Short Sale vs. Foreclosure
Short sales are up and foreclosures are down – and that’s good news for banks and homeowners While short sales are currently scorching the real estate market, foreclosures are cooling down. Steve Harvey, founder and president of the market research program Keeping Current Matters, attributes the trend to a change in the collective business practices of banks. “At the beginning of the economic crisis, these banks were more punitive in their thinking,” he says. “If someone wasn’t paying their mortgage, they said, ‘We’re going to take the house back and go through the process of foreclosure.’” Although this onerous process may have worked well as a punishment measure, it wasn’t in the best interest of the bank or the homeowner. “In terms of the seller, short sales forgive them of bad debt and eliminate the possibility of being sued for deficiency,” explains Steve Jacobson, a real estate broker in Denver. Banks also quickly realized they could make more money – and thus lose less money – on a given property for a short sale than a foreclosure. “The banks’ preference for short sales is completely dollar-driven,” says Imran Clark, an investor and buyer in San Diego. Beyond the balance sheet, some experts believe there is a goodwill factor involved. Foreclosures typically involve an official at the door telling the homeowner to vacate the premises, Harvey says: “On a short sale, the homeowner leaves with a lot more dignity.” Property value is another driver for avoiding foreclosure, says Matt Cossell, a short sales expert with Keller Williams in San Jose, Calif. If squatters break into a foreclosed home while it’s unoccupied, potential buyers won’t pay as much for the property. During the short sale process, sellers usually remain in the home until the escrow date, so the property typically is well-maintained. “These homeowners essentially stay there for free,” Cossell says. “And for those in a tough financial situation, saving up that money can really help.” – Melissa Kandel

Americans’ Rising Faith in Housing Market With the economy stabilizing, Americans are feeling, once again, the bite of the moving bug. Compared to first quarter 2012, residential moves were up 16% in the historically slowest moving months — January through March, according to a survey by Mayflower . Among those now interested in searching for a new home within the next year, the survey showed the desire for a new or better home is the leading motive. Other important motives include a desire for a more attractive neighborhood and the desire to become a home owner. Most mobile are the young, with half of Millennials (18-34 years old) more receptive to buying a home than renting and looking to move within the next year. While younger consumers would be more likely to move due to a change in employment or a growing family, half of adults over the age of 65 would consider moving in the next year because of retirement. Know Your HOA QUESTION: Some friends recently wanted to purchase a property, however just before they were about to make an offer they wanted to know if the property was part of a homeowner association. In fact, there was an association, and because of that our friends elected not to buy. When is the right time to disclose membership in a homeowner association?
ANSWER:
Whether a property is or is not part of a homeowners association is very important because membership can impact property values. According to the Community Association Institute, homeownership associations include
29.9 million properties nationwide: “In 2012, association boards supervised the collection of close to $40 billion in annual assessments and maintained investment accounts of more than $35 billion for the long-term maintenance and replacement of commonly held property.” If a property is part of an HOA, then there is an obligation to join the association and accept its rules as a condition of purchasing the property. That can be attractive if the association provides services that the homeowner wants or bad when the association does not perform. It could be intrusive or expensive relative to the services provided. HOAs include condominiums, co-ops and planned-unit developments. There are important distinctions among them. For instance, with a condo, the buyer is getting title to a unit and the right to use common areas. With a co-op,

a buyer is getting stock in a corporation that owns the entire property, plus the exclusive use of a particular unit. HOA rules vary and such organizations can have great power. An unpaid HOA fee can be a lien against a property and potentially lead to foreclosure. A “special assessment” can be a huge one-time charge that must be paid. HOA rules, fees, activities and special assessment issues should be plainly disclosed up front, in the same way that the existence of bedrooms and bathrooms are disclosed. Common household items can suffer from the wear and tear of everyday use, but a few simple cleaning tricks will help keep them in good condition and extend their lifespan, saving you money and angst in the long run. Here are a few ideas to help you get started: Dryer: Make sure to empty the dryer’s lint trap on a regular basis. Keeping this often forgotten area lint-free will increase the efficiency of a standard tumble dryer by allowing warm, moist air to flow freely out of the appliance as clothing dries. Additionally, keep in mind that some brands of dryer sheets can leave an invisible film on the lint trap. To test yours, run water through it - if it holds water, it’s suffering from build-up. If this is the case, scrub it with a stiff brush and soapy water every six months. Carpet: Vacuum at least once a week to remove the dust and debris that settles in carpet fibers on a regular basis. If you have shedding pets, or family members who suffer from allergies, you may need to vacuum more frequently. The floor care experts, recommends you deep clean your carpet at least twice per year to remove the dirt, stains and allergens vacuums can leave behind. To learn more about DIY deep cleaning, including both portable and upright deep cleaners. Shower Head: If the water pressure in your shower is less than ideal, chances are your shower head is suffering from mineral deposits that inevitably accumulate over time. To promote better water flow, remove the shower head from the Real Estate Weekly
wall, if possible, and soak in white vinegar for 15 to 20 minutes. Rinse thoroughly in the sink, reattach to wall and turn on the water to observe your shower head working at its best again. If you can’t remove the shower head from the wall, bring the solution directly to the problem: slip a rubber band tightly over the shower head, fill a plastic bag with white vinegar and submerge the shower head until all holes are covered. Secure in place with the rubber band and soak 15 to 20 minutes before removing. Refrigerator: Commonly overlooked, the refrigerator’s condenser coils - often located in the back on older units and beneath the doors on newer models - are instrumental in allowing the appliance to cool properly. Since dust, grime and pet hair can build up on the coils, it’s important to clean them twice a year to ensure your refrigerator is running as efficiently as possible. To do this, unplug the unit for safety, then locate the condenser coils. Vacuum them with the wand attachment of your vacuum, going back over any stubborn areas with a stiff brush if needed. If there’s still grime left, you can use a rag and warm, soapy water, but make sure to let the coils dry completely before plugging the unit in again. Once they’re on your radar, these simple cleaning tips are easy to incorporate into your routine. With a little time and upkeep, you’ll find the items you use on a daily basis are in better shape than ever before.
