Bullish on Buying? Question: Real estate values in our area increased strongly in 2015 and are predicted to go up this year, too. Doesn’t this mean that now is the time to buy, before prices go higher still?
Answer: The future remains a mystery, despite the best efforts of economists and soothsayers to tell us what will happen tomorrow. Last year was the best for the existing market in many years. According to the National Association of Realtors, sales for 2015 hit 5.26 million, the highest annual level since 2006. National median home value in December rose to $224,100, up 7.6 percent from December 2014, marking the 46th consecutive month of yearover-year price gains. NAR also says metro areas are doing well. According to the association’s most recent figures, 154 out of 178 metropolitan statistical areas saw year-over-year price increases in the third quarter

of 2015. That said, the market’s performance in 2015 tells us nothing about the future. It also says some cautions are appropriate. Think back to 2007. Home values were soaring. Someone looking at pricing figures that year might have been justly amazed at the rising values seen nationwide. As it happens, 2007 was also the year when prices peaked. According to the Federal Housing Finance Agency, home values in the third quarter of 2015 were actually 3.7 percent lower than in 2007. For that reason loan limits will be largely unchanged in 2016. Notice what the metro area price numbers tell us. Most, but not all, areas enjoyed price increases in the third quarter. Values fell in 24 areas. Even in areas where prices are rising it does not mean all home values are increasing. According to Weiss Residential Research, the percentage of homes losing value increased during the quarter, from 23.40 percent in July to 26.37 percent in September. By a lot of measures, the economy in general is doing better. In particular, job numbers look good. This is positive for housing, because with rising incomes more people can consider buying. Just as in 2007 we don’t know with certainty

that home values will go higher. It seems logical that they should; we still have not caught up with 2007 values, the population has grown and mortgage rates remain low. But logic does not necessarily reflect what will actually happen. Real estate is a local business so what the economy does nationally or in most metro areas may not be relevant in your situation. Look closely at the trends in the market where you want to buy and talk to real estate brokers. Ask about the job base and the local population. Is a lot of new construction coming on the market? How do prices and unit sales compare with the past few years? What type of fixed-rate financing is available at par? With more and better information you can make a better decision.

When Boomers Go the Rental Route Cashing in the homestead for a nest egg and freedom

hile many young adults struggle to improve their finances in order to buy a home, some baby boomers are choosing the opposite route, selling their homes and renting instead as a path to a more secure retirement. When boomers own a home with a relatively small mortgage, selling and then investing the proceeds can “free up more cash flow to a limited income,” says Whitney Lee, oXYGen Financial, a financial advisor in Alpharetta, Georgia. Financial planner Jeffrey Christakos, a certified financial planner in Westfield, New Jersey, sees many boomers using the equity built up in their homes over the years to help fund their retirement. “For most, net worth is tied up in 401K plans and primary residences,” he says. “They really can’t afford to keep the house going.” To illustrate, Christakos outlines a typical scenario. A retiring boomer couple has a home they could sell and net $500,000, an IRA worth $500,000 and an expected $50,000 annually in Social Security income. They need an income of $90,000 in retirement. In this example, selling the home would provide a

$1-million investment base. “Depending on the investment allocation and the market conditions,” Christakos says, they may expect a four percent distribution rate from their investments, providing them with the extra $40,000 they need to supplement Social Security. If instead of selling, the couple could stay in the home and tap equity via an equity loan or line of credit, notes Christakos. But they also risk paying more in interest on the loan than they reap in investment income. Beyond just freeing up cash to supplement a limited income, the decision to rent is also driven by a desire for greater freedom. “Many retirees are interested in travel, and are happier with the shorter term commitments and flexibility renting can provide,” says oXYGen’s Lee. “If they want to live somewhere different next year or the year after, it’s much easier.”

“At least three bedrooms, at least 1,700 square feet or a finished basement, a yard, something I won’t have to upgrade too much, a nice kitchen, a good floor layout, and, of course, a good neighborhood with good schools and friendly neighbors.” Like many prospective homebuyers, Razzaghi and her husband’s first step was to cruise the Internet. “We want to get a really good sense of what is on the market,” she says. Online information helps her compare different neighborhoods and narrow the search, she says. Some 42 percent of recent buyers started looking for a home online, according to the National Association of Reators’ 2015 Profile of Home Buyers and Sellers. They use multiple screens – smartphones, tablets, laptops – to track down information and tools during different phases of their search, from descriptions of properties for sale, maps and data on neighborhoods to comparing mortgage financing options. “A lot of people go online to learn more and educate themselves,” said Britt Beemer, chairman and CEO of America’s Research Group, Charleston, South Carolina. “Buying a home is the single largest big ticket purchase and people want to make sure that they are not wasting their money or making a mistake.” Some 92 percent buyers of use the Internet at some point of process, according to NAR research. “We have seen a huge rise in Internet search for homes,” says Jessica Lautz, managing director of survey research and communication. At the same time, the use of real estate professionals to help buy and sell a home is at an all-time high. Eightyeight percent of buyers who searched

for homes online eventually purchased their home with the assistance of an agent, according to NAR. Buyers 18 - 24 are the most likely to use an agent – 90 percent – but more than 85 percent of buyers in all other age categories also rely on a professional. Homebuyers say they turn to real estate professionals to find the right home, negotiate terms of a sale and help with price negotiations. Particularly in strong real estate markets where inventory is tight, the use of an agent can help buyers move more quickly to identify and bid on a home. Local real estate websites are reaching out to cater to online shoppers, providing listings and tools such as mortgage calculators, neighborhood profiles and school report cards. At the NAR website realtor.com, the goal is to provide consumers the information they want when they want it, connecting them to a real estate professional when the time is right, says Janice McDill, vice president of

corporate communications. The number of unique users at the site is up 43 percent year-over-year, McDill says, with active listings accounting for more than 80 percent of all pages views. “This illustrates the efforts we’ve made to draw more visitors to our site, but it also reinforces the fact that more people are turning to the Internet to discover and create their perfect home,” McDill says. Back in Pennsylvania, homeshopper Razzaghi, too, says she and her husband will work with a real estate agent to narrow their choices and put in an offer to buy a home. “They have more experience. It’s a nice way [to learn] specific things about neighborhoods or about the houses themselves that I wasn’t aware of,” she says. “I also think realtors are really important when you find a house you like. They can help with the offer process and getting all the paperwork together.” 9
