences. Buyers had a hard time getting the first home they made an offer on, with 54 percent reporting that they were unsuccessful. The survey found that 47 percent of all homebuyers are first-time buyers. The discrepancy might mean that many buyers keep their options open when it comes to buying or renting. Among those who bought a home in the last 12 months, 66 percent of Millennials considered renting as well. Just over half (54 percent) of Generation X buyers considered

renting and 32 percent of Baby Boomer buyers did. “It’s difficult and time-consuming to find a home to move to, especially in competitive housing markets,” Jeremy Wacksman, Zillow chief marketing officer, says. “With firsttime buyers competing for a limited number of homes on the market, savvy shoppers have a Plan B, hoping to buy if it works out, but willing to sign a lease for a home if they don’t make a deal by the time they need to move.” The report indicates that renters spend an average of 10.4 weeks searching for a rental home or apartment, while the average buyer shops for about 17 weeks to buy a home. Even in weak rental markets, however, low-income renters take significantly longer searching for a new place to live, taking on average 12.1 weeks. For many renters, buying is simply not a financial option. The median income of homebuyers is $87,500 a year, while renters make, on average, $37,500.
