Keeping Up With Costs

Transportation and housing costs are rising, but wages aren’t keeping up

or people with moderate income, housing and transportation take up a disproportionate amount of their income – 59 percent, according to a survey by the Center for Housing Policy, a research affiliate of the nonprofit National Housing Conference, dedicated to urban sustainability. These rising costs affect people’s ability to provide for other needs, like food and healthcare. Most families either cut corners or accrue debt. In areas like Washington, D.C., Boston and San Francisco, high income levels combat high housing and transportation costs. However, in other urban places like Riverside-San Bernardino, Calif., Miami and Los Angeles, relatively low median incomes do not keep up with moderate to high housing and transportation costs. The average burden of these expenses makes up 65 to 72 percent of household income. The inclusion of transportation costs tips the scale of affordability in metro areas. When the top 25 regions indicated by the CHP report are ranked by most to least affordable only by housing, Pittsburgh ranks no. 1. Pittsburgh drops to no. 7 when transportation costs are added. Chicago ranks at 18 but moves up to 13th place because transportation is relatively inexpensive, CHP

researchers say. Growth in housing and transportation costs outpaces incomes from 2000 to 2010. Data shows that in spite of the housing downturn, housing expenses between 2006 and 2010 were 52 percent higher than in 2000. Additionally, gas prices rose and transportation expenses went up 32 percent. Overall, housing and transportation costs increased at a rate of 1.75 times the growth of income during this period. In Detroit, housing and transportation costs rose 4.5 times faster than income. Researchers recommend that local and state governments help reduce costs for moderate-income households. They could preserve already-affordable homes near job hubs and public transit stations – location-efficient areas. The researchers suggest that authorities reduce construction costs, improve public transportation and use public investment to support affordable housing. By focusing on these simple steps, local and state government can lessen the burden on moderate-income households.

ederal spending on real estate is more likely to benefit single-family homes than multifamily housing, advocacy group study shows A new study indicates that the sprawled suburban development of primarily single-family homes is disproportionately encouraged by Uncle Sam. The study, conducted by Smart Growth America, a land development advocacy group based in Washington, D.C., found that the federal government spends $450 billion per year on real estate in the form of tax expenditures, loan guarantees and low-interest loans and grants. This spending has a powerful effect on the U.S. real estate market, impacting where real estate is developed and which projects are constructed. The study further revealed that small multifamily buildings are less likely to receive financing, even though most U.S. renters live in these smaller buildings. According to SGA, which, according to its website, “works with communities to fight sprawl and save money,” these federal expenditures are not coordinated across agencies or for national outcomes. Ilana Preuss, SGA’s vice president/chief of staff, says, “Right now, it’s essentially a bunch of

programs operating independently of one another.” For example, there’s no cross-program intent to reinvest in existing communities, which can increase property values and save taxpayers dollars by reusing existing infrastructure. “If we never maintain what we have, if we never reinvest, we’re subsidizing development farther from our neighborhoods,” Preuss says. “This bleeds tax dollars because we have to build roads and sewer systems from scratch and won’t return as much value.” Preuss says that people who want to live near jobs, schools and neighborhood amenities and save money and time spent on transportation should resist sprawl and the federal government’s actions that lead to it. he do-it-yourself (DIY) movement in home improvement continually grows stronger as a way for people to update their homes while saving money. Painting Prep

Repainting a room is a quick, inexpensive home project that can make a dramatic difference. Before getting started, take time to choose the right paint, the right tools and to do the proper prep work. Preparing a room for painting involves more than taping fixtures and trim and moving furniture. It’s important to make repairs and clean and prime the walls before applying that first coat. Pre-gummed fiberglass repair tapes and premixed patching compounds allow you patch and paint in the same day. For an older home, wash walls with a trisodium phosphate (TSP) solution and a sponge. Traditional brushes and rollers are tried and true, but the newest technological innovation on the market can speed up the process. A cordless paint sprayer, has a long-lasting, lightweight lithium-ion battery, a reversible spray tip that rotates to clear clogs quickly, and sprays latex paint as well as stain.

Organizing Your Life

Closet and garage organization systems increase the amount of usable storage space by using vertical space. Hanging rods, shelves and drawers are arranged to take advantage of every inch of space. The key to installing these items is being able to get into corners and tough angles. For working in tight spaces, a right-angle drill can be useful.
