The median age of first-time buyers was 31, according to the NAR profile, unchanged from the past two years. The typical first home was 1,570 square feet and cost $169,000. The me-
dian down payment for first-time buyers was 6 percent; 23 percent said saving for a down payment was difficult, and more than half (57 percent) said student loans delayed saving. More than a quarter (26 percent) of buyers received a gift from a friend or relative – mom and dad, most likely – to help with the down payment. November 21, 2014

Dan Smith, president of a mortgage company in Atlanta, says borrowers today may be somewhat justified in their fears about qualifying for a loan because the process is more involved and lenders require more documentation today. Nevertheless, he was taken aback by the statistic showing 44 percent
believing that a 20-percent down mandatory is mandatory. “This is a big misconception,” Smith says. “Conventional financing is available with as little as 10 percent down (even less via certain lenders).” Smith adds that eligible applicants can also take advantage of loans offered by the FHA and Veterans Administration, with lower down-payment requirements. The assumptions about credit rating – a credit score between 720 and 740 typically would fit the “very good” designation from the survey – surprised David Atis, a mortgage loan officer in Gibbsboro, New Jersey. “There are loans that even those with a 580 credit score can qualify for, depending on their financial situation,” Atis says. “In fact, there are many different types of loan programs available to prospective borrowers that they may not be aware of – including programs that allow you to have up to 57 percent of your monthly income go toward the proposed mortgage payment and other payments that appear on your credit report.”
Atis notes that programs exist that assist with closing costs by obtaining a monetary gift from family members. Borrowers also can receive a certain percentage of the purchase price from the seller to go towards paying for closing costs, and there are also grants and employer programs available for assistance with the down payment and closing. To get the true facts and allay any concerns about borrowing eligibility, mortgage seekers should consult with reliable experts. “Buyers are often reluctant to contact real estate agents and mortgage professionals, fearing highpressure sales tactics. But talking to [them] is the right way to get the best
information tailored to one’s own situation,” says Ron Rovtar, broker associate in Boulder, Colorado. “You can find trustworthy pros by getting referrals from friends, family and neighbors. Make sure you interview several lenders and agents.” Ryan Donovan, a realtor in Burlington, Vermont, agrees, noting that borrowers can help demystify incorrect assumptions and correct misguided fears by getting preapproved for a mortgage loan prior to house hunting. “Getting preapproved gives you a great idea of what a mortgage will (cost) on a monthly basis as well as what you can expect for closing costs and down payment options,” says Donovan.
