Home shoppers clear your calendars: Your search may take longer than you anticipate. A recent survey sponsored by the National Association of Home Builders found that about one-quarter of American adults who report that they’ve been actively searching have been at it for three months or more. Drawn-out hunts have been especially occurring in markets with a shortage of homes for sale. In Atlanta, for instance, inventory shortages are prompting many to “wait to see what new properties are coming to market,” notes Bruce Ailion of RE/ MAX Town and Country. In Los Angeles late last year, “buyers simply grew tired of bidding against each other,” says Mark Cianciulli, cofounder of The CREM Group, with some buyer deciding to “take a break” and look again in 2019. At the start of this year, inventories are growing in many places, but are still below averages. To avoid a protracted search that yields

nothing or prompts you to pounce on a home that ends up being not what you really want, draw up a list of “must-haves” says Aner Sela, a University of Florida expert in consumer decision -making. Make the list “after a preliminary survey to learn what range of options is actually available and affordable.” A priority list “helps us keep sight of the big picture, reminds us what we are really looking for,” says Sela. That’s an effective shopping method, especially in these times, says Christopher Pagli, with William Raveis Legends Realty in Westchester County, N.Y. He’s been asking buyers to list priorities, and then he presents all the homes in the general area that fit those demands. Indeed, zeroing in on one particular neighborhood because of the rating on the school district there is one common impediment, adds Ailion. “If they visit other nearby schools, they may find the district with the highest test scores isn’t the only option for their child.”

We expect to buy a home in the coming year. We have begun to work with a mortgage loan officer and have started to save more and spend less in an effort to improve our credit score. The loan officer mentioned in passing that a new credit scoring program next year might also help in our situation. Can you explain this?

Answer:

Most likely the mortgage loan officer was referring to the new UltraFICO credit scoring option being developed by Fair Isaac, a pioneer in the credit scoring field. In the usual case, credit scores look at five basic measures. Under the FICO-brand system these

While the current credit scoring system is widely used, it doesn’t track cash flow – the money that goes in and out of various accounts. With a borrower’s permission, UltraFICO will look at checking, savings and money market accounts starting next year. “Seven out of 10 consumers who exhibit responsible financial behavior in their checking and savings accounts could improve their score with the UltraFICO Score,” says Fair Isaac. DBRS analysts Paul Fazi and Chris D’Onofrio explained in November that the new system will “take into account the length of time subject accounts has been open, the volume of activity in such accounts and any evidence of savings activity. The new score will also be driven by a minimum account balance over some period of time and any history of overdrafts. The score will ultimately represent more of a financial behavior assessment of the borrower rather than the more traditional fact-based assessment.”

The new system likely benefits those who plan, budget and save. As well, if you look at the five factors used to develop a credit score, there are several that are easy handle. First, don’t open new accounts. Sometimes you’ll be offered a discount if you will buy with a merchant’s extra-special credit card. That’s actually a new account in the eyes of the credit industry. It may be cheaper to pay the going price than to lower your credit score with a new credit account. Second, overdrafts are actually a credit problem that can largely be resolved in advance with the use of overdraft protection, a line-of-credit attached to a checking account. Such lines are generally free or inexpensive, meaning there is little reason not to get one. And, interestingly, overdraft protection is unlikely to impact your credit standing.

While full-time agents are likely to say they are more professional and educated than their parttime counterparts, parttimers say they have fewer listings and are able to spend more time on each client. Part-time agents should be upfront with their schedules and limitations, experts say, but a homeowner or buyer should always do adequate research and get a complete picture of their work experience – just as they would for a full-time agent.
