Thrift Shopping: Find an App to Save a Downpayment Consumer apps help borrowers adopt habits to save money

Saving for a down payment is so difficult that it’s consistently rated as the biggest obstacle facing aspiring homebuyers. Now, help is widely available through mobile apps. Indeed, just input “apps to help you save money” or “apps to help save for a down payment” in a search engine to call up recommendations. Many banks offer apps to their customers, and others are available, sometimes free, through app stores. So can an app really transform that elusive down payment dream into reality? Only if the goal is “salient” or truly your top priority, notes Dilip Soman, University of Toronto professor who specializes in behavioral economics. Many features found in these apps, like categorizing your monthly spending, bar charts that show your savings progress, an easy mechanism for transferring funds to savings, and automatic “rounding up” each purchase, depositing the change in savings, are founded on principles of behavioral economics, the study of how humans can be prompted to better financial habits. Some apps allow you to label your savings account with names like “house” and plug in a picture of your dream house. Constantly “seeing” your goal has proven to be a good motivator, notes Soman. These apps help curb our spending impulses, says Jeff Kreisler of PeopleScience. We might feel there’s nothing ‘wrong’ with ordering a bottle of wine at dinner, he explains, but an app can remind us that restaurant spending is already peaked for the month. One downside of an app is that it may allow you to swipe your phone to pay for purchases, says Kreisler. The same region of the brain that registers physical pain fires up when we buy, especially if we must open our wallet and count out bills. Swiping a phone is probably the easiest pay mechanism, followed by credit or debt card purchases, and then cash payments. Still, choosing an app that provides the nudge that you think may help build your resolve should prove helpful, Kreisler concludes.

Tax Returns Question: Have begun to make loans that require no tax returns like they did before the mortgage meltdown?

Answer: From time-to-time there a lender

announces they will offer residential financing with no demand for tax returns. These new loans are not like the pre-meltdown mortgages that were aggressively marketed and – like all financing – they are not for everyone. While tax returns are a part of most residential loan applications they’re not actually required. Dodd-Frank says lenders must make “a reasonable and good faith determination based on verified and documented information that, at the time the loan is consummated, the consumer has a reasonable ability to repay the loan.” While the rules do not demand tax returns they do require something else: verifying that a residential

borrower has the ability to repay the loan. This means lenders are welcome to use tax returns in the underwriting process but they’re not required to do so. Some borrowers don’t like the idea of lenders looking at their tax returns, feeling that they will not understand complex filings. This view is hard to square with the reality that lenders routinely examine them, know what to look for and what to ask. If not tax returns, then what documentation can lenders use instead? One option is to look at bank statements; in fact, credit programs are being introduced which might result in higher scores if borrowers grant permission for credit bureaus to check their bank accounts. Lenders can get bank statements electronically from banks, which is not only fast but means borrowers don’t touch the paperwork, and lenders reduce opportunities for fraud. While potentially-higher credit scores are attractive, some borrowers will no doubt be concerned about

direct access to bank accounts because of privacy issues and account security. In addition to bank statements, lenders are increasingly following the system used to underwrite VA mortgages: aside from usual measures such as debt-to-income (DTI) ratios and loan-to-value (LTV) — and tax returns — lenders look at residual income, the amount of spending cash borrowers have after expenses. This concept — which works well for the VA program — requires verifying the borrower’s monthly income, debts and credit standing. If a lender originates a mortgage without the use of tax returns ask several questions. First, what’s the interest rate and APR (annual percentage rate) for the loan if it is underwritten with tax returns versus without for the same loan product? Second, how does the cost of the loan product offered by the lender without the use of tax returns compare to others where they are required. If there is a premium to avoid the use of tax returns are you willing to pay it?
