scrow. It’s a confusing but important term that has many real estate implications. And it’s one you’ll want to fully understand as you get into the homebuying process. There commonly are three types of escrow involved in a real estate transaction:

buyer and seller, which involves (a) the seller placing the property title into an escrow account created by his/her agent and (b) the buyer placing the deposit/earnest money into a separate escrow account created by his/her agent. “Here, escrow acts as a neutral third party, safeguarding the title and deposit before the sale closes,” says Noah Perkins of the VA Home Loans Centers in San Diego.
3. Escrow between the buyer and lender, in which the mortgage servicer creates and manages an impound account that pays off recurring property taxes and hazard insurance on the homeowner’s behalf. The lender simply divides the annual cost of the taxes and insurance by 12 and adds it to the owner’s monthly mortgage payment. While buyers and sellers can rest assured that their agents should be able to guide them through each type of escrow, they need to be better educated about the different definitions and processes, says Frank Dowd, founder/licensed title agent in North Wales, Pennsylvania.
“It’s very important for all parties to understand the nature of the escrow agreement 2.
