Marketing for Mobile How to make sure your home stands out where buyers will see it — on their mobile devices
Is your next home a swipe or tap away? Homebuyers increasingly are utilizing websites, search engines, maps and apps, alongside their agent, to help them buy and sell real estate. The bulk or homebuyers — 89 percent — begin their home search on a mobile search engine, according to “The Digital House Hunt,” a 2013 joint study on real estate consumer and market trends from the National Association of Realtors and Google, and more than two-thirds (68 percent) use a mobile app throughout their search. That said, a smartphone’s screen is around 4 inches, a tablet’s less than 10. If you’re selling your home that’s a small amount of real estate to make your real estate stand out (On average shoppers perform 11 searches prior to taking action on a site, according to the study.) If you’re preparing to sell your home, here are some tips from the experts on how to make it look great on screen and spur buyers into action.
Start with Photography
Many homebuyers are navigating to real estate websites only after entering a local term in a search engine, such as “Houston homes for sale.” The study shows that 69 percent of home shoppers who take action on a real estate brand website are starting their search this way, as opposed to going directly to a particular real estate site. To buyers into your home – versus the other homes for sale – you need to show it off the right way. “You have to have it look absolutely smashing on the Internet or buyers don’t want to see it,” says Robyn Burdett, a broker. Sources agree that potential buyers like to see many high-res images when they are viewing a home online. Remember that buyers want to see a variety of perspectives, from close range shots that highlight unique details such as fireplaces, walk-in closets or crown moldings, to wide-angle images that showcase an entire room, says Leslie Piper, consumer housing specialist. It’s true that smartphone cameras produce much better quality images than they used to, but when photographing your home, you’ll want to use a higher-end digital camera, says Piper. Photo editing should be kept to a minimum, such as adjusting contrast

or brightness of the photo. Filters can be used, but should not inaccurately depict any features of the home.
Think About Video
Consumers and agents are using video more, too. According to the study, the biggest video usage purposes for home shoppers are for researching a specific community (86 percent) and touring the inside of a home (70 percent). YouTube is the top video research destination for home shoppers, while brokerage websites are also popular. “Photos are great, but to go above and beyond with certain properties or condos, video is a great element to highlight the flow of a property and the layout, which you can’t get from a virtual tour (of photos), says Will Wiard, an associate broker. Video gives homebuyers an even deeper look inside a home, which is especially important markets where homebuyers come from out of town or state.
Don’t Forget the Agent
Don’t assume that every website automatically posts every listing. “The biggest mistake is the assumption that the Internet is inclusive of every property that’s available,” says Jeremy Cunningham, a listing specialist in Northern Virginia. “Agents have to take the extra time to put the house on there and make sure it’s broadcast and shown on those websites.” Buyers also should understand that real estate websites and applications may not have live data updating, including new listings, price changes or whether a property has been sold. For the most up-to-date info, reach out to the listing’s agent. When looking for your own agent, be sure to ask which tools and apps they use to help their clients, so that you can facilitate communication and the share of info.
