could get me a better rate because he knew a lender who was having a “special”. C’mon. Money is money. Is this real?
Answer:
It really does happen that lenders – like supermarkets – have specials, but there are some big differences. The supermarket has specials in large part because it wants you to come through the door. If the supermarket loses a few cents on grapes but sells a few more steaks, that can be better than selling less generally. The loan officer might find a special for several reasons. It can be that there’s an investor in the picture who says to the lender, “Look, here’s $5 million, but you have to loan it out by the 25th of next month.” The lender hears this and thinks, “Well, I could sell

there are many places to bury higher costs and fees. A savings in one place may not offset higher costs elsewhere. The solution is to look at the APR (annual percentage rate) shown on the standard Loan Estimate form. The lender must provide this form within three business days after taking your application. What you would like to see on the form is both a lower interest rate and a lower APR than other offers you consider. The interest rate tells you the cost for renting money while the APR reflects the interest rate plus the various fees and charges associated with originating the loan. Borrowers, of course, should see the lender’s offer as just that, an offer. Maybe you can do better. If the lender says financing is available at a given rate you can always say, “but I’m looking for … How close can we get?”

Sell more loans and the cost per mortgage goes down. Another idea is that a wholesale lender (a company with money) says to correspondent lenders (companies and mortgage brokers who deal directly with borrowers) that it wants to pump up business. Maybe a quarter will soon close and the lender wants to see more loan closings. Or, maybe, it will waive the underwriting fee to sell more of a particular mortgage, perhaps one with a higher interest rate. The question is not how the lender was able to offer a lower rate, it’s whether you can get a better deal. If yes, then you’re ahead and that’s what counts. The caution is that mortgages are complex and

f you’re looking to buy or sell a home, finding a real estate agent is the easy part. It’s finding a good agent who clearly comprehends what you’re looking for that’s the hard part. Because truth is, agents and clients aren’t always on the same page, and lack of communication can lead to some serious regrets, the experts agree. “It’s important to choose an agent carefully, as this is likely the largest transaction of your life. A great agent will go above and beyond to make sure you’re not only getting the best deal possible but that the transaction moves smoother,” says Jordan Abrams, agent with OCF Realty in Philadelphia. “The problem is that agents make money when a sale closes, regardless of how much effort is put into getting something to close. If and when it does close, they then get their commission.” Angela Kristen Taylor, who, as epresident of Winter Haven, Florida-based Master Agent Life, coaches real estate agents professionally, says there are other culprits behind this problem, too. “It can be agent inexperience and lack of training. There is no mandatory training process in place outside of licensing laws,” says Taylor. May 10, 2019

But I also learned that both parties are responsible for making sure the other understands what is expected out of the conversation.” To ensure a happier experience with your agent and more satisfaction as a client, try these tips: Know what you want, and do your homework before enlisting an agent. “Buyers and sellers need to understand what they’re looking for in a home purchase or home
sale. Narrow down your target neighborhoods and desired home styles as a buyer. Check out open houses and prices on similar homes for sale if you’re a seller,” Abrams recommends. Choose an agent wisely. “Ask folks you trust for referrals. Interview the candidates carefully. You want to hire someone who is responsive, is experienced in your area, and gets along well with you,” says Debra Goodwin, agent with William Raveis Legends Realty Group in Irvington, New York. Convey rules and expectations. “Discuss how often you want to be contacted and if you prefer text, email or a phone call,” Abrams says. “This gives everyone a clear picture of what is expected and a good base for the conversations that follow.” Write down your wants. If you’re a buyer, “create a paper punch list of items and indicate your must-haves, liketo-haves, and absolute no’s,” Lee says. “Specify how many
bedrooms, baths and square feet you want, and indicate your neighborhood boundaries.” Be more vocal about your needs and the reasons behind them. “Most agents sincerely want to please but don’t always know how to do that.
