Despite being ranked in the bottom 10 on the ACEEE’s State Energy Efficiency Scorecard, Alabama, Kansas, Mississippi, Missouri, North Dakota, Oklahoma, South Carolina, South Dakota, West Virginia and Wyoming have improved their energy efficiency in some way in recent years, according to the ACEEE. For instance, Oklahoma Governor Mary Fallin recently signed legislation that requires all state agencies and institutions of higher education to improve energy efficiency by 20 percent within 12 years. Additionally, Kansas, along with other states, has programs to finance energy efficiency projects in state government facilities. Also, new building energy codes have been passed in South Carolina and Alabama. “States that had originally sat out of the efficiency game were able to observe what worked and what didn’t, and then model their programs after those that had succeeded,” says Bennett Fisher, CEO and co-founder of Retroficiency, an energy management software company in Boston. “These states have taken

Out of the Box Eco-focused, factory-built homes offer low-waste, high-efficiency options for new construction

O

ver the past two decades, the percentage of homebuilders using factory-finished homes or home components (not including manufactured or mobile homes) has remained steady – ranging from 4 percent to 7 percent, according to the U.S. Census Bureau. Builders and home manufacturers use these factoryfinished homes (also known as ‘kit’ or ‘prefabricated’ homes) as a way to control quality, cut waste and streamline construction to improve start-to-finish timetables. Recently, the green movement has hit this sector in full force, influencing the type and source of materials used, how parts are put together and how they affect daily living. While these green pre-fabricated homes only represent a small percentage of the building industry, enthusiastic entrepreneurs are helping to grow the sector. Vic DePhillips is president of Signature Building Systems in Moosic, Pa., which manufactures modular structures and parts for single- and multi-family homes, university housing and office buildings. DePhillips says interest in his products has spiked in recent years. His builders assemble components into a house on a site, along with a foundation, electrical and plumbing systems, doorways, final flooring and exterior cladding. The builders sell the finished results to homeowners. The bottom line, DePhillips says, is a better-quality home that’s energy-efficient, preserves more of the earth’s resources and is a healthier place to live. DePhillips is like many in this niche, who focus on improving efficiencies. Priorities include efficient use of materials; cutting the factory-waste stream; reduced gasoline and carbon footprints; more efficient materials, such as vinyl rather than wood or nearby granite slabs rather than those 4

from overseas; and more efficient sealing processes for less air infiltration and off-gassing. Mark Jupiter’s mantra also is efficiency. Co-founder of New World Home in Brooklyn, N.Y., Jupiter started as a traditional builder who brought materials and components to a site to assemble outdoors, but soon realized that was highly inefficient. “Nothing else on the planet is built outside – not clothing, not umbrellas, nothing,” Jupiter says. So he and his partner, Tyler Schmetterer, started constructing houses based on classic styles with an eye on sustainability. New World’s homes use less wood and only that from approved forest-stewardship programs. “Only 4 percent of our forests are left, so we use more composite, manufactured materials,” Jupiter says. A New World home ranges anywhere from a modernyet-modest 600 square feet, up to 4,000 square feet, and generally fall into the $200- to $250-per-square-foot price range, exclusive of land. Jupiter estimates his company’s homes save 60 percent on energy use and 50 percent on water consumption. Some companies like Deltec Homes in Asheville, N.C., build sections of homes in factories; in this case, panelized wall sections. President Steve Linton says his company produces about 78 percent less waste than other homebuilders. His sustainable practices include grinding wood waste into mulch and building with 100-percent renewable energy. Linton says Deltec homes veer toward 1,500 to 1,600 square feet and average between $125 and

$175 per square foot, including foundation and site costs. Amerisus, the American Sustainability Initiative in Penns Park, Pa., has zeroed-in on building components for small kit homes that average 1,400 square feet, so there’s less house to erect and less to cool and heat, says founder Charles Kamps. What makes all the players’ efforts equally noteworthy is that end results vary stylistically and look no different than stick-built houses completely erected on a site. They’re also no more expensive – $75 to $100 per square foot excluding land and site work – because of standardized building techniques, and energy-efficient systems will cut costs long term, Kamps says. Kamps has started an “eco-lease” program for greater affordability. All these factors may make the green kit home concept a magic bullet to help jump-start the battered housing industry, DePhillips says. And who could argue with that?

Cut Energy Costs at Home

H

omeowners spend thousands of dollars per year on energy. Whether a home is big or small, energy costs are a concern for homeowners. Though some of the costs of home ownership are beyond a person’s control, there are some steps homeowners can take to reduce energy costs and save substantial amounts of money as a result. * Address any leaks. One of the most effective ways to cut energy costs is to weather strip doors and windows throughout the house. Doing so will keep warm air in the house when it’s cold and prevent drafts that occur when cold air enters the home through cracks and leaks. If a home has an attic, be sure to seal pipes, chimneys or ductwork.

Addressing leaks can save homeowners as much as 10 percent on their annual home energy costs.

* Use compact fluorescent lightbulbs instead of incandescent lightbulbs. CFLs use one-quarter to one-third less energy than traditional incandescent lightbulbs. In addition, the Alliance to Save Energy notes that CFLs can last up to 10 times longer than traditional lightbulbs. * Be mindful of the thermostat. Most homeowners and their families spend a good portion of their day out of the house. Home heating costs can be reduced by as much as 20 percent if homeowners simply lower the thermostat during the day by 10 F. For

homeowners who feel they won’t remember to do so on a regular basis, a programmable thermostat will do the job on its own. * Lower water temperature. Lowering water temperature can also lead to substantial savings. Homeowners can save as much as five percent on their water bill by lowering the temperature on their water heater by as little as 10 F. When doing so, touch the outside of the water heater. If the outside is cold, the water heater has sufficient insulation If the water heater is hot to the touch, wrap a water heater jacket around it to increase efficiency. * Replace older appliances. Older appliances, be it an older central air conditioning unit or an older water heater, often need to expend more energy than they did when they were new. What’s more, especially older appliances might not meet Energy Star standards, which can cost homeowners substantial amounts of money over the course of a year. Homeowners who replace such appliances might be eligible for tax credits when buying more energy efficient products.
