Where to Find a Good Deal

Inventory is tightening and home prices are rising, but there are deals to be had if you know where to look.

U

ntil a few years ago, homebuying was synonymous with sweet deals and bargains galore. There was an abundance of inventory, and foreclosures and short sales served up homes at rock-bottom prices. Not anymore. With inventories tightening, investors bowing out of the market, and prices slowly inching upward, a good price tag is getting harder to come by. The median sale price of a new home jumped 12.6 percent from March 2013, to $290,000 in March 2014, according to a recent report from the U.S. Commerce Department. While existing home sales dropped marginally to an annual adjusted rate of 4.59 million, according to the National Association of Realtors, the market still continues to be tight. The good news is, despite all that, you can still find a bargain price on your new home. “There are always good deals,” says Chris Pollinger, SVP of sales with First Team Real Estate in Irvine, California. “Some are just harder to find than others.” According to the NAR’s 2013 Profile of Home Buyers and Sellers, homes sold directly by owners sold for nearly $50,000 less than the agent-assisted sales. The median sale price of for-sale-by-owner home was $184,000, compared to the $230,000 median price on a home sold through a realtor. Walter Molony, an NAR spokesman, says although the homes sold directly by owners are cheaper, there are some differences. They are likely to be smaller, and the transactions mostly happen among family members or friends. “They are also a pretty small share of the marketplace,” Molony says. “If you factor out people (owner and buyer) who knew each other prior to the sale, for-saleby-owner homes constituted only 6 percent of total sales.” Realtors specialize in neighborhoods, and they are aware of good deals in an area, Molony adds. Further, real estate professionals

have access to tons of data sites and act as the buyers’ advocate. To find a low-priced home, look for short sales, says Michael Mahon, executive vice president of HER Realtors in Columbus, Ohio. “They are still an opportunity for a lot of buyers,” Mahon says. Many homeowners still struggling with mortgage payments may be falling behind on them. They are more likely to sell their homes than let these homes slide into foreclosure. Real estate professionals have access to data to determine such homes, Mahon says. Here are some other tips to find a good deal: •

“When you hear of a good deal, jump on it right now,” Pollinger says, as they can disappear quickly. Pollinger advises potential buyers to have pre-approved financing and down payment verifications ready before they even start looking for a new home. Look at homes that have been sitting in the market for a while. “Stale inventory always goes through price drops because they have a stigma attached to them,” Pollinger says. “If your offer is the only one on the table, you can get more favorable terms.” Ask your realtor to get you a list of homes that haven’t sold in the last two to three years. Approach the owner and ask if they are still interested in selling. Your Realtor can arrange for a oneparty showing. If you are the kind who likes home-improvement projects, look for older homes in older neighborhoods. “You have a lot of [older] parents that are moving into assisted living homes,” Pollinger says. “When the kids inherit these assets they often don’t have the lump sum available to fix these homes. That’s where we see the biggest pool of investors.”

Pre-Qualified, Pre-Approved or Pre-Underwritten? Question: Our real estate broker is suggesting that we forget about getting pre-approved or prequalified for a mortgage and instead get preunderwritten. What’s the difference, and what are the pros and cons?

Answer: Buyers who need mortgage financing have always been ahead if they have a good idea of how much they can afford before looking for a home. The terms “pre-approval” and “pre-qualified” have been used for decades to describe the interaction between borrowers and lenders before house hunting begins.

However, the terms pre-approval and prequalified are used differently by different lenders. For some, it’s little more than a very rough estimate of affordability while in other cases it may involve a credit report review and a lot of investigation by the loan officer. The new idea is to get a loan “preunderwritten.” This means giving a lender much of the data and paperwork needed for a loan approval. The lender then can come up with a very precise idea of affordability. Pre-underwriting means that questions can be raised early in the lending process, a good idea. Maybe an incorrect item on a credit report can be resolved or a small debt can be paid off. However, pre-underwriting – like preapprovals and pre-qualifications – raises some issues. First, a pre-underwriting is not a loan commitment. It can’t possibly be a mortgage approval because the property has not been identified, there has not been an appraisal, and the loan-to-value ratio is unknown.

Second, borrowers need to ask what nonrefundable charges are involved, if any. Third, the fact that the lender has provided a pre-approval does not mean the borrower cannot still search around for better loans. In the same way that the lender has not provided a loan commitment, neither has the borrower. In the worst case, if you go elsewhere you’ll lose application money paid to the lender, but that might be a bargain f you can get a better rate from a new lender. Shaving one-eighth of a percent on a $150,000 mortgage means you save roughly $185 during the first year of the loan – and additional interest every year thereafter.

Credit Report Errors Get Easier to Clear New credit-reporting rules make it simpler for consumer to correct mistakes

omebuying is complicated, and purchasers have to tread lightly to ensure nothing goes wrong. In fact, before they even start shopping, buyers should investigate if anything is already wrong – in their credit report. New procedures used by credit-reporting bureaus promise to make it easier to set wrongs right. But getting mistakes cleared, and perhaps boosting your credit score to qualify for a mortgage, also depends on how well you can communicate, says experts. Here’s why: Last year, the three major bureaus – Experian, Equifax and TransUnion – changed the way they transmit a consumer’s complaint to the credit issuer involved. Now, the issuer – say, an auto loan or credit card company – must review the consumer’s written explanation, in addition to any supporting documentation, says Norm Magnuson, vice president of the Consumer Data Industry Association, a trade group. Previously, consumers’ documentation may not have been reviewed by the issuer. Instead, a code that the bureau assigned to describe the reason for the mistake may have been all the issuer looked at, explains Gerri Detweiler of Credit.com. The change is good, notes Rick Palandri of Republic Mortgage Home Loans in Chicago, who says he’s seen disputes quickly resolved, “assuming the buyer has the exact information required by the creditor.” “Let the creditor know you know exactly what happened and that you have the documents to back it up,” adds John Oldshue of LowCards.com. A sample dispute letter is available at myfico.com. You’ll want to start checking your credit report early – about 60 days before beginning home shopping, says Magnuson. Once a year, request free copies of all three of your credit reports at annualcreditreport.com. Many buyers now begin their househunting by seeking pre-qualification or pre-approval — or preunderwriting (see Q&A) – and may often be given copies of their credit reports during that process, concludes Palandri.
