The Green Idea Energy-Efficient upgrades increase your home’s value. And if you make them before 2012, there are plenty of financial rewards.
Now is a great time to capitalize
on improved products that can lower your energy bills, yield a faster return on your investment, trigger tax savings and even increase your home’s resale value. Consider that the Department of Housing and Urban Development suggests homeowners may earn twice their money back after implementing green products in their homes. Additionally, a study by the Appraisal Institute indicates that, for every dollar of energy costs saved per year in an energy efficient home, the value of the property increases by $20. As further incentive to go green, Uncle Sam is awarding tax credits between 10 and 30 percent for green products bought and installed in 2011 (check out www.energystar.

There also are many subsidies and rebates available from federal, state and local governments that can help defray the costs of energy improvements, and your area energy supplier may offer additional programs and incentives. Retrofitting your existing home with energy-saving amenities will also help you remain competitive if you decide to sell in the future, however wary it may be; The National Association of Home Builders reports that by 2015, 68 percent of new homes will include
more green features and technology. “Greening up your home can absolutely increase resale value, but the right improvements also offer health benefits by producing cleaner and better indoor air quality,” says Anika Berhang, Realtor and certified EcoBroker with the John Aaroe Group, Los Angeles (EcoBroker Certified professionals help clients market properties with green features, save money and live comfortably through energy efficiency and environmentally sensitive choices). “However, it’s not sufficient to simply install a few green appliances. You have to look at the whole house as a system and invest in quality products and systems without thinking merely about quick or cheap.” For example, installing energy-

efficient lighting in your home is a fast and inexpensive green approach, but to yield substantial utility savings and improve comfort, durability, health and safety in the process, you’ve got to think beyond the compact fluorescent light bulb. Generally, the most cost-effective solutions with the quickest return-oninvestment are sealing your building envelope tighter with caulk, weatherstripping and other products; adding extra insulation; and duct-sealing. These paybacks can be achieved within three to five years, says Michael Rogers, senior vice president of GreenHomes America, Burlington, Va. Additionally, the housing market remains weak and mortgage underwriting standards are more stringent, pushing many people who would have become homeowners in the past to rent, says Ryan Severino, a senior economist with Reis. Before jumping in the rental pool, you need to know how to swim. While the perception may be that landlords are desperate for tenants, many rental property owners are extremely cautious about whom they rent to in this economy. “Tenants should make sure they have a current copy of their credit report, verified income, copies of pay stubs and other documentation which would support making a good case for them as a renter at a property prior to completing an application,” Barry Saywitz, president, The Saywitz Company, Newport Beach, Calif., says. Additionally, be prepared to put down a heftier security deposit than years past, and don’t expect freebies like a month’s rent. Incentives likes these are almost non-existent, Saywitz says.

Research your property of interest carefully, and find out if the owner is current on their mortgage, property taxes and HOA fees. Scrutinize the lease carefully so that you know what’s included and who is responsible for maintenance and repairs. “All too often, renters get overzealous once they find what they think is the perfect property, only to find out after the fact they have signed a lease agreement that makes them responsible for paying more than just the rent,” says Cheri Luckhardt, agent with Coldwell Banker-Del Mar Village, Del Mar, Calif. Severino says Reis anticipates rents to increase annually at an average rate of 3.4 percent over the next five years. Nationally, asking rents as of the first quarter of 2011 are at $1,047 per unit, on average. “Sign the longest term lease you can right now to avoid rent increases occurring any sooner because they will likely go up on your lease renewal,” adds Julie Clark, a broker with Commercial Space Advisors in Seattle.

offer no assistance to investors. What may be possible is a loan modification on the retirement property. Go to MakingHomeaffordable.gov and click on the “Find out if you’re eligible” link. In addition, speak with a local attorney to see if there are grounds to stop the foreclosure. Given lender paperwork problems you may be able to delay foreclosures on both properties and perhaps work out a modification for the retirement property and a short sale for the first home. also, speak with a tax professional regarding possible tax liabilities from a short sale with the first property.

Homeowner’s Policies are not one-size-fits all. Here’s a policy primer to help make sure you are covered.

ou’re going to need homeowner’s insurance.”
New buyers - who may not have even considered protecting their home from disaster - are going to hear this edict from their mortgage lender. Later, if weather wreaks havoc, an owner’s first question is: “Will my insurance cover the damage?” Don’t rely on the persistent myth that policies offer similar coverage and that you choose an insurer based on its reputation and the rates charged, warns Daniel Schwarcz, an associate professor at the University of Minnesota Law School. While policies are typically written to adhere to an industry standard [known as an HO3 insurance policy], many companies now have tweaked language, often with the aim of reducing homeowner coverage, says Schwarcz, whose research on insurance policies will be published later this year in the University of Chicago Law Review. In some instances, however, insurers have enhanced coverage, adds Schwarcz.

His research has ignited its own storm, especially since Schwarcz contends that many consumers aren’t made aware of coverage limits. It’s to the consumer’s benefit that policies vary, says Robert Hartwig, chief economist at the Insurance Information Institute. Differences “offer a lot of choice” to homeowners in what they want covered and what they want to pay, he says. Savvy consumers, continues Hartwig, should request and read a policy before purchasing it. Any good agent, whether he works for one insurance company or is an independent agent representing several firms, should not subscribe to the myth that homeowner’s policies are standard, contends David Snyder, vice president and associate general counsel for the American Insurance Association. Policies continually are reviewed by state regulators and change to comply with recent laws, adds Snyder. Expect to have a conversation with an agent, he suggests, about what your home may be particularly at risk for: Do you
have a lot of old trees, for instance? Or is your home in a high crime area? Still, the finer points of the fine print can be confusing. Here, expert tips on some key verbiage to study: Covering Undercover Mold Standard homeowner policies don’t pay for removal or damage of visible mold, says Schwarcz. But when mold is hidden, within walls, floors, or ceilings and grew out of an accidental discharge or overflow of water or steam, it’s been standard for insurers to pay, he adds. Now, some companies are excluding any moldrelated loss or are imposing payout limits, Schwarcz says. Protection From Collapse Policies typically contain text outlining basic coverage and then list additional coverages. “Look for a table of contents,” suggests Schwarcz. Typically, any additional coverage covers collapse caused by a peril - like a tree that falls on the house. Some companies, he adds, are

limiting this provision by eliminating coverage for collapse caused by hidden decay or animal damage. Costs for Rebuilding Say, for example, that you buy a home built in 1980, and the current value of your kitchen is $40,000. If your kitchen is destroyed by fire, it may cost more than $40,000 to rebuild, especially if building codes now require different features from when it was constructed.
It’s fairly standard for policies to offer 10 percent more for rebuilding, so that if the current value is $40,000, $44,000 would be available. “Particularly if your home isn’t new and up to code, you may want to make sure that your policy protects you from increased rebuilding costs that are the result of the need to comply with laws or ordinances and that the amount available for such costs is “additional insurance” that is at least ten percent of your policy limits,” concludes Schwarcz.
