How to Succeed at ‘Fix and Flip’
Why Real estate investing can be a smart way to make money – for those who are prepared.
A
aron McDaniel entered real estate investing at 23 with a very different perspective from the one he has now. Like other first timers, he wanted to make money. Quickly. He listened to brokers who told him that with his $50,000 annual salary he could afford to purchase a $500,000 property in San Francisco and rent it out to maximize his investment. Within a year, the value of the home dropped to $170,000. McDaniel was left struggling just to make high balloon payments on the mortgage. “I got caught in speculation before the crash and lost big,” recalls McDaniel, a serial entrepreneur and co-founder of the Access Investors Network, a mobile aggregator for equity and debt crowdfunding deals. McDaniel picked himself up and went on to invest in real estate successfully – this time with more thought and selectivity. He negotiated a loan payment for the first property and recalibrated. Instead of renting, he decided to focus on buying properties for rock-bottom prices and selling quickly. He purchased several homes at the bottom of the market, in the $150,000 range. He was able to remodel them and sell for twice the purchase price. Since then, he has moved into commercial property. Popular TV reality shows depict the dramatic before-and-afters of entrepreneurs who fix, list, flip or rent, transforming a property from shack to showcase in just 30 4

minutes. Little wonder average folks get the itch, wondering if they, too, could flip or rent homes to make some extra money. Experts say it can be done, but only with discipline and the right mindset. “You have to treat your rental property business the same way a CEO would look at any other business, because that is what it is,” says Brandon Turner, a real estate investor and author of “The Book on Rental Property Investing,” (BiggerPockets Publishing, 2015). “Monitor your business’s health, hire the right people to do the right jobs and find ways to improve your bottom line.” Looking back, McDaniel identifies his big initial mistake: a get-rich-quick attitude. Lesson learned. “I figured out that I couldn’t be greedy,” he says. “I had to work up to higher value properties slowly.” McDaniel learned to pace himself. Eventually, when his advisors encouraged him to spread himself out a bit, buy more properties and take on more debt, McDaniel refused. He ignored those who promised to broker deals that just didn’t feel right.

1. LAY A FIRM FOUNDATION Building wealth through real estate requires taking consistent action over a long period of time, Turner says. But before you can take action, you must develop a written business plan, even if it’s merely writing your strategy for achieving financial freedom through rental properties. • What’s your strategy? • What type of properties won’t you buy? • What kind of properties will you buy? • How often will you buy properties? • How will you finance it all? 2. KEEP LEARNING Knowledge is power. Once you understand the basics of real estate investing, Turner says, keep learning, and keep a laser focus on your path. If your goal is to invest in rental property, don’t spend time thinking about fix-and-flip. 3. LIVE BY YOUR METRICS Metrics determine how your property is performing. Sticking with them over time and using established metrics to measure your business will help you stay steady and reach success. Will Mortgage Rates Rise Soon? Question: So far this year, mortgage rates have been well below 4 percent. Given the Fed’s efforts to raise interest levels when can we expect higher mortgage costs?
Answer: The Fed raised interest rates in December and it’s widely expected that the Fed will raise rates two times this year, down from the earlier estimate of four increases. Figuring a .25 percent increase with each raise, the general idea is now that the Fed will increase rates by .5 percent this year. Such predictions, forecasts and guesses have several major problems. For starters, just as the Fed is no longer expected to

increase rates four times this year, likewise the latest predictions – two increases in 2016 – are not cast in stone. It could be wrong. Also, keep in mind that Fed rate increases impact the banking system and most lending – but not all lending. Mortgage rates are a byproduct of market forces – supply and demand. They are not set by Fed and any governmental body. In fact, it’s not usual for mortgage rates and Fed rates to move in different directions. It’s enormously difficult for mortgage rates to rise at this time because there’s cash everywhere and not much demand. In Europe and Asia more than $5 trillion is being loaned with negative interest rates. That means investors who put in $1,000 get back something less. In the U.S., excess bank reserves amounted to $2.3 trillion in February, up from less than $2 billion in 2008. That’s money that is not being loaned. Why? No lender wants to make a long-term loan commitment at a low rate and rates are low in the first place because there’s relatively little demand to push them higher. We could be in for low rates for a very long time. As Bill Gross, the noted bond investor with the Janus Capital Group, notes, “Our finance-based

global economy is transitioning due to the impotence of monetary policy, which has always, and is now increasingly, focused on the elixir of low/negative interest rates.” While low rates are great for borrowers they hobble savers and investors. Just ask anyone with an IRA or certificate of deposit. Low rates also hurt banks. According to Gross, the “banking/finance seems to be either a screaming sector ready to be bought or a permanently damaged victim of write-offs, tighter regulation and significantly lower future margins. I’ll vote for the latter.” If banks have those “lower future margins” then we also have the suggestion of lower mortgage rates. Is this what will happen? We don’t know for sure, thus there is no way to say with any certainty when higher rates will be back – or what “higher” really means.

he financial security of many baby boomers may depend on whether they can accomplish something they’ve never done: move to a smaller, less expensive home. Nearly 76 percent of those 55-64 own a home, according to first quarter 2016 data from the U.S. Census Bureau. Twenty-seven percent of households in that age group has no retirement savings or defined benefit plan and has few other financial resources. Social Security, even supplemented by modest savings, may not cover the expenses of a home – even one with no mortgage. May 13, 2016
“Given the relatively modest amounts many retirees have or will have in their retirement savings accounts, we think downsizing will become more popular,” says Steve Sass, program director for the Center for Retirement Research at Boston College. While Sass knows of no statistics on how many do downsize, “the estimates indicate that relatively few do it.” Benefits to downsizing sooner rather than later, he says, include realizing financial rewards sooner, having the energy to make a move and the ability start over with new friends and social connections.
