How to Hire a Real Estate All-Star Buying? Selling? The right real estate agent can make all the difference.
Y
ou wouldn’t walk into a courtroom without a skilled attorney by your side. Why enter into what could be the biggest financial transaction of your life without the right real estate representation? An experienced, marketsavvy agent can help you buy or sell a home quicker and at a preferred price. In many areas, highly competitive seller’s markets – low housing inventory and appreciating home prices coupled with continued low interest rates – mean that house hunters and sellers alike need expert guidance, an all-star agent who can be counted on to knock one out of the park. “Buyers are looking for an agent they can trust, someone who knows the neighborhoods intimately but who also has the relationships and the proactive nature to find homes that aren’t yet listed on the market,” says Mark Kitching, associate partner with Partners Trust, Los Angeles. For sellers in the most competitive markets, an agent with extensive knowledge of contracts who knows how to attract and handle multiple offers is especially valuable. “They need a full-time agent with experience in a tough seller’s market,” says J.P. Piccinini, broker/owner of JP and Associates Realtors, Plano, Texas. More than half (53 percent) of buyers polled about what they value most when 4
choosing an agent said they wanted someone who could help them locate the right home; and 12 percent said they wanted an agent who could help them negotiate and close a sale, according to the the National Association of Realtors’ 2015 Profile of Home Buyers and Sellers. The qualities buyers value: agents who are responsive, knowledgeable and have a flexible schedule. “An agent should be able to answer their phone and get back to clients in less than an hour,” says Mark Ferguson, agent with Pro Realty, Greeley, Colorado. “Knowledge of great lenders, inspectors and title companies is important.” Sellers want agents who do more than the traditional 3 Ps, says Riccardo Ravasini, Keller Williams, New York: put a listing into the MLS database, put up a sign and pray. “Sellers want someone who will creatively market their unit, including promoting the listing to nearby residents and to targeted media outlets, and will leverage his or her own network of interested buyers and investors,” says Ravasini. When offers shower down in a bidding war, a broker’s negotiation skills are key, says Patrick Beringer, RE/MAX Metro Realty, Seattle. While many consumers think it’s a smart move to negotiate a lower commission rate for an agent, Beringer says, “If an agent is so eager to cut their commission just to get your

business, how effectively will he or she negotiate on your behalf?” Choose an agent carefully. The right one can swing your sales price 5 to 10 percent higher; the wrong one can lead to no sale at all, says L.A. agent Mark Kitching. A poor agent is a costly mistake for both buyer and seller, he points out. “A seller can be sued by a buyer for poor guidance and failure to disclose things that the agent left out. A buyer can be left with a home that’s a bad investment,” Kitching says. Ask family and friends for referrals to agents they were satisfied with. Attend local open houses and meet with agents. Search online and read agent reviews. And be prepared to ask plenty of questions. “Ask how long they’ve been in the business, how many deals they do a year, what areas they specialize in, what kind of negotiator they are and if they have time in their schedule to devote to your needs,” suggests Kitching. “If you’re a seller, ask what strategy they would implement to sell your house and why.”

Where’s Our Deduction? Question: When we completed our income taxes this year we noticed something strange. We were unable to deduct mortgage interest or property taxes. Why have these deductions disappeared?
Answer: Not to worry, deductions for mortgage interest and property tax write-offs remain in place. Not only that, but the deduction for mortgage insurance costs also remains in place, at least until the end of this year. What’s changed is how mortgage costs and the standard deduction compare. When borrowers look at the cost of real estate financing they are typically comforted by the notion that mortgage interest is generally deductible. In most cases, you can deduct all of your home mortgage interest. How much you can deduct depends on the date of the mortgage, the amount of the mortgage, and how you use the mortgage proceeds. Points, property taxes and mortgage insurance premiums may also be deductible, although – as is

always the case with taxes – subject to an assortment of potential limitations and exceptions. In recent years, however, several trends have reduced the value of real estate write offs. First, we owe less mortgage debt. According to the Federal Reserve Bank of New York, mortgage debt in 2008 hit $9.99 trillion but fell to $8.74 trillion at the end of 2015. And interest rates have slipped. The average annual mortgage rate in 2008 was 6.03 percent versus 3.85 percent in 2015, according to Freddie Mac. Combine a trillion-dollar-plus reduction in mortgage debt with interest rates that are a third lower and the result is simply less interest to write off. But less debt and lower interest costs are not the whole story. The standard deduction in 2008 was $5,450 if single and $10,900 if married and filing jointly. By 2015 the standard deduction had increased to $6,300 for singles and $12,600 if married and filing jointly. Let’s imagine that you have a new $175,000 mortgage at 3.85 percent. In year one, interest will amount to $6,682. Throw in property taxes, mortgage insurance plus state income taxes and many borrowers might not have $12,600 in itemized deductions. For them, the standard deduction could be a better option, especially

in the seven jurisdictions where there is no state income tax and the two states that do not tax wages. Now imagine the same $175,000 mortgage at 6.03 percent. Interest in the first year will cost $10,494. Add in real estate taxes, mortgage insurance and state income taxes and the result will readily top the $10,900 standard deduction from 2008. Every April 15 renters across the country once felt the pain of not owning a home when they wrote out their checks to the IRS. These days, not so much. “The lack of tax savings is just one of numerous reasons why homeownership is the lowest it has been in decades, and we believe homeownership is headed lower,” John Burns of John Burns Real Estate Consulting asserts. Bottom line: the mortgage deduction isn’t gone. It’s just that mortgage rates and debt levels have fallen so far that in some cases the standard deduction is a better option.

nother sign that the housing market is getting on its feet: more homes are coming down. Nearly eight percent of single-family homes constructed in 2015 involved the tear-down of an existing house on the lot. In areas with older homes the percent is much higher, according to estimates from the National Association of Home Builders. A substantial number of buyers appear not only qualified to purchase homes but also to fund the tear-down of the existing structure and rebuilding to suit their taste. If you’re selling a home that may be torn down, how far should you go in prepping the place by painting, de-cluttering and even making repairs? First, understand the chance that your home will be torn down. “If your house is over 40 years old, not remodeled or if new houses around you are selling for more than double what you paid for your property, there’s a good chance someone may buy your property just for the dirt,” says Zachary Finn, Finn Real Estate Enterprises, Ft. Lauderdale. Sellers of possible teardowns should make practical repairs and

basic preparations that allow for a good showing, but they should not do a major overhaul, says Finn. “Make the place show better and you may raise the perceived value more than you think,” he says. Indeed, the price buyers are willing to pay can determine whether a house is doomed to demolition. A rough rule is that if a home can be purchased for one-third of the price the newly constructed house on the lot will sell for, the teardown math works, says Suzanne Lanyi Charles, assistant professor at Cornell who has studied teardowns. If the school system for the neighborhood ranks high, teardown chances increase steeply, she notes. Especially when a home is a borderline teardown, “You want to make it look as good as possible so that buyers who will be moving in are competing with those who want just the land,” says Finn.
