ow is the time of year to focus on outdoor landscaping projects. One popular project involves redesigning the front yard or backyard to include an array of different flowers and foliage. While many people gravitate to the flashy and colorful annuals on display at nurseries and home centers, you may want to consider adding some succulents to your home landscape. Succulent plants can be a boon to a homeowner without the time or resources to maintain plants. They get their name from their primary function, which is drawing up and storing water. Succulents are able to thrive in arid conditions, and there are more than 300 different types, including some exotic species. The advantages to planting succulents are many. Because they store water in their stems, roots and leaves, this reduces the number of times an owner must water them, and they can go several days between waterings. Succulents, like cacti, that have few if any leaves, are perhaps best at managing water because they lose little to evaporation through the foliage. Succulents are particularly good to have in areas prone to arid temperatures or where water restrictions are often in place. They can be environmentally friendly because of their ability to conserve water. Succulents treat water as a precious resource, and their entire makeup is designed to minimize consumption of water. Because they thrive in sunlight, succulents can be the ideal plants to put in extremely sunny and hot locations. They will not wither and dry out due to extreme heat. For particularly dry areas of landscape or where soil is subpar, consider the placement of different varieties of succulents to create a varied and eye-catching display. There are many other advantages to planting succulents; some of which include:
goskagit.com/reweekly
* Succulents offer contrasts in shape, texture and colors. With the many varieties, you’re bound to find something interesting and different to add to the landscape. * Whether you have ample acreage in the yard or simply some containers available for planting, succulents will thrive. They grow just as well in containers as they do in the ground. * Succulents don’t tend to require pruning or cutting back of the plant. With this in mind, you can expect them to grow large. Therefore, space the plants adequately to allow for growth. * Succulents are perennials. So once you plant them, they should last for years and years without the hassle and expense you can expect from planting annuals every year. * Indoor greenhouses or sunrooms can be another good place for succulents. They prefer not to get chilled, which makes a controlled environment advantageous. When considering a spot for your succulents, choose areas that get plenty of sun. Think about pruning back or removing trees that would create too much shade on the succulents. Space the succulents widely apart -- more so than you would with other plants -- to allow them to spread. Pebbles or gravel make good mulching material around succulents so that drainage will be adequate. It will also set the succulents apart from other plants by contextualizing them in your garden. Visit a gardening center or home improvement store to learn more about the myriad types of succulents that can add beauty to most gardens.

What to Look for in
Outdoor Furniture
O
utdoor entertaining areas have always been popular among homeowners. The ability to entertain friends and family or simply relax by yourself is something homeowners cherish, particularly during the warm weather seasons. Finding the right furniture to match your outdoor area, be it a deck, patio or poolside lounging area, is essential to making the most of this special area of the home. When shopping for outdoor furniture, consider the following. Weight: Unlike furniture inside the home, outdoor furniture will be moved around quite frequently, such as to protect it from inclement weather or changing seasons. As a result, the weight of the furniture bears importance. While you don’t want furniture that’s too lightweight and will blow away any time a strong gust of wind comes along, it’s a good idea to choose furniture that isn’t too heavy. This makes it easier to move should a storm suddenly appear and it won’t require the entire household to help move the furniture into and out of the garage when inclement weather arrives.
Comfort: The whole idea behind an outdoor entertaining area is to have a relaxing place to spend time outside. So be sure to choose furniture that’s comfortable and can handle the elements. Metal furniture, for example, might be durable, but such furniture can also get very hot if out in the sun. Versatility: Many homeowners enjoy changing their home’s interior decor from time to time, and it can be just as enjoyable to do the same to a home’s exterior decor. That said, look for furniture that can be accented with a variety of accessories, so you can change the look of your outdoor entertaining area easily.
Protection: Protecting exterior furniture from the elements should be a priority. When shopping for outdoor furniture, figure out if protective covering is available or if it will need to be custom made. The latter alternative can be quite expensive, so you might want to consider more generic furniture that comes with standard protective coverings to make it more affordable. 4

Q&A
How Do Owners Refinance?
unpaid interest was then added to the loan amount, immediately increasing the size of the debt. According to Fitch Ratings, 94 percent of all option-ARM borrowers only made minimum monthly payments. Negative-equity programs now are available to prevent foreclosure. As examples: The government’s Home Affordable Refinance Program refinancing plan was originally limited to those who were less than 125-percent underwater – you could have a home worth $200,000 with a $250,000 mortgage and still get refinanced. In October 2011, the 125-percent limit was dropped, opening the program to more hard-hit foreclosure centers, such as California, Florida, Nevada, Arizona and Michigan. This is the loan program to consider if you’re underwater. In 2010, the FHA began offering a “short refi” program that was targeted “to help responsible homeowners who owe more
QUESTION: In an earlier column you said that rather than walkaway from a property, an owner would be better off staying and refinancing. That sounds good, but lenders do not make loans to underwater borrowers, so how can an owner refinance?
ANSWER: A decade ago there were few if any negativeequity loans. However, from roughly 2000 to 2008 lenders offered “high-LTV” – loan-to-value – financing equal to 110 percent, 115 percent and even more of a home’s value, loans which were underwater from Day One. Also, with option adjustable-rate mortgages, payments could be less than the cost of interest. The

on their mortgage than the value of their property.” In practice, there are convoluted requirements and fewer than 1,000 short-refis have been made since the program started. Borrowers in states with high unemployment and equity losses of 20 percent or more may qualify for assistance under the government’s Hardest Hit Fund, including principal reductions, payment assistance and the elimination of second liens. None of these programs are perfect but they do exist and they can help some borrowers who would otherwise be foreclosed. For specifics, speak with local lenders and state housing offices.

Things to Consider Before Adding a Greenhouse Many men and women with a passion for gardening hope to one day have a greenhouse they can call their own. Though greenhouses are a great place for gardeners to hone their crafts, they can also be quite expensive, and there are some things gardeners should consider before building a greenhouse. Size: A greenhouse can be grandiose or small in stature. The size of a greenhouse depends on the gardener and the amount of property available. Larger greenhouses can be breathtaking, but the homeowner in you might not want a greenhouse to dominate your entire property. In addition, if your planting plans are relatively modest, a bigger greenhouse probably doesn’t make much sense.

More Reasons to Buy Than Rent Thirty-three percent of Americans say they expect home prices to rise in the next 12 months, the highest level in more than a year, according to Fannie Mae’s March 2012 National Housing Survey of consumer attitudes about the housing market. The number of people who say now is a good time to buy is also on the rise, increasing to 73 percent—also the highest level in more than a year. The percentage who said it's a good time to sell a home also increased one point to 14 percent in March. Meanwhile, more Americans expect rental prices to rise and are projecting an increase by 4.1 percent over the next year, the highest number recorded to date. “Conditions are coming together to encourage people to want to buy homes,” says Doug Duncan, Fannie Mae’s chief economist. “Americans’ rental price expectations for the next year continue to rise, reaching their record high level for our survey this month. With an increasing share of consumers expecting higher mortgage rates and home prices over the next 12 months, some may feel that renting is becoming more costly and that home ownership is more compelling house choice.” Source: “Americans’ Expectations Align to Encourage Home Buying,” RISMedia (May 6, 2012)

Use: If you plan to use the greenhouse just during the standard gardening seasons, then you won’t need to heat it. However, most greenhouse owners want to use the greenhouse year-round, in which case you will need to heat the interior. In addition, those want to keep gardening during the dog days of summer will have to ventilate the greenhouse. Consider the use and the potential cost a year-round greenhouse before making your decision.
Location: The greenhouse will need to be in a place on the property that gets lots of sun. Before buying or building a greenhouse, choose an area on the property where plants will thrive. If that area is currently used for something else, ask yourself and those who share the home with you if converting that part of the property to a greenhouse is something they can all live with. You don’t want the greenhouse to be a burden or negatively impact your family’s quality of life.

Mars, Venus and the Home A look at what’s important to both sexes when it comes to buying and living in their homes
T
he right price and a good amount of space are important, but for some buyers, it’s how a potential home fits their lifestyle that’s key to making a deal. A quarter (25 percent) of men and 28 percent of women say they put more emphasis on their feelings about a home than they do on the layout, square footage or price of the home, according to a recent Coldwell Banker survey of 1,000 men and women. The bulk of both sexes – 61 percent of men and 62 percent of woman – say they know within the first visit if the home is right for them. Age makes difference on how men and women feel at home. As age increases, so does contentment with the current status of the home. Forty-five percent of those 55-plus say they are happy with their home just they way it is, compared to 25 percent of those age 18 to 44. Financial decisions get easier over time, too, according to the survey. Fifty-four percent of the 18 to 44 crowd say major financial decisions are mutual;
that number increases to 60 percent in the 45 to 54 range and 70 percent for those over 55. Further, men (9 percent) are almost twice as likely as women (5 percent) to be focused on making significant changes to the home. In the home, more than half of women (54 percent) say they take the lead when it comes to decorating the home. Younger men are having their say, though, with 48 percent of the 18 to 44 set saying décor decisions are mutual; the number decreases to 36 percent for respondents 55 and over. In the kitchen more than two-thirds (68 percent) say they are the “primary chef” for their household, with 23 percent of men saying cooking is their job.

Now could be the time to sell a new home and earn a slice of the real estate pie. Record-low interest rates and record-low housing prices are renewing interest in the floundering housing market for many people. “When sellers are interviewing real estate agents to market their homes, their primary focus is usually on the advertising that the agent will offer them, says Jessica Goodbody of Weichert Realtors.
