MORTGAGES Many Americans are clueless on their mortgage rate – and how much they could save by refinancing.

“Age ain’t nothing but a number,” as

the saying goes, but do mortgage rates deserve the same devil-may-care attitude? They might not deserve it, but they’re getting it. More than one-third of borrowers – 35 percent – say they are not very confident they know what their current mortgage rate is, according to a Bankrate. com’s February Money Pulse survey.

“Your mortgage rate is one of the most important numbers in your financial life, and there’s a good chance that one of your neighbors has no idea regarding how much he or she is paying,” Holden Lewis, a senior mortgage analyst at Bankrate.com, said in a statement accompanying the report. “Given how far mortgage rates have fallen, these people could be missing substantial opportunities to save

money by refinancing.” Current mortgage rates are less than 4 percent – Bankrate’s average mortgage rate in 2014 was 4.24 percent – and many housing analysts anticipate them rising to 5 percent during 2015. Refinancing at today’s lower rates could produce huge savings for current homeowners. For instance, refinancing a $200,000 loan from 6 percent interest to 3.80 percent (the average fixed

rate for a 30-year loan) would save $267 per month. All signs may point to right now as the time to buy (or refinance), but if rates tick to 5 percent, a fifth of Americans (21 percent) say renting would be a better investment than buying. More than a quarter (26 percent) say rates would have to hit double-digits before renting became a better option than buying.

inally, you have a good, decent-paying job. Is it time to start thinking about buying a home? Maybe not yet. To secure a loan, mortgage applicants need stable and predictable earnings, in addition to a good credit score, among other factors. And with the doublewhammy of tighter lending rules and a decimated job market during the years following the financial crisis, many still struggle to win mortgage approval. For example, a “Housing Barometer” prepared

by Trulia found that in the fourth quarter of 2014 the employment rate for 25- to 34-year-olds, a key demographic group for boosting the housing market, was only 46 percent “back to normal” to pre-crisis levels. Usually, explains Stuart Feldstein, president of a lending research firm in Hackettstown, New Jersey, mortgage lenders like to see that someone has been working at a job for two years. That’s the general rule, but there are exceptions. “Each lender has their own guidelines,” notes Charles Chedester, lender with a

lending company in Urbandale, Iowa. Moreover, Chedester says that most borrowers he sees have work that passes muster, probably because steady earnings put them in a position to have saved enough for a down payment. But a borrower’s job will definitely get scrutiny now. The “no-doc” loans available in the early part of last decade, which allowed a borrower to state a certain income without verification, are gone. Expect lenders to call or mail a form to an employer to verify income and

other job-related details, says John Councilman, president of the National Association of Mortgage Brokers. With the job market still healing, some borrowers may not have jobs that meet approval. But sometimes borrowers with lessthan-ideal job situations may have other circumstances, like requesting a small mortgage in relation to their income, that help them get approval. Here, a peek at how lenders may look upon a few job situations that have made borrowing in a tough economy difficult:

The Self-Employed or Commission Worker If you’re your own boss, or earn strictly from your performance, and you saw a meaningful earnings bump last year, you may be inspired to buy a home. Lenders may not share that optimism. “Most lenders won’t allow the use of the most recent year of earnings,” Palandri says. Expect to provide two years of income tax returns, and a year-to-date average, adds Chedester. Lenders take the average of those three figures. Self-employed workers are particularly challenged, says several lenders, because that their income is the re-

ported bottom line on tax returns, which may reflect less money than they actually draw, since so many items – car expenses, for example – are tax deductible. The Part-Timer The number of parttime workers is up, according to U.S. Bureau of Labor Statistics, with 2,432,000 people reporting that they could only find part-time work at the end of 2014; the number was about half that in 2007. What’s important for part-timers is stable history – two years or more, says Don Frommeyer, past president of the NAMB. “I’ve had a borrower approved who had

the same three part-time jobs for nine years,” he adds. On the other hand, Frommeyer warns, if fulltime hours recently were reduced that could be problematic.

If you’ve recently switched jobs, but your work is within the same field, and it’s a lateral move or promotion, lenders say that the change usually is viewed favorably. But an involuntary move – say after a several-month layoff – could hurt, especially if the gap in employment was within the last two years or included a drop in income.

Ask Questions There are many non-broker specialists associated with real estate transactions – lawyers, lenders, termite inspectors, appraisers, closing agents, insurance brokers, home inspectors, etc. As you meet such professionals ask them to tell you more about their services, what you as a real estate salesperson should ask. Get copies of the forms they use and learn what the forms say and mean. 4. Volunteer for Desk Duty Yup, answer the office phone. You never know whom you might meet. One savvy salesperson recently told me that he got a listing for more than $2 million from floor duty. It happens. 5. Partner Up When you have an opportunity but not enough experience or skill, then work with someone who does. Yes, you’ll get a smaller fee if the transaction is a success, but that’s better than no fee, a possibly botched deal or the loss of a potential referral source. Speak with success professionals and you’ll likely find that they employed at least one of these strategies when they started out. If such approaches worked for them, then why not for you?
