But those with home equity, calculated by taking the current value of a home minus the amount of any mortgage balance, have money “in their back pocket if a dire situation arises where they need to unlock that equity,” says Michael Landsberg, of the AICPA’s personal financial planning committee. Typically, equity isn’t considered in a retirement financial plan. That’s because owners are often reluctant to “unlock” that equity by moving to a less expensive place, or by taking an equity loan or reverse mortgage, notes Abigail Walters of the Boston College Center for Retirement Research (CRR). But, “A sophisticated financial plan takes into account both the client’s financial and emotional concerns,” says Andrea Millar of the AICPA. Retirees, adds Walters, should think of their home as both “an asset and an expense.” If maintenance costs or the home features are no longer a good fit, “downsizing is an opportunity to match your needs, financial or otherwise,” she adds. For those who don’t want to move, but need to unlock their equity wealth or reduce living expenses, they can investigate borrowing through a home equity line of credit or a reverse mortgage. Besides outright borrowing, many states offer property tax deferrals to qualifying seniors. Devastatingly effective wire fraud scams are becoming more and more common in real estate transactions. A Future-Proof Purchase Low-Score Mortgage Question: For a long time, we have not

bothered to look for a mortgage because we have weak credit. Now it seems that more and more loans are directed toward people like us. Is it really possible for borrowers with bad credit to get a mortgage?

Answer: Lenders seek to have a balance

of risk and reward. Loans to those with weak credit require higher interest rates. Higher rates surely sound attractive to lenders, but that attraction must be balanced against the greater risk represented by borrowers with poor payment histories. We know that low credit scores mean more lender risk. Figures provided to this column by Fair Isaac, the FICO-brand credit-score creator, show that an individual with an 800 credit score has a 1 percent chance of delinquency. Scores

between 500 and 559 have a 45 percent chance of default. But, having said that low credit scores are risky, some lenders are beginning to look at creditimpaired borrowers differently. The change in attitude toward borrowers with weak credit relates to several transformations. First, with more data we have a better understanding regarding how borrowers pay their bills. New credit scoring systems set for introduction this year will look at bank account usage. Such systems may be able to help millions of potential borrowers who now have low credit scores. Second, more attention is being paid to credit scores by consumers and the benefits represented by good credit. Last year, for example, the average FICO score reached 704, a record, and evidence of more responsible credit usage.

Lenders will have to work for new business and one potential source of additional originations includes borrowers who were previously ignored. As a result of stiff competition, lenders seem likely to ease credit standards in 2019. The better way to get a mortgage is to present a stronger picture to lenders. Since it takes time to improve credit scores, the time to start is now. What can you do? Start a budget. See how much you take in and how much you spend each week. Stop spending. A few dollars set aside each day can add up over the course of a month. The first goal should be to have $400 in the bank. That’s enough for millions of borrowers to avoid payday lenders. any home shoppers – especially firsttime buyers– see a home purchase as an exciting move very much of the moment. In other words, they fall in love with a given property for sale and envision how it can serve their ends right now. But that’s a shortsighted view that may lead to frustration down the road, the experts agree. That’s because your house needs are almost guaranteed to change as the years pass, and a residence that isn’t flexible enough to change as you do may not be the right long-term choice. All the more reason why it’s crucial to consider future needs before committing to buying a home, according to Kara Stachel, a real estate attorney and partner at Stachel Law Planning, a real estate law firm and title company in Fort Lauderdale. “Your lifestyle changes much faster than you think, and moving is inconvenient and costly,” she says. “Young buyers tend not to consider these factors carefully. Most are usually so excited and overwhelmed with the process of being first-time owners that they fail to consider the big picture, or their expectations of the future are not well thought out. They are often more concerned with a trendy location than function.” March 29, 2019

Make sure the home you buy now can grow with you later Michelle Macklin, coowner of Scottsdale, Arizona-based Platinum Living Realty, concurs. “Buyers are typically focused on purchasing the most home they can afford at the present time, so they rarely consider future lifestyle changes. These can include three major life changes that could affect your home’s future viability – family expansion, an aging parent who needs care or the return home of a grown child,” says Macklin. Family dynamics can change every five to seven years, notes Suzanne McMillan, affiliate broker with Zeitlin Sotheby’s International Realty in Nashville. “You can be single and then marry, or be married and then divorce. You can expand your family or have grown children leave home. Your career can change, requiring you to use your home as an office or for entertaining. You can develop health issues and no longer be able to climb stairs,” McMil-

lan says. “A flexible floor plan can accommodate these changes.” For instance, a formal dining room can be converted into a play room for youngsters. A first-floor office/study can be transformed into a new bedroom for a family member with health issues. The space above a garage can serve as the platform for a bonus room you may want to build later. And some or all of the basement can be adapted to lodge a boomerang adult child. If these possibilities are important to you, “you want to look for a property that has potential for expansion, such as adding living space or building a detached garage,” suggests McMillan. “A home with previously unfinished space such as an unfinished basement or area above a garage can be valuable. Consider how traditional enclosed rooms – like a formal living room, den or dining room – might be converted or opened up by removing walls

in the future to create a more spacious floorplan. And give thought to how outdoor space, such as a porch or deck, can be expanded or enclosed for greater use.” Ed Selita, principal broker for Manhattan-headquartered The Selita Agency, says the overall size and design of your home can determine the extent to which you’ll be able to modify it for changes later. “To ensure your home can be adapted to fit future needs, place a priority on the square footage and layout. If it’s a large enough home and the layout allows, you can always convert rooms into a more suitable space,” he says. “While you should always love the home you purchase, make sure there is a balance of practicality within it that won’t cost you space, time and functionality a few years later.” For these reasons, Selita recommends buying a home that may not be as updated “but which provides more of the space and needs of the future, instead of choosing a more newly renovated one that will cost you a premium and one less bedroom. Your first home doesn’t need to be your forever home, but you need to be aware of your finances and how your needs can change in the future.”
