for a beautiful, low-maintenance lawn Homeowners aspire toward a beautiful lawn. It is often the centerpiece of a completed landscape, and can serve as a beautiful focal point in a home’s overall curb appeal. Typically lawn maintenance is time-consuming and can take a lot of effort on the part of a homeowner. However, by employing a few tips it can be much easier to establish and help a beautiful lawn to endure.

Start with the right type of grass. Not all grasses are alike nor compatible with specific climates. Some are drought-tolerant and others are more akin to wet weather situations. There is a particular type of grass that is very low maintenance no matter the climate -- zoysia grass. “Zoysia grass is a great choice for anyone who loves the look of a lush, healthy lawn but doesn’t want to be a slave to their lawn,” said John Ridgway of Zoysia Farm Nurseries (www. zoysiafarms.com/tca) in Taneytown, Md. “Zoysia grass is a warm season grass that thrives in summer heat and needs far less water during the growing season. It also needs less mowing than most other types of grasses, so it’s much less labor intensive.” Unlike other grasses, zoysia is sold as individual plant “plugs,” which can be integrated right into an existing lawn. They will eventually spread and take over. Early fall is a great time to start a lawn provided it is done 30 days or so before the first hard frost in the area. This establishes the grass before winter and it will get a head start on the next spring/summer growing season.

Install an irrigation system. A lawn needs a steady dose of water and ample sunlight to thrive. Some homeowners water too little or water inadvertently pools on the surface of the lawn without reaching the roots. Irrigation systems, particularly drip irrigation systems put water at the roots of landscape plants where they need it most. This helps conserve water by preventing it from evaporating in the sun or watering unnecessary parts of the landscape, such as driveways and sidewalks. There are even kits that install on home downspouts that use rainwater for extra irrigation.

Fertilize less frequently. Fertilizer provides the extra nutrients to keep grass green and to encourage the grass to send out rhizomes (underground creeping rootstalks) and stolons (above-ground sprouts), both of which make the grass thicker and more healthy. Follow the instructions on the fertilizer package and don’t use too much. A good rule of thumb is to limit fertilizer use to a month before the growing season starts in your area.

Mow conservatively. Lawns needn’t be scalped, otherwise known as cutting the lawn too short. When the weather has been hot or dry, it may not even need to be cut every week. Thin, closely cut lawns can lead to dying out grass, shallow root systems and eventually a poor-looking lawn. Zoysia grass needs less mowing, so if this is your choice, you may be able to skip some of the most labor-intensive part of lawn maintenance.

Enjoy the lawn. Some homeowners want a grass showpiece and fail to ever step foot on the lawn. But with the right type of grass that is thoroughly established and hardy, the lawn will remain durable to kids playing, pets frolicking and simply spending time out in the yard. 12 green home improvements Making home improvements doesn’t have to mean compromising environmental ideals in the process. There are numerous jobs that a person can do that fit with a green lifestyle. While these improvements help protect the planet, they’ll also help keep a few extra dollars in your wallet. 1. Conserve water. Turn off the tap between brushing teeth or rinsing off dishes. Better yet, install low-flow faucets, showerheads and toilets that reduce the consumption of water in the household. 2. Motion detection: Motion-detector lights can be installed in different rooms of the home and outdoors. Lights will automatically turn on and off depending on the activity in the area, reducing the chances of a light being left on inadvertently and wasting money and energy. 3. Solar panels: You may have been toying with the idea of solar panels for years. They can be installed on the roof or in the yard to power various components of the household, like lights during a traditional power outage or the swimming pool filter. Today it is possible to buy used solar panels, many of which still have a lot of life left to them and are considerably cheaper than new ones. 4. Aluminum-clad storm door: Insulate the entryway of your home with a storm door that will buffer against harsh weather conditions. While you’re creating a more air-tight space, caulk around windows and doors. 5. Replace air filters. Your HVAC system likely has filters inside that trap dirt and contaminants. Replacing the filters leads to cleaner indoor air and helps the unit run more efficiently. 6. Power strips: Stock up on power strips and plug all of your peripherals and computer equipment into these strips. This way when you want to power down everything completely, you simply turn off the power button on the strip. This ensures no devices are drawing power even in the off position, which many do. 7. Install fans. Fans aren’t just useful in the summer. In the winter, the blades can be set to rotate in the opposite direction and help draw warm air into the room, heating more efficiently. 8. Rainwater barrels: Set up rainwater barrels at the downspouts of your home’s gutter system. These barrels collect water that can be used to water indoor and outdoor plants, or even wash the car. Some feature a spigot to which you can directly connect a garden hose. 9. Plant trees. Trees are good for the environment in many ways, producing necessary oxygen for life and offering food and living areas for wildlife. Trees can also shade a home during the warm weather, helping reduce energy consumption. 10. Glass fireplace doors: Install glass fireplace doors, which are safer than fireplace screens. They’ll also help protect against heat loss up the chimney when there isn’t a fire lit. 11. Buy a solar cover. Warm up your spa all season long with a solar cover, which helps keep debris out of the water, too. Solar covers reduce the need to fire up the heater to warm the water. 12. Dog waste composter: Create a method to safely dispose of dog waste without having to toss it in plastic bags in the trash. There are devices that can be buried into the ground to serve as a dog waste receptacle. Or you can make one of your own by placing a container with a lid that seals on top but has an open bottom. Sprinkle a natural bacteria septic tank product, such as Rid-X(R), down the hole routinely and it will break down the waste and turn it into soil fertilizer.

any way to avoid a sale QUESTION: My father-in-law left the country bankrupt. He stopped making property tax and mortgage payments on his home several months prior to his departure. He notified the bank to contact my wife and me for future correspondence. We have secured a tenant who has been paying rent; the bank knows this. Including missed payments, there is now approximately $475,000 due on the loan. The house is worth about $425,000. We’re trying to avoid a short sale or foreclo-

sure. We’d like to refinance the home in our name. We have provided the bank with information regarding our personal situation, and during phone conversations they claim they want to work with us, but they recently sent us a letter notifying us that they plan to move forward with the foreclosure. Is there anything we can do to avoid this?

ANSWER:

I suspect you are not on the title nor on the mortgage, thus you have no standing. To the lender, the borrower is your father-in-law, and he simply has stopped making payments. In this situation the lender has no choice, it must foreclose. Why? Because a foreclosure auction, in theory, is supposed to raise the highest possible price for the property. If there

is any money from the sale above what is owned to the lender it must be turned over to the property owner. In practice, the lender will make a bid to try and get back its investment. If no one bids higher the property will then be sold to the lender. But, weirdly, this may be good news for you. The foreclosure price will likely be substantially below the current market value, so by bidding at the auction you may be able to secure ownership to the property at discount. Today’s buyers know what they want: homes that are move-in ready - no remodeling required Despite regional differences, one thing is certain nationwide: Today’s buyers are pickier than those of a few years back, mandating their new homes be in “move-in” condition. Buyers want everything to look pristine and new so they don’t have to change anything upon moving in. “Even if it’s old, it should look brand new and be better than comparable neighborhood houses,” says salesman Mark Vuncannon of Allen Tate Realtors in Asheboro, N.C. His buyers in the last five years have looked at twice as many houses as they previously did. Lisa Johnson Sevajian, with Coldwell Banker in Andover, Mass., has found a similar demanding attitude among lookers. “They now want nineand-a-half of their ten priorities met rather than the prior seven,” she says. “If counter tops aren’t granite, I lose half my buying pool; if two of four bedrooms need painting, buyers consider the house a fixer-upper.” To make the situation worse, some buyers go beyond picky. Santa Fe, N.M.-based real estate marketer Christopher Lowell considers move-up buyers the most demanding. “Because they’re upgrading and typically in something decent, they want something much better,” he says. Even stainless-steel appliances are no longer enough, Sevajian says. “Some want something more extraordinary, like built-in appliances camouflaged by cabinet-style doors,” she says. How’d the market get to this stratosphere? A glut of foreclosure-driven inventory has convinced many buyers to keep looking since they know more listings will come along. Buyers are also inundated with hot trends from the web and shelter magazines and TV shows. “Everyone’s more informed about design possibilities,” Lowell says. For buyers to find a house, they need to understand when they’re being reasonable versus unrealistic. Sellers, too, should know that some problems are more of a deal breaker.

What Buyers Avoid

The list of what turns off buyers keeps increasing, ranging from the usual suspects (poor landscaping, small or nonexistent closets, dated kitchens and baths, undersized rooms) to more serious structural issues like mold, asbestos, radon and water damage, says Cheryl Bare, with Century 21 Comstock Earnest in Waldorf, Md. “Buyers don’t want to have to deal with big-ticket remodeling,” she says.

And even though it’s tough to describe, many require an emotional connection. “They want to walk in and think, ‘This is it,’” adds Lowell. To make that more plausible, they need to be able to picture themselves in the home, which comes from sellers removing personal possessions, decluttering and adding back furnishings that ooze comfort, all part of staging, which remains popular. If sellers can’t afford to stage their entire home, Lowell suggests starting with key spaces.

What Buyers Can Get Over

The perception of value helps buyers overlook many problems, including a kitchen with poor layout or dated appliances. The same holds true for a foreclosed home that requires work. “If buyers perceive they’re getting a house for a great price in a great neighborhood, they’re often willing to take on work. But it has to be a heck of a deal. Not all foreclosures are,” Bare says. Sevajian agrees and tells buyers to ignore bad taste if the house has great structure. “I say, ‘Those things can be changed.’” Or, buyers might seek concessions in closing costs or require new paint, carpeting or even windows before closing, adds Vuncannon.
