Although single-family detached homes are still the preference, “Consumers are also choosing attached dwellings if it gets them closer to the place they want to be,” says Erik Doersching of building consulting firm Tracy Cross & Associates, Schaumburg, Ill. Since location is the primary concern, homeowners are settling for fewer rooms. Paul Foresman of the Omaha consulting group, Design Basics, says, “We are seeing homes being built that may be just 20 feet wide. People still want amenities like open floor plans, walkin closets, pantries and laundry rooms. But they may have just one eating space and no formal living room.” Demand for the big home in a farther out suburb will rebound “when the economy gets growing again and if mortgage interest rates remain relatively low,” predicts Christopher Niedt of the National Center for Suburban Studies at Hofstra University, Long Island, N.Y. However, Niedt says that in the long term, there will be a continued desire for denser, close-in living. “It’s not just younger families that want this, but older suburbanites who need to be in places that are transit accessible or more walkable as they age.” — Marilyn Kennedy Melia

ou’re thirty-something with one child and another on the way. It’s time to move to the ‘burbs. But your search may not lead to the fourbedroom home that defined your father’s suburb or even the voluminous, cathedral-ceilinged 3,000 square footer that your older brother endures a two-hour commute to own. Young adults – as well as some of their parents’ generation – have new ideas about what constitutes the ideal suburban lifestyle, experts say. They’re favoring inner suburbs near job centers and are sacrificing land and square footage for that location. In response, builders are purchasing distressed properties or other land that they can acquire in cityadjacent suburbs, says Steve Melman, chief economist at the National Association of Home Builders. Young families may have a new preference for “wanting to be closer to city entertainment and employment and city lifestyle,” Melman says. Another factor is the price of gas – about $4 a gallon, when it

A

home office is a necessity for many adults these days. While some people have entire rooms available to house a home office, others have to make do with less space, and that can mean fitting an office into a tight space. The first step in establishing a small home office is figuring out the space you have and any limitations that may accompany it. For example, maybe you have an unused corner in the living room but don’t want to have wires and equipment out in the open. An armoire-type desk that can be closed when not in use is a viable option in such a situation. Perhaps there is an unused closet in a bedroom. A wallmounted desk surface, such as a piece of customcut countertop material, complete with foldaway mouse and keyboard tray can easily turn the space into a compact nook. Maybe there is an entryway with a small table that would be large enough for a laptop. A stool or ottoman that can be tucked under it can serve as a desk chair and extra seating for company.

Home Features that are Disappearing There is no denying the profound impact that the recession has had on the real estate industry. For the last several years, the real estate market went from booming to one characterized by homes sitting on the market for months on end. New home sales also have been conservative, and builders are cutting back on some offerings that were once commonplace. The National Association for Realtors says that, despite floundering sales, there are fewer foreclosed homes available now than in recent years. Distressed homes -- foreclosures and short sales sold at deep discounts -- accounted for 25 percent of homes sales in May of 2012. That figure is down from 28 percent in April and 31 percent in May of 2011. While home sales have increased, money is still tight in the building industry and among home buyers. As such, instead of over-thetop features in homes that were once becoming the norm, builders are now focusing on more value-conscious designs and offerings. The list of add-ons also has been reduced. So what can buyers expect to live without when buying a newly constructed home? Here are a few of the common features that are falling by the wayside.

Sunrooms: Although the “bring-theoutside-in” movement was once strong, builders are now focusing on home features that immediately add value and attract the eye of buyers. Therefore, they’re putting their resources into linen closets and laundry rooms while deemphasizing sunrooms.

Extended ceiling heights: It can take a lot of energy to heat rooms with 15foot ceilings. As a result, grandiose family rooms and two-story foyers are less attractive to buyers focused on saving money. Homeowners want spaces that are easier to heat and cool.

Media rooms: Individuals certainly love their gadgets, but many of these gadgets have become smaller and more portable. That reduces the need for giant home theaters and gaming spaces. While certain features are disappearing, there are others that are growing more and more popular. Dual sinks in kitchens, walk-in closets, extra storage areas, and hidden charging stations for devices are likely to show up more and more in new home designs. The design of new homes is changing to be more budget-friendly and also represent the changing priorities of home buyers. As a result, today’s newly designed homes will likely look much different from homes built just a few years ago. 6
