s fewer homeowners plan to sell, remodeling focuses on personal preference, not return on investment
Before real estate prices plummeted in many markets, homeowners typically remodeled to increase house value. Improving aesthetics and livability was important, but not the top priority. Now, two reports – the National Association of Home Builders’ “Remodeling Market Index” and home design website Houzz.com’s “Houzz and Home Survey” – each indicate that more homeowners plan to tackle remodeling projects for their own enjoyment, not resale value. This is a result of more people staying in their current homes, due to the slow housing market and plunge in home values. Liza Hausman, vice president of marketing at Houzz, is surprised by the changed focus. “What people realize is that they’ll be in their homes for a while and can’t expect a quick profit, so their expectations are different,” she says. “They’re making their homes nice and more functional for themselves. Prepare Your Home Before You Travel Use this Easy Checklist to Be Worry Free While You’re Gone

With millions of Americans spending time away on vacation, houses and homes are bound to have a lot of alone time. “People travel, and in those days leading up to trips and vacations, a lot can be on your mind,” says Toolbelt Diva and home improvement expert Norma Vally. “That’s why Liquid-Plumr and I have put together a tried-and-true list that will help put your mind at ease before you say ‘bon voyage!’”
Check out the checklist: ✔ Face Your Fridge: If you’re going on a long vacation, dispose of all perishable food and wipe down the refrigerator with an eco-friendly cleaning wipe. This is a great way to help clean grease and grime and prevent mold and odor buildup from spoiled food. Leave an open box of baking soda in the center of the fridge to soak up any remaining odors.
✔ Class up Your Trash: Empty the trash the morning you leave. Try re-bagging your trash can with bags that help neutralize odors.
✔ Put Your Compost on Lock Down: Like the trash, be sure to empty your compost bin before you leave. Try odor-absorbing stainless steel compost pails - they look chic and work to filter and absorb food odors.

Get Your Backyard Ready for Fun F rom an elegant dinner party with close friends to a casual cookout with the whole family, your backyard can be the perfect place to entertain with ease during the warm summer months. We live in California and co-own a vacation condo in Hawaii. We own half and the other party owns half. There’s a $200,000 mortgage balance and the property has a market value of $165,000. If either party were to buy the other party out, how do you figure a fair price to buy out the other party?
ANSWER: This is an issue that should have been settled before the property was purchased. An agreement between the parties could have said how profits and losses would be divided and also required a “partition” clause that essentially requires a sale to the owner who wants the property most. There are several basic options. First, sell your interest to the other party, or vice versa. This would allow the selling party to get rid of such things as maintenance, travel expenses and mortgage payments. But – is there any “value” to sell? Would the selling owner be forced to bring cash to settlement? Also, a straight sale may not be practical because a transfer of ownership could set off a call from the lender to pay off the loan. Since the property value is less than the loan balance a sale would require the owners to bring cash to closing. Second, transfer the title from one owner to another with a short sale. However, this requires an agreement by the lender to accept a loss on the mortgage. That seems hugely unlikely, since lenders do not want short sales where sellers retain an ownership interest. Third, sell to an outside third party and try for a short sale. The lender would surely want to see if there are other ways to get its money back from the current owners. Fourth, rent the place in an effort to lower ownership costs, generate tax benefits and delay a sale decision. For specifics, speak with a Washingtonian attorney and get marketing advice from a local real estate broker.
