Credit Check QUESTION:

How bad is “bad” credit? Because of some big bills and falling income, our credit score has fallen into the dumper, but we would still like to buy a home. How little will lenders accept before they approve a mortgage? What’s the minimum?

ANSWER:

Federal rules generally require that residential borrowers must meet the ability-to-repay standard (the ATR). Lenders must verify that borrowers can repay the debt, paperwork showing that the lender took a careful look at a borrower’s finances before originating the mortgage. For lenders, such paperwork is a way to make better lending decisions while reducing liability if the loan goes into default. Some programs don’t require credit scores. Most lenders like credit scores. A borrower with an 800 credit score, no debts, big reserves, and a solid income will fly through the mortgage application 4

system. Someone with a score in the 500s or lower 600s will have lots of hurdles to climb. The odds of getting a loan with weak credit are not good, and if a mortgage application is approved, it will likely require a high-interest rate and big down payment. Research by Fair Isaac, developer of the FICO-brand credit scoring system, shows that borrowers with a score of 800 and above have a 1 percent chance of being delinquent. Twenty-eight percent of the borrowers with a score between 580 and 699 can be expected to be delinquent. And below 580? About 61 percent. According to the Federal Reserve Bank of New York, only 10 percent of the mortgages originated in the second quarter went to borrowers with scores below 651. In fiscal year 2019, the period that ended September 30th, HUD reported that just 1.04 percent of the forward loans it insured went to those with credit scores below 579. So yes, it is possible to get mortgage financing with

weak credit scores. In basic terms, credit minimums look like this: You can get an FHA mortgage with 3.5 percent down if your credit score is above 580. With 10 percent down, scores between 579 and 500 are allowed. The VA does not require credit scores, but the money comes from lenders. Even with a VA guarantee, lenders will be much happier if the borrower has a minimum score of 620 to 640. Fannie Mae’s HomeReady program allows borrowers to finance with three percent down, providing they have a credit score of at least 620 with manual underwriting. A 680 score will produce an easier application and lower rate. Freddie Mac says, “borrowers without a credit score can qualify for a Home Possible mortgage,” but they need five percent down. ith many buyers starting their home search online, good visuals are vital in enticing them to book a showing. Once they’re inside, though, the unseen can sour their favorable first impression. “When a potential buyer walks into a home, it takes less than ten seconds to determine if they want to continue,” says John Myers of Myers & Myers Real Estate, Albuquerque. An offensive odor is a leading turn-off, he adds. So what is a sale-inducing scent? Long & Foster, a real estate firm operating in the Mid-Atlantic and Northeast, thinks it has found it, recently introducing its own home fragrance, LF68, with “subtle profiles of lemon to convey cleanliness.” Whether Long & Foster is setting a precedent for other brokerage-specific scents remains to be seen – or smelt. 6

hen we’re young, many of us dream of living like kings and queens of our castle—residing in a big, bountiful, mansion-like home in a coveted community. Kyle Wallace, CEO of Wallace Group/Keller Williams Realty in Franklin, Tennessee, finds this latter trend troubling. “Many first-time buyers aren’t willing to put in the sweat equity like previous generations, often due to a mix of demanding jobs and lack of know-how with fixer-upper projects,” says Wallace. Consider that, on average, most homeowners remain in their properties for only about seven years, “and that number is even lower for first-time buyers,” adds Wallace. “So first-timers should not expect or be looking for luxurious amenities and features. And they need to keep timelines in perspective – no purchase is worth being ‘house poor.’” For these and other reasons, Thomas recommends considering a condominium, townhome, duplex, or other residences within a new/ newer subdivision as a start-
