Advantages of Two-Stage Heating Systems

P

urchasing a new heating and cooling system could be in your future. Selecting the right furnace for your home requires understanding the various products available. A two-stage heating system is preferred by many HVAC contractors and could be the right fit in your renovation. Choosing a new furnace and heating components can be difficult. The business has its own terminology, and there are scores of different equipment manufacturers all claiming that their brand is the best. Buying a new heating system is also expensive, making the process more stressful. Not everyone has an unlimited budget or the ability to simply select the top-of-the-line model. Therefore, understanding which features make one furnace stand out from another can help consumers make the best possible decision. One factor that will come up as you browse for furnaces is whether to choose a single-stage furnace or a two- or dual-staged furnace. There are many advantages to the latter, which makes them a favorite of HVAC contractors. Two-stage furnaces are designed to change the way British Thermal Units (BTUs) of heat are delivered to the home. In a single-stage system, when the thermostat registers a drop in home temperature that requires the heat to turn on, the furnace will produce one level of heat output until the desired temperature is reached. This furnace is designed to heat your home on the coldest days for your climate. In a two-stage system, the furnace provides gradual heat production.

In the first stage, which usually operates at around 70 percent of the system’s heating capacity, the system will try to warm the space. On mild winter days or chilly autumn days, the first stage may be all that’s needed. If the home requires additional heating, the furnace will kick into the second stage, increasing the heating power. Some two-stage furnaces not only offer two BTU offerings, but two blower speeds as well. One of the advantages to these furnaces are that the two-stage system eliminates drastic temperature swings, which are common among single-stage furnaces. This can mean the home is more comfortable over a longer period of time. Another benefit is that because the system starts in the lower stage and may operate at that stage more so than in the second stage, the furnace is generally quieter than traditional furnaces. This greatly reduces the initial noise of turning on the furnace at full power. Two-stage furnaces will burn fuel more efficiently and may actually burn less fuel if they spend the majority of the time in the first stage of operation. If they have a variable speed blower, they may even save you money in electricity costs. Two-stage furnaces may cost more money initially because they tend to be more expensive than traditional furnaces. But over time two-stage systems might pay for themselves in efficiency, noise reduction and comfort in a home.

Could your home be making you sick? Constant fatigue, headaches, recurring upper respiratory infections. Do these symptoms sound familiar to you? If you are experiencing ongoing symptoms of some mysterious illness you may not be a hypochondriac at all -- your home may be making you sick. It may be hard to believe that the place you call your sanctuary actually could be the breeding ground for unseen germs and other dangers, but there are many potential pathogens that could be taking up residence alongside you and your family. Kitchen The kitchen is one area of the home that could be teeming with microscopic invaders. According to researchers at New York University, the dirtiest place in the entire home is the kitchen sink. From discarded pieces of food to raw juices from meat, the kitchen sink comes in contact with many different substances, all of which may harbor bacteria. One may think that water constantly running in the sink would clean it effectively. This is not the case. Use a germicide or a bleach-and-water solution and a brush to scrub down the sink a few times a week. Do not use a sponge used for washing dishes; otherwise you can transfer bacteria to silverware and plates, risking infection. Kitchen sponges should be discarded after about a week of use. However, if you are environmentally minded, the only ways to effectively kill bacteria hiding in porous sponges is to microwave them on high for a minute or run them through a dishwasher cycle. Building materials Unless you have purchased a new home and were involved with the building process, it could be difficult to know which building materials were used to construct your home. Certain materials once deemed safe are now banned. If your home was built between 1920 and 1978, there may be asbestos in the home. It was primarily used as an insulating material. Although asbestos in small amounts may not be harmful, breathing in high levels of asbestos over an extended period of time may increase your risk for cancer and respiratory ailments. Lead is also commonly found in older homes. Lead was a main component of paints in the past. Some homes even feature lead water pipes. Young children are highly susceptible to lead poisoning. The Environmental Protection Agency says that nearly 900,000 American children suffer from lead poisoning each year. Certain adhesives, carpets, vinyl materials, and varnishes can give off VOCs, or volatile organic compounds. Products that you use in your home every day emit gases that may be harmful, both right away and after extended exposure. These may cause anything from nose and throat irritation to memory loss. 6

Pay Down Debt First

New rule on FHA loans requires borrowers to pay down in-collections debt before obtaining a federally backed loan If you’re thinking about applying for a mortgage loan from the Federal Housing Administration – or refinancing your current loan – you may have a new roadblock. If you owe more than $1,000 in debt that’s in collection, an FHA loan will be off limits to you due to a controversial new rule that goes into effect July 1. Postponed since original start date of April 1, the rule prohibits borrowers with more than $1,000 in disputed collection accounts from obtaining a federally backed FHA mortgage. Prospective borrowers can reapply once they pay off these outstanding

Further, analysts with JPMorgan Chase predicted that the rule might cut demand for FHA loans by up to 20 percent, which could be a significant blow to the real estate rebound.

The Two-Lien Tango QUESTION: I have a first and second mortgage on my home. Last year, my lender agreed to a loan modification on the first. The problem is that the lender will not help with a re-fi or loan modification on the second lien. Any suggestions?

ANSWER: Let’s imagine you bought a home six years ago for $300,000. You got 80 percent ($240,000) from the first loan, 15 percent ($45,000) from the second and paid $15,000 in cash plus closing costs. Today the property is worth $200,000.

That means there is no equity. If the property is foreclosed, any money from the sale will go to pay off the first lender. If there is anything left after the first lienholder is paid – and in this example, there isn’t – then the second lienholder may get some money. Your question raises several points. First, the lender will not refinance or modify the second lien because the property has little or no equity to secure the mortgage. Second, it may appear that both loans are owned by one lender, but that may not be the case. It’s entirely possible that you’re speaking with the loan “servicer,” a company that collects monthly payments. The two loans may be owned by different investors. Even though your property has little or no equity, it may be possible to change the terms of the second mortgage under the government’s Second Lien Modification Program (2MP). However, for this to happen

the first lien must be modified through the federal Home Affordable Modification Program (HAMP), and the second lien owner must be among those who participate in 2MP. Just getting the first mortgage modified through HAMP could greatly ease financial issues – the typical monthly savings with a successful HAMP refinance is $536. In other words, even if the second lien cannot be modified, a HAMP modification could still help.
