Kitchens QUESTION:

We’re interested in buying a home but we want to purchase a property which is a good investment, something likely to grow in value. We see that people focus on kitchens so what are the kitchen features most in demand?

ANSWER:

Real estate values are not guaranteed to rise or fall. There is no way to assure that the value of any particular home will increase. There are any number of cases where shrewd and experienced investors have bought property and the value – just like prices for stocks and bonds – has declined. No less important, a house is both an investment and the place where we live. It’s entirely common to make improvements which don’t do much for values but make the owners happy. Lastly, the features in demand today may not be in demand tomorrow. Tastes change. Formal dining rooms in older homes were once highly desirable. Today, not so much. “The formal dining room might have once been a musthave, but it’s rapidly becoming the most repurposed room

in the house,” said Angie’s List CMO Angie Hicks. “I still have mine, but the only time I go in there is to adjust the thermostat.” Hicks, says the company, “falls into the eight percent of respondents who rarely or never darken the dining room door. Two-thirds of respondents still have traditional furniture in their dining rooms but the table is a place for homework, crafting, board games or a catch-all storage area.” Like formal dining rooms, formal living rooms are also generating less interest. Today, says Realtor.com, “living rooms have become the thoroughfare your friends and family pass through on their way to the kitchen island to relax. Whether you have children or enjoy throwing parties, the kitchen has generally become the most functional, popular place in the home to gather. As a result, living rooms can sometimes seem more like a furniture museum – one that no one ever visits.” In some homes the changes have gone further. In one home the dining room has become an office while the living room has been transformed into a large dining room.

The National Association of Home Builders (NAHB) has just published the 2019 edition of its study, “What Home Buyers Really Want.” According to the 307-page report, the top five features most desired by purchasers are – in order – walk-in pantries, double sinks (side-by-side), table space for eating, a central island, and granite/natural stone countertops. What about more space? “A key finding,” says the report, “is that most buyers prefer amenities over size: two-thirds want ‘a smaller house with high quality products and amenities,’ compared to one-third who want ‘a bigger house with fewer amenities’.” A related issue which concerns values and features involves local preferences. Not every feature is equally in demand in every location. A pool is great in locations where it’s hot much of the year but less desirable in areas where there’s snow on the ground in May. For this reason it makes sense to sit down with local real estate brokers and ask them about the trends and preferences in your neighborhood.

Why Sellers Expect Too High A Price This year, homeowners have been good at guessing their home’s dollar value. According to the “National Home Price Perception Index” (HPPI) monthly study conducted by Quicken Loans, the average home appraisal in May was just .79 lower than what the owner estimated. That means an owner who pegged his home at $300,000 would be just $2,370 over what a professional appraiser – who keeps constant watch on market conditions – thinks a fair value is. Owners’ estimates are close to the professionals this year because prices haven’t made dramatic moves, and “owners are usually slow to realize change,” especially dropping values, says Bill Banfield of Quicken Loans. If only owners, when they are ready to sell, had such a close approximation of what price their home should fetch, real estate agents’ job would be easier, since agent consistently lament that sellers press for too high of a list price. A quirk of human nature – what behavioral economists identify as “the endowment effect,” kicks 6

in when owners sell. “They see parting with the home they own as a loss,” explains Manoj Thomas, Cornell University associate professor. “And the human mind is hard-wired to react aversely to losses,” leading to owners’ inflated value opinions. Another psychological phenomenon contributing to owners’ opinions is that they view their home as an extension of themselves, notes Bruce Pfeiffer, University of New Hampshire associate professor. By getting rid of some items in the home

prior to selling, they can reduce their pain and gain a more realistic view, he adds. Owners should ask at least a couple of agents to provide a market analysis supporting their recommended listing price. These reports detail what similar homes in the neighborhood have recently sold for. “Homeowners,” says Banfield, “should keep an eye on the home sales around them to get a realistic gauge of their home value before estimating what it could be.” July 26, 2019
