Some home sellers now have a floor
Home sellers usually ask agents, “What price can you get?” Now, more owners are saying, “How much above this {amount] is possible?” “What started as a moonshot idea six years ago has now blossomed into a massive, billion dollar home
buying market,” says Todd Teta of research firm ATTOM Data Solutions. This new idea, known as “iBuy,” is powered by technology that spins dozens of data points about a home, like its age, square footage, number of bedrooms, and recent sale prices in the area. These firms are distinct from local companies that have long advertised they buy homes that are “ugly” or otherwise distressed homes. The iBuy purchasers generally want homes built no later than the 80’s, with minimal rehab work required, whereas “ugly” home buyers look for fixer-uppers, says Teta. Armed with data on how much a home is worth, firms like OfferPad, Zillow Offers, RealSure Sell, and Keller Offers From Keller Williams, offer a specific price to a seller, and also provide a specific window for the sale closing. Many of these firms don’t cut out the real estate agent. In fact, many are connected with a traditional re-
Using equity can be costly QUESTION:
Because of local price increases we now have a lot of real estate equity. We would like to get some cash out of our property but several friends say that less debt is a better option. We don’t get this. If we have equity why shouldn’t we use it?
ANSWER:
Equity is a wonderful thing. It’s likely to be a big chunk of your net worth. In sufficient quantity, it can be used for such things as starting a business or paying for college. Equity as a financial measure is an asset, but equity used to back cash-out real estate financing or a home equity line of credit (a HELOC) has a liability. It must be repaid. Lenders try to control cash-out risk by lending less than a property is worth, say 80% or 90% of fair market value. If a home is worth $500,000 and has a $150,000 mortgage balance, the owners 6
have $350,000 in equity. The reason for lender caution concerns repayment. Lenders want their money back, with interest. It’s great that at the time of application you have a 760 credit score and a terrific income but taking cash out of a home means new costs. No less important, there’s no rule which says home values must always go up. We know home values can fall – just remember the housing crash of 2008. The mortgage meltdown introduced a new era of borrowing caution. Homeowners have a lot of equity but many are saying, don’t touch. A new report from Micheal Neal and Laurie Goodman with the Urban Institute points out that residential real estate value now stands at $29.1 trillion, more even than the $24.1 trillion at the pre-meltdown peak. With today’s higher property values, one might expect that mortgage borrowing would also increase but that’s not the case. Housing debt,

Not all – or even a majority - of homesellers are likely to be able to secure an iBuy offer, at least not yet. In early 2019, ATTOM Data identified 22 metro areas with at least one active iBuy firm, and it’s typically only homes in neighborhoods where homes are similar, and are priced under $300,000 or so that iBuyers target. Of course, there’s a price for price certainty. A study from Mike DelPrete with the University of Colorado found that Opendoor and Zillow typically purchase homes for about one percent less than the value determined by First American Financial, a title company. Teta suggests that sellers visit the site sold.com, to see whether iBuyers operate in their area.

according to the Federal Reserve Bank of New York, amounted to $9.83 trillion in the third quarter, a touch less than the $9.99 trillion outstanding during the same period in 2008. They add that yearly cash-out refinancing is now less than half the annual amount seen from 2002 to 2006. It can be argued that untapped equity is “not being used” but a lot of homeowners plainly disagree. They might argue that untouched equity and less debt are very comforting, a way to sleep better at night. Whether to use your equity or not is up to you and depends on your finances and personal preferences. Just remember that home prices — and income — can both rise and fall. ot aging parents or young adult children? Chances are that one or more of these close family members may end up living with you before long. But is your residence ready for the expanded occupancy? If not, you’d do well to consider a multigenerational home. The National Association of Realtors (NAR) defines a multigenerational home as one in which children over or under the age of 18 and/ or aging parents/grandparents live. “There may also be different types of family arrangements in a multigenerational home, such as adult siblings or cousins living with you,” says Dr. Jessica Lautz, vice president of demographics and behavioral insights for the Chicagobased NAR. Why you should look closely at buying a multigenerational home Interestingly, a recent study by the NAR found that 35% of all homebuyers had kids younger than 18 residing at home – an increase from 34% in 2018. The report also found that 12% of homebuyers bought a multigenerational home in 2019; the reasons given included accommodating aging parents (44%), accommodating adult children (34%), and saving money (29%). “Minority families are also more likely to purchase a multigenerational home. And as the United States becomes more diverse, it’s likely this trend will increase,” Lautz adds. Paul Foresman, vice
president and director of business development for Design Basics in Omaha, Nebraska, which designs multigenerational home floor plans, points to other reasons why more generations of the same family are living under one roof. “A big factor is longer lifespans. Women have a one in seven chance of celebrating their 95th birthday these days. Also, especially with older generations, there is the desire for both togetherness and independence coupled with the fear and high cost of nursing homes they want to avoid,” says Foresman. “Plus, an older occupant may be able to provide child care or be at
home when the kids return from school or a professional needs to service or repair the home. And boomerang adult children can take care of routine maintenance like mowing the lawn and provide transportation for other family members.” Denise Supplee, Realtor, property manager, and cofounder of Spark Rental in Willow Grove, Pennsylvania, went this route and has no regrets. “I wanted to downsize, although I have had my mother living with us since my father passed away years ago. Recently, my daughter wanted a way to have a more affordable living arrangement. So we combined our efforts and found a home similar to a duplex where we now all live together,” says Supplee. a multigenerational home is that, even if your boomerang kids or older parents don’t end up living with you for as long as you expect, you can capitalize on a paying tenant. “With today’s Airbnb model, there’s really no reason not to buy a multigenerational home. You can gain extra income and take advantage of tax write-offs by renting out your extra space,” suggests Lisa Cini, a Columbus, Ohio-located interior designer and author of “Hive: The Simple Guide to Multigenerational Living” (2017; Iuniverse Inc.). But Foresman notes that most existing homes today are not amenable to an expanded family lifestyle. For example, many lack enough bedrooms, including a ground-level bedroom desired by older occupants who want to avoid the stairs; doorways often aren’t wide enough for wheelchair accessibility; and bathrooms are often equipped with bathtubs (which can lead to a slipand-fall injury) instead of oversized showers with grab bars. “True multigenerational homes have these kinds of features as well as separated bedrooms for extra privacy and a separate area for entertaining on the main floor,” says Foresman. If you’re going to be cohabitating with additional loved ones, you’ll likely need to upgrade these and other aspects of your home and/ or build an addition, finish your basement, or convert one or more rooms into a different type of living area. If these options aren’t practical, it may be time to consider selling and purchasing a different property that
