As Fixed-Loan Rates Tick Upward, Borrowers Again Look to Adjustable-Rate Mortgages
F
ixed-rate mortgages have been preferred the past few years following the housing bust because of their stability and certainty. However, adjustable-rate mortgages, with their low introductory interest rate, have been rebounding recently in loan the market. In the past year, rate for the 30-year fixed mortgages climbed from about 3.4 percent in February 2013 to about 4.1 percent in February 2014. This upward trend will continue and likely reach 5 percent before the end of 2014, says Erin Lantz, director of the Zillow Mortgage Marketplace. On the other hand, 5/1 ARMs still show near historical low introductory rates, around 2.75 percent in February 2014, which seems more appealing to homebuyers. Particularly, for buyers plan to move or sell their houses within few years, hybrid ARMs could be financially advantageous, since they provide extended initial period with a fixed-rate from three to ten years, says Len Kiefer, deputy chief economist at Freddie Mac. According to Freddie Mac’s ARM Annual Survey, in January 2014 the interest-rate savings for a 5/1 hybrid ARM with a 30-year term

compared to the 30-year fixed-rate mortgage amounted to about 1.36 percentage points. On a $250,000 loan, this results in $194 in principal and interest savings during the first five years of the ARM loan versus a fixed-rate mortgage. However, homebuyers should be wary of possible risk that interest rate can go up after fixed-rate period ends. Interest rates will increase as Federal Reserve System begin to taper its quantitative easing as the economy continues to show signs of improvement, says Kiefer. Moreover, if home prices drop unexpectedly, a buyer could wind up getting negative equity, lose its selling point and be stuck in a mortgage with a rate that adjusts higher, as experienced during housing bust, says Lantz. As always, buy a house that you can comfortably afford. If a buyer qualifies for an ARM, consider one with longer fixed periods, such as 7/1 or 10/1 ARMs, which can give a leeway in case that circumstances change.

LOOKING FOR LISTING AGENTS Question: I’m planning to put my house up for sale this spring. I’m wondering how to shop for a listing agency. Are rates and service standard, or do they differ among agencies? How do I determine what is best for me?
Answer: As a seller, your need is to find a single buyer, hopefully one who will pay no less than you ask, nor demand various concessions. So the real question we ought to look at is this: How do buyers find houses? The 2013 Profile of Home Buyers and Sellers from the National Association of Realtors reports, “Nine in 10 buyers used the Internet at some point while looking for a home. Over half of buyers started their home search online and 43 percent of recent buyers first found the home they purchased online.” Almost half of homebuyers used a mobile or tablet website or application to search for a home, and nearly a quarter of those mobile searchers found the home they ultimately purchased with a mobile application, according to the NAR profile. What these numbers tell us March 14, 2014

is that real estate marketing has evolved: While real estate remains a localized commodity, the search for homes is worldwide. You need a broker who today who is active in your neighborhood, has a strong online presence and understands real estate financing. The broker should sell lots of homes where you live — not 14 miles away. Visiting local open houses is one way to find such representatives, and local newspaper classified sections remain the best way to find open houses. The broker also should prove he or she gets many site visits for local listings. The presentation of your home online and in the classifieds should be seen as the start of the bargaining process. Lastly, a strong understanding real estate financing is crucial to the selling process. While nearly a third of all existing home sales now involve cash, most transactions still rely on financing. With new mortgage rules, it’s important to work with a broker who understands financing choices. Real estate fees are negotiable, not set by law, and the services offered among brokers may vary. It’s wise to interview several brokers and to allow them to value your home, show how they would market it and detail their local experience and history.

Some Resources Will Give you Plenty of Data on a Potential Agent, but Numbers Alone Don’t Give the Full Story When it Comes to Agent Performance
S
earching for a new home is an expensive, time-consuming endeavor, so it pays — literally and figuratively — to have someone on your side that you trust and know is working in your best interest: a real estate agent. Nearly 90 percent of homebuyers purchased their home through a real estate agent or broker, according to the National Association of Realtors’ 2013 Profile of Home Buyers and Sellers. Most buyers (42 percent) found their agent from a referral from a family member or friend; 12 percent used an agent they had used previously to buy or sell a home. Further, another 12 percent used online recommendations during their agent search, with only half saying it influenced their decision. So, what information do non-referred buyers have to go off of? Agents’ past performance, for one. Using data from the Multiple Listing Service, the network of real estate inventory databases, some real estate websites rank agents via various criteria, such as how many deals they have closed in the past 12 months or how many listings they currently hold. While such information could be useful, taken out of context, the statistics could be misleading, according to Patrick Veling, president and CEO of Real Data Strategies, a California-based real estate data-consulting firm. “I’m against consumers having access to this data for agent ranking purposes primarily because if agents pay to participate in this closed system and the industry works against them, [the system] will unravel,” Veling says. Jack Attridge, an agent with William Raveis Real Estate in Marblehead, Mass., says he has seen the “evolution” of MLS data. “We’ve been very giving of our data over the years,” he says. Trulia and Zillow are the two largest players in the game of repurposing agent MLS information. Buying MLS feeds has allowed those companies to provide consumers with not only open access to houses for sale, but also how many houses an agent has sold and how many listings an agent is actively marketing. For instance, an agent specializing in foreclosure properties may carry more listings than an agent working with individual owners. There are groups of agents who work on teams that may sell under one MLS number which makes one agent look as if they do all of the business when really there is an army of agents boosting their volume.

Attridge put it this way: “I work in the high-end market, and it’s just starting to pick up so my listings might show a higher market time than another agent working with lower-priced houses.” Recently, Realtor.com had tested a controversial approach to ranking agents based on sold transactions as recorded in the MLS. The service, AgentMatch, used an algorithm to match consumers with top-producing agents in requested ZIP codes. The pilot program allowed consumers to track statistics like the number of listings an agent represented, the percentage sold and the average days on market. Launched in July 2013, it was discontinued five months later after agents across the country complained the association was pitting members against one another in an attempt to gain consumer relevance against real estate sites Zillow, Trulia and Yahoo Homes.
